COMMUNITY INVOLVEMENT\nRoderick Butler is on the Board of Directors for the Low Income Housing Institute (LIHI). LIHI is a dynamic affordable housing non-profit organization located in Seattle dedicated to easing the housing shortage in the Puget Sound region. Mr. Butler feels his responsibility to the community extends beyond providing design services for clients. He is actively involved as a board member to insure as many resources as possible are brought to bear to end homelessness.\n\nDESIGN QUALITY\nN3 Architects believes the quality of the design has a two fold goal. The first goal is to design an attractive project that is pleasing to all concerned. Our intention is to make all residents feel that a building we design is their home. The second goal is to make projects last. Affordable housing budgets are tight and the operating budgets after construction are limited. One of our objectives is to design a project with quality, durable materials and systems. We aim to reduce capital expenditures for maintenance and system replacement.\n\nPROJECT ADMINISTRATION\nAt the beginning of a project we will develop a project plan that will act as a guide for identifying responsibilities, schedules and key milestones for the team. This will ensure a unified path to completion. The project schedule will define sequencing, critical path task and approval dates. Budgets are a concern for all stakeholders. The project plan will include budget guidelines for permitting and construction. All information will be uploaded on our share file site so all team member will have access to documents, drawings and specifications. Roderick Butler, the principal, is the firm’s primary representative to the developer for this project. This will ensure continuity and accountability throughout the life of the project and convey the importance of your project to the firm.\n\nTECHNICAL COMPETENCE\nN3 Architects has completed several affordable housing projects for non-profit housing developers throughout the Washington, California and Colorado. We work closely with clients to produce projects that range from multi family mixed-use and seniors housing to urban infill and special needs housing.\nOur goals align with our clients – To end homelessness in a responsible and successful way. We work closely with our clients to ensure their goals are met. We understand how to minimize cost from a space planning perspective and how to decrease long term maintenance cost by incorporating long life-cycle materials. We are well versed in Seattle’s land use and building codes as well as Washington’s Evergreen Sustainable Development Standards. Our Staff is certified to provide guidance in sustainability to match our clients wishes. We engage a full complement of consultants ranging form engineers to building permit submittal specialist.\n\nAFFORDABLE HOUSING\nUnderstanding affordable housing and the architectural process to produce projects that meets the needs of the community and the developer is a skill we pride ourselves in knowing. Since all of our affordable housing projects involve public funding we are familiar with financing vehicles such as low-income housing tax credits, HUD 202 programs, bonds, and grants. We have successfully completed over 500 units of affordable housing.
