"LRE Ground Services had exceeded my expectations and I couldn't have been happier with their professionalism.  Our house is a small rental since we live in Houston now; however we lived in this small 650 sqft bungalow for three years before the move to Texas.  <br /> The previous owner had made some foundation shoring that are holding well; however I thought it might be best to have a professional look since the house since it is a rental.  I contacted another competitor to LRE and I was quoted $35-$40,000 for a new foundation on a small 650sqft bungalow.  In shock I contacted LRE for another quote.  LRE assured me the foundation appeared to be sound and there was no need to disturb the foundation since we've had no indications of cracking or settling.  <br /> LRE was punctual, professional, and I truly feel they are not out to make a quick dollar.   I was very pleased with their help and if I ever decide to do work in the future with the foundation I will surely be in touch with them! <br /> <br />"
The homeowner's driveway had endured years of wear and tear, resulting in discoloration and numerous cracks across the surface. Additionally, the concrete slabs had become uneven due to the soil settling beneath them.
Due to soil settlement and poorly placed control joints, the customer's driveway had significant cracking. You can see that some stains have formed, indicating that the concrete lacks sealant protection.
The homeowner knew that their home's addition had experienced settlement damage when vertical cracks appeared on the exterior walls.
The homeowner became alarmed when they noticed stair-step cracking patterns emerging from the window frame in the exterior wall of the home.
Upon noticing significant cracks developing in the walls, the homeowner became concerned about their foundation&#39;s condition.

"I needed to find a drainage remedy for a 30+ year old exterior concrete area that was installed prior to the construction of my new home. The concrete had settled and cracked and storm runoff was pooling near my garage and breezeway. Additionally, the concrete apron at my drive entrance was damaged from heavy construction equipment. There were significant cracks and some uneven sections developing due to improper compacting, etc. LRE Foundation Repair is a business I found simply through a web search for concrete repair. My choice was simple: repair or replace. LRE&#39;s sales rep, Joey Parish, was very professional and above all, had the experience and knowledge to suggest solutions that were very logical on the repair side. The replace argument began to weaken when considering the the root of the problems, which were ground stabilization and drainage. These would not have been completely solved by demolition and new concrete installation. While the cost of either solutions may have been similar, the LRE repair was a more logical long term remedy because the ground is now stabilized and there is a very high quality and professionally installed drainage system. Additionally, LRE stands behind the repairs with a great warranty. My job required two teams to complete. Brad Nunn was the poly foundation Supervisor and Scott Higgins was the drain install and refinish Crew Supervisor. They all showed up on time, explained exactly what they were doing, and worked perfectly to coordinate their individual responsibilities. All of the employees I spoke with had many years of experience and their work was no nonsense, fix it right, without compromise or deviation. Trust me when I say this standard for work ethic and pride in craftsmanship is hard to find these days! LRE&#39;s Logistical and Customer Service staff were excellent. My project was easily scheduled and they provided Proof of Insurance and other documentation I needed to feel comfortable. The work was done in a timely manner, exactly as described. Thanks to everyone at LRE for making this a very pleasant experience! I am very comfortable giving this Company and Staff my highest possible recommendation."

"After speaking with multiple companies, once we met Casey at Camrock Foundations it became crystal clear that they were the right choice. From there, how the project went from beginning to end was way beyond my expectations. I highly recommend this company for any foundation repairs."

"My experience with Perkins Concrete, from the initial estimate to the final inspection, was very positive. I received 4 estimates to replace the cracked, pitted, sunken concrete floor in my 97-year-old detached garage. Warren Perkins was the only contractor who addressed protecting the building's foundation. Both Warren and his crew were very professional. They arrived on time, and everything went as scheduled. My garage was not a big job, only 400 square feet, yet Warren communicated throughout the process. There were no surprises. As I hoped, the floor sloped very slightly downward to the outside. Also, as requested, the final floor was very smooth and ready for polishing/sealing. See before and after pics for comparison. They were very neat and cleaned up after themselves. Their workmanship and attention to detail are very impressive. I highly recommend Perkins Concrete and would hire them again."

