"Found Wayne on Angie's List, called at about 7am.  Wayne immediately answered.  He asked a few quick over-the-phone questions to rule out simpler fixes and was at my house in a few hours (after a previously-scheduled appointment).  He was quick to diagnose the problem and the well pump was removed and a new one installed very quickly.  He was personable, professional and definitely knows his stuff.  It's obvious he has a lot of experience in his trade.  The price was reasonable and we had water service restored to the house quickly, despite light rain, cold and already having snow on the ground from a storm a few weeks ago (with an impending 8-10" coming tonight into tomorrow!) <br /> I have a few other plumbing issues I'd like to fix and will definitely be calling Wayne in the future.  I HIGHLY recommend him. <br />"

"We had a leak under our sink, so we called Atkisson again as they did an outstanding job the first time we used them. As it turned out, the garbage disposal was rusted out and needed replacing. The repair was done quickly and at a reasonable price. But this time there was a problem with the repair that required additional action. I found out that with Atkisson problems are no problem. Bob immediately responded to our concerns, and made it right. To me, this is almost as important as the quality of the work: the willingness to stand behind it. Bob has shown me that he is a man of great integrity, and he will probably be my plumber for life now. I would highly recommend him and Atkisson Plumbing to anyone needing those services."

"Erickson plumbing took our "partially" roughed in bathroom space in our basement and completed the plumbing for the new bathroom. They also laid a new shower pan and drain for the new shower. They did a fantastic job -- working quickly and completed the job thoroughly. When the previously roughed in pipes (not by Erickson) started to leak when we first turned the water on to the bathroom, Ken came out right away and fixed the problem for no charge (it was not even his piping that was leaking). He also came back after we had installed the toilet and vanity/sink and checked our plumbing connections for no extra charge. Also, when he came to run the shower pipes and discovered that the existing bathroom framing was not square, he called a contractor friend who was able to immediately send someone at a reasonable price to fix the framing so that he could continue working as planned. He is now our go-to plumber. <br />"

"Fantastic!! Not only did Prime Plumbing find that the work to fully replace the sewer lines in my home that had been estimated by a competitor to cost over $14000 WAS NOT NECESSARY, they also provided a highly competitive price for the replacement of the hot water heater. They had every opportunity to provide a lower bid on the work we presumed was needed based on the previous estimate but instead demonstrated that they are highly ethical plumbers interested more in establishing a trusting relationship than someone willing to take advantage of a situation created by a competitor. They will be my plumbers for life and I couldn't recommend them any more strongly to anyone with any plumbing concern. THANK YOU SO MUCH PRIME PLUMBING!!!"

"Put this plumber in your contact list with a star! We have used Clear Line in the past & referred several satisfied neighbors. When we needed the water heater & water line for our refrigerator replaced, we called Robert who did a stellar job. He was friendly, professional & did quality work. We were exceptionally pleased to have found such a conscientious plumber who went the extra mile to install an accessible shut off valve. This shut off valve was invaluable when our ice-maker started leaking! Recently, we developed a pinhole leak in the basement & although he was booked, he arranged for his dad’s company to come same day in his place. Seems good plumbers run in the family! Again, Robert had our back, which was much appreciated along with the experience of being charged honest prices. It’s nice not to have to worry about being taken advantage of when emergencies happen. His prices have been consistently outstanding for the work performed & the job is always done right! Very happy."

"<p>Jimmy was able to come out to my home quickly. Because we were both out in the same area, he made sure to call me before he left so I could leave work and head home to meet him. He arrived with his son and another helper. All of them were so pleasant, courteous and good natured. They evaluated every option and it was decided I needed a different kind of valve which would allow the water pressure to be full. The icemaker and water dispenser were hardly producing at all and I'd already had an appliance repair person look at the refrigerator. They had to run to the store to get the valve and the whole thing was fixed within 2 hours.</p> <p><br /></p> <p>I would highly recommend using this service if you need any plumbing done. Price was fair and competitive and they knew what they were doing!</p> <br />"

"We had a plumbing emergency the evening of 12/26. We called a company which came out and took care of it that evening and said someone would be out to run a camera thru the line. They did that on 12/29 and left an estimate of the cost to excavate, remove and replace the line. That day we looked on Angie's list for some companies to call for second opinion and found Edgar Plumbing. Left a message and Mr. Edgar called first thing the next day. He was very willing to talk with me and I recounted our problem and the results from the camera being run thru the line. He asked very specific questions in order to more fully understand events leading up to the initial problem and what had been done. He asked if the other company had given us a copy of the video and when I said no, he explained that it was their practice to give one to customers so they would have it for their records. Although he said that since I had seen the video when the first company ran the camera, he did not need to do it again. However, I explained that despite him having to charge us , I still wanted his to do his own video and we set it up for12/31. He and his associate arrived about 10 minutes early. He explained exactly what they would, put cloths down to protect the floor and proceeded. Throughout the video, his associate and Mr. Edgar explained exactly what we were seeing and answered all of my questions. Mr. Edgar was very professional and took me outside to show me where our sewer line ran and how they would go about the replacement if hired. He and Bob (who ran the camera) were very helpful and reviewed the findings with me and their recommendation. They were very careful in the house and left the area as clean as it had been when they arrived. Mr. Edgar said he would email me an estimate probably Friday but it came on January 1.  Everything in the proposal was exactly as he had described it to me. After thinking about the 2 proposals, we decided to go with Mr. Edgar even though he was a little more expensive than the other company. I felt very comfortable having his company do this major job for us because he listened to what I said, addressed my concerns, was willing to take whatever time I needed to understand all that was involved. We notified him of our decision and he immediately let us know that he would line up the inspector, talk with Ms. Utility and get the permit along with talking to the person he used for excavation work. In addition, he sent a letter thanking us for giving him the opportunity to work on this. The work was completed on 1/14/2015 and we were not disappointed. They arrived earlier than the appointed time, protected our lawn as much as possible and did a wonderful job from beginning to end.   They were polite, professional and did a yeoman's job in making sure they put all the soil back and tamped it down. In addition, they seeded, laid straw and raked the lawn to assure it was as level as possible when they left. Mr. Edgar came the next day to rake and clean up more dirt and put gravel down on the 2 sections of our sidewalk that had to be removed. I cannot speak more highly of the great job his company did and we will definitely use him again and recommend him to anyone who needs plumbing work done.  I greatly respect his business practices utilized throughout this project. It is very difficult today to find providers that are prompt, professional and take pride in a job well done. I consider us very fortunate to have found him! <br />"

"He came with his son, which is fine. His son was older and also I guess, was learning plumbing. So, maybe, he was like an apprentice doing apprenticeship with his dad. They both seemed very knowledgeable. They didn't do extra. They did the minimum that was required. They did it right. For the piping that leaves our water heater, rather than configure the piping so that it's more direct, they just added a little piece here and there. The father is very professional, the son, not as much. All in all, they knew what they were doing. The son did one part and the father did one part. What the father did was an 'A.' He even talked to me about making things a more direct route. The son was the one who kind of patched it. He was working downstairs while I was upstairs with the father. What the father did was just perfect and what the son did works. I think their price is very fair. They were pretty responsive compared to other people in the area who say they'll get back to you and they never will. After calling them, it didn't take more than a week or two. They were on time. They couldn't come one of the days they originally planned and they let me know."

FAQs for plumbing installation for a remodel or addition projects in Street, MD

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
