"The crew did the job in two days! David and Zack were professional and skilled, and the job site was neat and clean when they finished. Matt was personable and easy to work with. In fact, we're looking around for other jobs these guys could do! Highly recommend."

"My crawl space was flooded due to a hot water leak, major moisture damage and unfortunately I did not know about Willamette restoration and used another company to dry out crawl space but walls in laundry room and entry had to be tore down and that's when Willamette Restoration came into picture and saved the day. They completed the finish work walls, flooring, countertop, painting, replacing cabinets and I cannot say enough about their professionalism, timely manner in getting the job done. They went above and beyond my expectations and their cost was far less than a quote by another company. If you want excellent workmanship Willamette Restoration should be your company of choice."

"We had a raccoon invasion in our crawl space. If you've never seen it you would not believe the damage Rocky and friends do. We got four estimates and went with Richard and Affordable Restoration. During his inspection Richard discovered some structural problems including cracked foundation, sunken footings, some rot, standing water and a gutter downspout issue. Work began on a Monday. The crew of Andres, Kevin, Cruz, and one who's name I did not get were terrific. Andres kept us updated on what they were doing every step of the way. The crew was very professional and made sure we were comfortable with the process. They were very careful to to protect our furnishings as they came in and out with debris and supplies. All the work was completed as expected and beyond. The job took four days. I would definitely hire Affordable Restoration again and recommend them to you."

"Chris came out to do the initial assessment. I had been reading about crawlspace treatments, so I had questions about encapsulation and 16 mil vapor barrier. Rather than upselling, he told me that; 1. The insulation I had was hanging down all over the place, meaning it wasn't accomplishing anything, so he recommended removing it. He said that replacing it wouldn't help much and would not be cost effective. 2. Since I had no water issues the 16 mil vapor barrier wouldn't be of any value to me and the standard 6 mil material would do just fine for about $1000 less. I had asked for the right solution, not the cheapest, so I very much appreciate his recommendations. The actual job went off as scheduled with no problems. They sent me pictures, which was great, since I don't ever intend to go under there again. I also had a number of interactions with the office manager, Julie, and found her to be pleasant and responsive every time."

"Niles and Chase were absolutely professional. After hearing stories from family and friends of their experiences with other contractors, I feel like I really lucked out choosing them. They were courteous, responsive, prompt, hardworking, creative, and cost appropriate. They did my bathroom in 7 1/2 days. I truly enjoyed working with them. The bathroom is gorgeous and they are really nice people."

"After one remodel running around town to MANY different showrooms and vendors, when I discovered Contract Furnishings Mart CFM for my next projects, I was amazed. They have a wide variety of every type of flooring, countertops, tile, and cabinets. The Clackamas staff is friendly and welcoming. Not only did I receive reliable answers, when I asked for ideas, options and other resources it was apparent that I was working with experts with a wide network of information. If you want high quality products and an experienced partner knowledgeable about the products and vendors who can help you to understand and complete the process, I recommend Clackamas CFM. My excellent experience there was with Kathy B, Debbie A, Patrick and Carly. Thank you all for my beautiful dream bathroom and new kitchen floor."

FAQs for basement remodeling projects in Rainier, OR

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
