"First, let me say that the deck is beautiful. The man who built it was knowledgeable and hard working. The women who came to apply the sealer were great. We were given nice discounts for being a teacher. All of those are the pluses to our experience and pushed our rating to C. Our problem with the experience was the length of time it took, poor communication from the company about deliveries, work schedules and the fact that only ONE man worked on our deck the entire time (which affected the length of time to build). Timeline and completion plan were big concerns of ours from the estimation process. We told each company we got estimates from that we wanted the time between taking the deck off of our house to completion to be tight and minimal. We were told that this was possible. On our estimate from Timeless Sunsets, we were told 7 days. It took 3 weeks! If the company had been transparent (tell us lumber was hard to get, tell us you are having ONE man do this entire job, etc.), we could have either prepared or chosen someone else. I have texts from the owner telling us when lumber would arrive on a Monday (we thought he had an ETA from the lumber company). The installer took the deck off of the house on that Monday, so we could no longer exit the back door to the yard (it’s 4 feet off of the ground). The lumber did not arrive until Thursday afternoon and then the company told us they would begin the rebuild after the weekend. That’s one full week with no back door. Again, we said from the beginning that timing was important to us."

"I have always wanted an enclosed patio for my backyard but I decided to do a catio instead. I wanted to have a place for me to relax and have an area where my cats could play without having to worry about the heat. I contacted Integrated Outdoor Designs when I saw the amazing custom builds they had on their website. Kyle was very helpful in coming up with a design that would work for me and my budget. He took the time to understand what I wanted and came up with a design that exceeded my expectations. When my catio got started I was contacted by Kent who would be the project manager. Between him and Kyle, all of the details where taken care of. The two main contractors that did the majority of the build were Mike and James. I can't say enough good things about their work. They were friendly, courteous, and one could definitely see the years of experience they had. The people at Integrated Outdoor Designs are not only experts at constructing one of a kind outdoor builds, but they take care of everything for you...from permits to setting up appointments with contractors to getting materials. They also did a fabulous job in cleaning after themselves when they were done. I now have the perfect, bright, and cozy place to relax and enjoy the outdoors without having to worry about the heat. My cats are also having a great time exploring the new addition and climbing on the cat shelves that were customed built just for them. I would highly recommend Integrated Outdoor Designs to anyone looking for a high quality, custom build whether you want a patio, sunroom, or even your very own catio."

"I unequivocally recommend Timeless Sunsets for deck and arbor work. We worked with Doug first to design and plan the deck. Doug was patient and thorough spending a full afternoon measuring and getting feedback on the proposed design. Once we agreed on the proposed deck plan, Doug was able to bring several Timber tech and Trex samples to choose from. Warning: many styles are on back order due to supply chain issues, not Timeless Sunsetâ s fault at all. The demo phase started as promised 2 weeks after singing the contract. Adrian and Brent were our construction crew, both were communicative and professional. Initially the crew was trying to keep the original frame to help save on costs, but after removing the old deck it was clear that it needed to be replaced. Of course we were not thrilled that we had to replace the frame, but The team adjusted quickly and did a great job. Our deck was over 1000 square feet, quite an investment but we could not be happier with the results. In a world where you hear about contractors, not completing work or delivering substandard work, I highly recommend Timeless Sunset as a trusted partner for all your deck and patio needs."

"We have a custom designed for our backyard Western Red Cedar deck, pergola, and cable rail system. We love that the deck is up to code, and completely and safely free standing--- nothing drilled into the fascia or foundation . Thank you for sending Juan and his team to build --- great cooperation, skill, and dedication from the beginning until the end application of Australian Timber Oil. You listened to us, and wonderfully delivered a great asset to our backyard. Thank you again Kyle."

