"We had recently completed an extensive top-floor renovation when the condition of the roof became a concern. The flat roof had not yet produced a major active leak, but its surface contained cracked seams, deteriorated parapet flashing, and several repairs of unknown age. Moisture readings suggested a wet area around one plumbing penetration. Waiting for visible ceiling damage would have placed new plaster, lighting, millwork, and finished floors at unnecessary risk. The contractor inspected both the roof and the newly completed interior.
