"Scott responded quickly and came out to give estimate. Having used him previously, I decided to go with his quote. He said he was booked out a ways but would fit my [smaller?] job in. Within a few weeks he came over, set up a scaffold and began removing stucco. As suspected, the damage was broader than his original guess after he removed material to find a firm surface. He told me there would be additional charges but the numbers remained reasonable. The area was repaired and covered with the first layer. After a week or two, the second/final layer was applied. The color is lighter than the old (ugly) stucco but I am happy with the result."

"We had a very positive experience with Flanagan Painting. Joe was very responsive and fully explained the process steps involved with cleaning, patching and painting our 1918 2.5 story home's brick, stucco and wood exterior. Our project included three paint colors for the wood trim, stucco and brick and took about 7 business days to complete. They power washed the entire home and then scraped and patched peeling paint and cracks in the stucco and brick prior to apply two coats of paint. The cedar deck turned out better than expected as we had not had it stained in a number of years. After power washing it, Joe took the extra time to sand down some stubborn stain spots and the end result looks great (pic below is taken in dappled shade). The crew worked quickly and Joe followed up at the end with the final finishing work. I really appreciated doing business with Joe and his attention to detail and commitment to ensuring we were happy with the results.. "We hired Barrier Construction to take care of some stucco issues and repair some structural damage on our house. They were great to work with. They were able to deal with both the structural issues AND the stucco issues, while all other companies we spoke to only dealt with one or the other (meaning we would have to hire and coordinate multiple contractors) and they did a great job. They even noticed and corrected some cosmetic issues (for al fee) that another company had created when working on the house. (They were a mild annoyance whenever we looked at the house but would have been a big lift for us to fix ourselves, and we appreciated their proactive approach when we felt the other company had been fairly neglectful and inattentive to detail in their work). While other general contractors we’ve worked with have been difficult to get ahold of or generally haven’t felt very ‘present’, Barrier was easy to communicate with, they kept us updated, were very responsive, and answered all of our questions. "Dennis is great.  When I called him to get the work done, he was very busy, but he worked with my schedule to find a time to squeeze me into his. 
There was a lot of work, all of it in frankly unrewarding small pieces.  This is the kind of work we all have around our house, needing to get done, but not every painter that you call in is willing to do it.  Dennis is extremely patient and willing to add extras on to the original project when you belatedly discover that there is more to be done.  I discovered some damage to my exterior paint work the day before Dennis and his crew came over--they hadn't brought a tall enough ladder with them, but were great about the extra trip that had to be made to get it.
The bottom line--Dennis (and his crew) are extremely professional and great people to work with.  I've worked with Dennis on various parts of my home for the past six years: ceilings (and ceiling repair), the complete exterior, rooms, sills, trim and walls.  Every time he has been out, he makes it easy for me.  The job is always done right, if issues occur he fixes them, and his clean-up is meticulous.