"I'm so glad I persevered and found this company. Stable Foundation Solutions is based in Lake City but does work throughout the state. In fact, South Florida is their most frequent destination. The company is a bit of a hidden gem right now due to admittedly being slow to update the website and gain footing on the review sites. Stable Foundation was logical and analytical throughout, focusing on my needs, not what they could sell via scare tactics and worst case scenarios. Foundation diagnosis and estimates are all over the map. I found that out the hard way. Basic reason: You can’t see what is going on underneath. That bedroom sink hole several years ago accelerated public fear. I sampled 6 companies. Estimates ranged from $3600 to above $24,000. Stable Foundation wasn’t lowest but among the lowest and easily the best value in terms of sensibly addressing areas of greatest need, while leaving scare tactics alone. In contrast, I had one high profile company (beginning with N) whose salesman launched convulsions every time he turned the corner: “That’s a stepladder crack…the worst sign of all.” I think he expected me to fall down in a seizure of terror. As a handicapper I love litmus tests. There was a basic one with my project. The back addition to the house was clearly slipping, but just as obviously the two corners were not under identical stress. Back was the long term problem, not the sides. Yet one company after another was robotically assigning two piers on each side, and only one in each back corner. I didn’t say anything. I waited for someone to pass the litmus test. It was mindful of my 24 years in the Las Vegas betting scene. Finally Steven from Stable Foundation matter of factly identified the logical remedy and placement: Two push piers at each back, and only one on the less troubled side. Steven also was the only one who placed back push piers on either side of a double door that was sticking and very difficult to lock. Again, I intentionally didn’t mention that it was sticking. I wanted someone to identify the likelihood, based on the cracked visuals. Only Steven did. I really appreciated that the 3-man project crew was knowledgable and offered input, as opposed to merely showing up to complete the job. Randall was crew leader. He quickly investigated why I had cracks and sinking in so many areas. I had assigned it to a deep crack in the pool, causing erosion underneath. Randall didn’t think so. He saw the spot drain but couldn’t find anywhere it emptied. That is my only pool drain. Randall removed the drain grate and discovered that I’ve essentially had a dummy drain for 40+ years, dumping water under the foundation of the house, smack near the middle. There was 3 inches of pipe underneath the grate, but not connected to anything. Just resting there. From lack of disturbance it was obvious the pipe had never been connected. I remember my dad didn’t trust that contractor from the outset. It was mid ‘70s and one problem and delay after another. The contractor for that addition became a curse word within the family. My dad passed away several years ago. I doubt he would be surprised at the latest discovery. Miss Debbie was friendly and positive while handling payment. Only 30% was required prior to completion...lower than other companies. Travis as Project Manager provided a specific schedule 2 weeks in advance. They met the schedule. One caution: Don't paint exterior walls prior to push pier installation. The Model 300 mechanism does tend to vibrate and can bump against walls, requiring modest patching."

"I would recommend Mark in a heartbeat. He's honest. He could have told me I had problems that I didn't have and I wouldn't have known any better. He spent over an hour going over my house in all the problem areas and said that the problem wasn't my foundation. The crumbling concrete was from the rebar rusting inside the concrete, causing it to expand, crack and crumble. I had the same issue on a couple of window ledges. The problem with my blinds turned out to be a problem with tile. 4 tiles at one end sounded hollow underneath and had raised slightly, causing the blinds to press against them. Since they do concrete work, I asked him if he could repair/replace the concrete base for the door and the window ledges and he told me that he could, but that I would be much better having someone else do it. He said he would have to charge me double what others charge because his rate is based on foundation work and that's the rate he would have to charge. He even told me that the repairs I needed shouldn't cost more than $500 with a regular concrete company and that if someone tried to charge me more they were ripping me off. So he gave me an honest inspection (free) for over an hour, suggested I have someone else do the repair work and even told me how much I should expect to pay with someone else. I've never met another contractor with such good business ethics. The only weak point (and it's a stretch) is that sometimes it takes him some time to get back to you. But to me, even that is a plus, because that means he's in such demand, and after meeting him, I can understand why."

FAQs for concrete foundation repair projects in Plant City, FL

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
