"Prior to moving into this new-to-us house, we had an active monitoring radon test performed and found that the house had an average reading of 5.0 picocuries/liter. The EPA recommends mitigation above 4.0 picocuries/liter, so we decided to install a radon mitigation system. Radon Environmental Services seems to be the only game in Toledo for radon mitigation, but the pricing appears to be in line with national averages. The crew (3 men) from RES was punctual. They were polite and professional in demeanor. The supervisor explained what they would be doing and solicited my opinion as to the preferred exterior venting location. It turned out that, due to block walls in the crawlspace that were there to support a fireplace, the original venting location (on the side and toward the rear between houses where there are no windows) could not be used. This meant that the venting had to go on the rear and not as close to the corner as the supervisor would have liked. However, the placement on the rear is still out of sight of the rear windows (from inside the house) and the exterior vent there isn't visible from the street, so I'm actually pretty happy with the location. The hole for the access to the drain tile system in the basement was in an out of the way place by the furnace. Installation took about 2 hours from start to end. The installers cleaned up after themselves completely. At completion, a long term test kit was hung in the basement. In about a week or so RES will call to pick up the kit and have it processed in order to verify decreased radon levels. Call me jaded, but I'll probably do the same thing myself just to really make sure. The blower fan has a 5 year manufacturer's warranty and Radon Environmental Services guarantees radon reduction for 10 years. Assuming that post-installation testing reveals an average radon level of below 4.0 picocuries/liter, I'll be a happy guy. I certainly have nothing bad to say about how the installation itself was performed. <br />"

"For the cost of $600, I potentially saved approximately $40,000 of future expenses and hundreds of hours of effort. After chasing many homes in a sellers market in Perrysburg and Maumee, I had an offer accepted on a 680 square foot house on a lovely street in a beautiful neighborhood in Perrysburg which I hoped would have potential to improve. Guided by the reviews on Angie's list and the recommendations of co-workers, I called Seagate for information. The person I spoke with was very helpful explaining the different levels of inspections available, and the discounts for selecting multiple services. I ordered four of the services and declined the radon inspection. On the day of the inspection, the primary inspector showed up on time, was very pleasant, and began the process of inspection the property right away. I followed him around the outside and inside of the house, asking questions every step of the way which he gladly answered. After a short time, the pest inspector, infrared inspector, and the carbon monoxide inspector arrived. Each one introduced themselves and began to perform their duties. If I asked questions, each and every one of them were very responsive with answers. When each inspector finished their inspection, I was given a detailed explanation of what they found and some possible remedies while being guided through their individual reports on their laptops. Each of them cleaned up and headed on to the next appointment. All reports were emailed in pdf form for later download. Weeks prior to the day of the inspections, during a showing with the real estate agent, I found the house to need some cracks filled, painting inside and out, and the garage roof to re-shingled which I requested to be repaired by the sellers. Good thing I hired Seagate inspections. They found Vermiculite in the attic which has a high likelihood of Asbestos, rotting structure beams, rotting sill plate, rotting joists, rotting floor boards, the main electrical panel in a kitchen cabinet, Powder post beetles, carpenter ants, carpenter bees, mold in the crawl space, bowing walls, heating units that did not function, and dozens of other issues. Since the sellers refused to fix the issues or lower the price from full retail, I cancelled the offer and began the house search again. This was a great education for me in some of the things to look out for in a house. I will definitely hire Seagate Inspections again. <br />"

FAQs for radon gas abatement projects in Palmyra, MI

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
