"The team that was sent smelled of weed, first thing I noticed. The work was done quickly, so that was good, but they didn't get an in process inspection and instead sent over an inspector more than a month after the work was done. The dirt that was displaced is just all over my yard now, and I have a bunch of big holes where they didn't pack any dirt. The company offered to fill them but I never heard back after that offer. As part of the work, they dug around the chimney, and it appears they caused it to break. They claim no damage was done, but I'm finding many pieces of concrete and brick strewn over my yard."

Customers say: Quick response

"I first used Patrick Masonry in 2018 for new front steps and chimney re-pointing. They did exceptional work. During a recent, very windy, rainstorm the chimney had a slight leak. I contacted them via the website and on the next day they stopped by and suggested a tar repair. That was done the next day. I could not believe that they would not accept any payment. We stand by our work they said. Five years after the initial work and the callback was free. What more could you ask for."

"They did a fantastic job! We have had driving rain since the installation and our basement is bone dry. They came on time, were very polite and I'm very happy with the fast train system they installed."

"I can't recommend Everlast. Hired to resurface concrete on raised masonry block terrace over garage, repoint 2 sets brick stairs & sand/paint hand rails. Ended up doing just the stairs because they kept raising price, lacked skills, & didn't seem to know codes. Kept redefining work as nonstructural to avoid permit. Took 3 tries for minor repairs on 1 set stairs to be level & flush with existing bricks. Repointing was sloppy and kept leaving broken bricks. They rebuilt terrace stairs 3 times: 1st time on existing disintegrating blocks, 2nd time rises were too high and tread depths varied across steps. 3rd time they switched to cheap bricks without telling me & forgot to raise left handrail, so they're different heights & cut bricks so lower bar can pass thru. They raised project cost 65% early on & collected 50% down. He would only refund $3k of $13k I paid if I signed a form saying I would not submit ANY online reviews. I refused and am out $13k with stairs that have to be rebuilt."

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Rowley, MA

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
