Then he says he never said things he definitely did. The contract says to reframe my deck and he will say things like Reframe does not mean reframe. We got ripped off. Not worth the money. Now a lot of money later, we have to hire someone else to complete the job. You will get scammed."

"Terrible. Do not trust this contractor. Substandard work throughout (collapsing bedroom ceiling after framing and drywall was applied to enlarge the bedroom), very poor quality painting, dangerous and shoddy electrical work in my attic, and the contractor failed to repair the damage his debris bin caused to my asphalt driveway. Absolutely terrible experience. Sadly, the VA Regional Office in Houston paid him in full and denied me the opportunity to contest his outright lies about the asphalt damage. I shudder to think what happens to my fellow disabled Veterans who lack the background I have in electrical work, painting, etc. when this contractor does VA funded remodeling in their homes. I’ve had to involve VA Headquarters in Washington DC on these issues. I am a longtime Veterans advocate. Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
