"Purchased a 1906 home in North Portland with an uneven foundation that had been patched for 60 years, but needed serious stabilization work. I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. During the excavation and pier installation, I didn't have to leave my house at all, my cats were fine, none of the utilities ever needed to be turned off and none of the neighbors said they heard more than the hum of the generator outside; insane professionalism. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation. Ramjack was even able to take a few grand off the intitial worse-case estimate for solutions not needed. Glad I was able to repair my 120 year old home; here's to another 100 years. "I researched 4 companies to fully encapsulate a crawlspace damaged by flooding and rats. I also did a lot of research into possibly doing it myself so i knew what to look for. John's was the most expensive, but they were all in the same general ballpark. I was put off by some of the competitors marking insulation as "extra" and not including in their initial estimate. Insulation is required! John's costs a bit more but you get more too: John's insulated the entire floor with wrapped foam pads, dug a drain trench around the entire perimeter, jacked up every concrete pier to slide vapor barrier underneath the posts, and used proper mechanical fasteners on all of the wall insulation boards. Every nook and cranny was sealed with spray foam. The workers were amazing. They did not cut any corners. They nipped and tucked every tight little spot and never complained or made excuses. They built a plastic clean-tunnel every day and took it down down every afternoon. They did not leave behind trash. My crawlspace is clean enough to literally eat off the floor now. I would recommend John's if you want your job done correctly."

"I cannot speak highly enough of Tom and Brad Green of Colonial Restorations. We have lived in our antique house for 16 years now, and like most old homes, some of its previous repairs were good, some not so good. Tom Green worked on this house for its previous owners, and his work was, by far, the best in the house. So, we continued to use Colonial - Tom, then Tom and Brad - as we learned the ropes about caring for an old house - our first house, old or new. Over the years, they have replaced sills and posts and beams, and rebuilt parts of our loose stone foundation. Most recently, they replaced the last original posts in our basement, (one of which was a tree trunk still with bark on it), including pouring new custom footings, in advance of our finally cementing the dirt floor. The work here is never easy - nothing is level, nothing is square - but the Greens' end result has always been beautiful - strong and made to last. Their prices are fair and without hidden costs....maybe not the lowest bid you might get, but you know it's a real bid that they will stand behind. They triage projects for us, giving us an idea of what other items will likely need attention in the next few years. We're not done with this house yet....we've never won the lottery, and there's always another repair..... and plan to use them again soon. I feel confident knowing that the next owners of this house, whoever they might be, will see the quality of the work and know that we cared enough to have the right people help us with the ongoing repair and maintenance of a 275+ year old house. I am a real person, a real customer, with no ties to the company, and was more than happy to write this review."

Dale, who performed the work knew exactly what he was doing, he was quality oriented from start to finish. The work was completed on 4 October, I held off writing this feedback in hopes we would have a couple of extreme downpours so I could verify the basement would not leak. Q guaranteed the basement would not leak again, or they would come out and fix it. The cost of this job was reasonable and I was able to use the discount coupon. I would hire Ethereal Elements again."

"I was looking for someone to repair a leak where my patio cover met the wall of my garage. I had several estimates but chose this company because they were the only ones to "find" a soft spot in the rest of my roof that "needed" the plywood replaced. Their estimate was $1000 more than anyone else but I figured that was because of the soft spot repair. A $760 down payment was required to start the work. The contractors arrived, proceeded with the work, told me the soft spot was fine and didn't need to be replaced, and finished the next day. Nobody came to inspect the contractors work to make sure all was done. When the bill arrived, I went up to check the work and noticed that not everything was done and it still leaked. I sent a text message to the company. No response. I sent an email the next day and their representative came to my house and confirmed that not all the work was done and they would send the contractors out again,...but it would required another down payment of $1140 this time, even though it wasn't my fault their contractors didn't finish the job. The contractor showed up unexpectedly a week later; nobody had told me they would be arriving that day, and finished the job. The company only took $105 off the final invoice for not needing to repair the soft spot. I could've saved $1000 with someone else and probably had an easier time of it. FYI, this company only guarantees their repair work for 30 days. EDIT 04/24/2023: was offered a $500 refund to remove my reviews or change them to 5 stars. I canâ t figure out how to remove this one so I changed it to 5 stars. I need the cash to find someone else to fix the leak."
