"When we built a new back stairway to our patio, it was such a pleasure working with Tri County Pros from start to finish. During the estimate process, co-owner Felice Tuttle was responsive, warm, and listened carefully to our needs. Co-owner Cassie set off the construction period with clear communication of what to expect, and checked in often to address questions. And the building crew -- Caleb, Nova, and Andrew -- were efficient, careful, ended each day with a cleanup of the site, and were just a delight to have around. We love the end result â a beautiful upgrade to our old deck, and much safer. I highly recommend Tri County Pros for any work on your home, and look forward to working with them again."

"Mitch was hired to consult and install a wood floor in a workshop loft space that we desired to make into a gym. After inspection of the proposed project space, he provided an estimate which included variations based on the wood options available to him. We selected Ash as we desired a lighter shade of wood and as a tribute to the tree's plight against the Ash Bore. The project was delivered on time and on budget. There were no surprises or variations from the scope and we could not be happier with the results. We received a very high quality product! Very cool to receive a floor constructed from a local tree that became victim of the bore. Mitch and his team are the very best at what they do!"

"Mike is wonderful -- simply terrific. I was very concerned about costs, and I chose to do almost all of the shopping myself, and Mike was fine with that. He was here every morning about 8:30, and he even brought treats for the dogs. His work is very professional, and he has a good eye for how things are going to work. He always contacted me if there was a problem (I was at work while he was at my home), and he cleaned up every day. I want to emphasize that, as with all remodeling, things likely don't go as quickly as we think they will. But Mike manages all of the challenges and last minute surprises very well. Mike always communicates and gets back to me right away. We use email, text, cell phones to stay in touch. His rates are very reasonable, and just knowing that I can trust him to manage the project while I'm out is very reassuring. Mike isn't about flash and bluster -- he's about hard work and getting the job done. Oh, and I should mention that he rushed over at 7:45 one morning to help me cut a hole in my deck to get my cat un-stuck. He went above and beyond that morning! I'll be using Mike again -- definitely. There's one more bathroom and a kitchen to finish!"

"this is the second time we have had Legacy work on our home. Our home was built in 1992 and the windows and doors were not looking as good as we wanted. This time around we replaced 12 windows and two doors. Legacy also painted a fence for us and replaced some cedar that was bad"

FAQs for basement remodeling projects in Otterbein, IN

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