"Signed contract for 1,000 sq ft floating deck and railing atop 3-car garage, some Hardie boards installed on end of 2nd story house facing deck, painting, caulking, etc. 24/25Aug Hardie installer did an unprofessional job. 12,13&15 Sep, first paint crew did lousy job caulking and painting Hardie boards. 5Oct, second paint crew did more caulking and tried to better paint job. Still blotchy, but tired at this point dealing with company. Threatened to pay for what was done and terminate contract, but owner threatened to have his attorney contact us. We continued after having an hour-long meeting with the owner to get things on the "right track;" however, nothing changed. 11-23Oct, deck installers installed sub-frame pressure-treated lumber and Trex decking, steps, and porch cover. A very nice job. 23Oct, sub-contractor did excellent job installing a metal roof on the porch. 24/25Oct, another crew did a beautiful job installing railings. 30/31Oct, second paint crew did poor paint job and poor storm door install. 6Nov, had to have Hardie board door frame removed and replaced with cedar (wood) frame for storm door to be properly attached. 7Nov, Third, yes third, paint crew showed up to paint and caulk door frame and touch up 2nd paint crew's poor paint job. Contract and advertisement state "no money paid till job completed." On 19Oct owner asked for "$25K or $30K payment" as he needed funds. I acquiesced and gave him $20K. Final payment of $26K was made on 8Nov17. The day final payment was made, I had a question about Trex and went to the Trex web site and discovered the wolmanized/pressure-treated sub-frame lumber used for the floating deck should have had Trex Protect Joist and Beam Tape installed doubling the life expectancy from 10 to 20 years--confirmed via e-mail from Trex customer service. Was disappointed this professional company with a "passion for quality deck construction" wasn't aware of this product. (Did ask Diamond Deck owner why this wasn't used in our last e-mail to him, no response--he had our money. After agreeing to a $46K contract, certainly another $500 or so for beam tape to double the life of our sub-frame wouldn't have been an issue.) This 10-week project was the most stressful remodeling experience in our lives. Extremely poor communication, project managers who don't oversee a job nor coordinate work with homeowner and workers, and excuses galore. The company obviously takes on too many jobs sacrificing quality and leaving the homeowner feeling like this is a side-line project and "we'll get to you when we can." Also, we are still cleaning up behind the crews (oil stains all over our driveway from sub-contractor/employee vehicles, unused screws, cigarette butts, etc.). We paid for our own porta-potti as none was offered. During this 10-week ordeal (albeit we did have several weeks of poor weather or shipping delays) we had NUMEROUS e-mails, texts, phone calls & some meetings--totally uncalled for if this was"

FAQs for deck or porch projects in Spring-branch, TX

To maximize your budget, compare quotes of several builders that fit within your specifications. Don’t be afraid to draw a wider geographic circle if the contractor is willing to travel without charging more. But affordability only matters if you get a quality deck out of it.

Cutting corners or simply finding the cheapest pro could result in significant problems. The materials used may be cheap and rot quickly. The support the surface provides might be unstable and dangerous. Always consider the long-term costs and benefits of quality work. Paying less upfront may actually be more expensive if you consider the cost of repairs.

Deciding on which materials you should use depends entirely on the type of deck you’re looking for. Composite works well for a simple surface exposed to harsh elements, while concrete is the standard choice for many patios. Your decking material options can range from wood to aluminum. Learn about the pros and cons of these materials to make the right decision.

You can build a deck during any season, which is why choosing the right time for this project depends on your preferences:

  • Spring: get your deck ready in time for landscaping and to enjoy it throughout the warmer seasons.

  • Summer: use spring for the planning process, then get the project ready before it gets cold out.

  • Fall: Limit turf or landscape damage by building once most plants begin to recede.

  • Winter: make the excavation process easier, thanks to cold and firm ground.

Many deck builders prefer winter, which is also the season with the shortest waiting queues. Still, other seasons are far from impossible for this type of project.

Expect a thorough examination of the space, and the development of a project schedule. Delivery of materials might already have occurred or could be planned at this point.

Additional research about working with deck builders can help you understand what to expect from experts, and what they expect from you.

Make sure the site of the deck or patio is clear of any landscaping and debris. The contractor will also call a utilities locator service to mark power, water, cable, and other services around the area where they will be digging. The cleaner the area your builder has to work with, the more quickly they can get started. Make sure they have space to park any construction vehicles. Find a dry space for materials that might need storage during the install. Finally, ensure clear access to the site through your house or property.

When it comes to the DIY vs. hire a pro decision for your deck, the answer tends to be clear. Only take it on yourself if you have significant expertise and experience. Without either, you risk building a faulty exterior space, leading to injury risks. Projects built without necessary expertise also break more quickly, making them more expensive in the long run.

If you do want to take on decking as a DIY project, be sure to do your research. Learn about installing the posts and footing for your framing. Understand how to lay decking boards and build the railings and stairs you need for access and security.
