"5-Star Review for Express Sunrooms We couldn’t be more pleased with the work Express Sunrooms completed at our home. They screened in our porch and covered our atrium, and the finished project is even better than we anticipated. The workmanship is truly excellent—every detail was done with care and precision. The crew was professional, respectful of our property, and did a thorough job with cleanup when the work was done. It’s clear that quality is a top priority for this company. We highly recommend Express Sunrooms to anyone looking for superior craftsmanship and outstanding results."

"We have used a good amount of companies before, and continued to get the same result; no communication, always above budget, and never within the time frame discussed. Trevor and his team were the exact opposite of this. We never had any issues with communication, price, or time. We also have three small children and our project was fairly large. Trevor and his team took great care to make sure our children were comfortable, and most importantly, safe. 10 out of 10 will absolutely hire again."

"P.K. Masonry arrived at my home on three different days on time, ready and willing to start the work. I was impressed how carefully he measured and drew out the plans for the fireplace. On my fireplace install PK was always concerned with what I was asking for, and listened to what I had to say. We didn't always agree, but he showed great patience dealing with me who knows nothing about what it takes to build a fireplace. I love my new fireplace that he built and will enjoy owning it for years to come. I definitely would hire PK again and have a job for him, planned for the future."

"we contacted several roofing companies to come out and give us an estimate for a new roof. castle builders was one of them. the  first roofing companies  that came out discouraged us from getting a metal roof (which is what we wanted) stating it was too expensive (40 to 50% above a regular roof) and did not know much about warranty of their product with foam sprayed insulation in an attic roof. Wendell Price came out to meet us and with his first visit with us, he was very personable and friendly. He looked at the house however since he no longer climbed ladders he told us he would send out his foreman to get on the roof and look things over and send us an estimate. 2 men did come out climbed the roof and took pictures and pointed out all the problems with our roof and chimney cap. these pictures were given to us. since the majority of our problem was concerning our back porch, he was the first roofer to recommend we change the pitch of the porch roof line explaining at such a low pitch we will continue to have problems with the roof. he explained to us that a metal roof was affordable  however did recommend that we should install cleits under the metal roofing (which was an additional cost to the price of a metal roof ) and raise the roof line of the porch (an additional cost) he also explained that he would make sure we would be very happy with the end product. I called a metal roof manufacturing company to verify the information given to me about the cleits and was told it was highly recommended for the metal roof. we agreed to the following cost -- the metal roof for the whole house and garage was 12,061.00 the cleits was 4,224.00 raising the roof line over the porch 4,554.00 (he also recommended removing the sky lights since they are a source of leaks in the future and we agreed to this) we also decided to have gutters placed on the house which costed 2,248.00.  he did give us discounts of 5%.  after signing the contract and submitting a check for 40% of the work, Mr Price contacted us and explained it would be a while before the job could start because his man that did metal roofing was out sick which we understood and was ok with that (contract was signed June 25, 2013) we later got a call stating they would be able to start the job however due to the holiday ( fourth of July) it would be after the holiday. which we were ok with that. the 2nd or 3 rd week of July work had started (rain delayed the beginning of the work which was understandable) first on the agenda was raising the porch roof and Mr Price came out the first day work started. 3 guys came out to do the work after replacing the porch roof and starting laying cleits and metal roof we started noticing things that did not look right to us. we called Mr Price and mentioned our concerns and we were told comments like metal roofs are not like shingle roofs, work with me. When asked when was the new chimney cap going to be applied, Mr Price angerley said show me where it's in the contract and we will do it. Of course it was in the contract and they did come out and replace the cap. Mr Price never came back out again however did send out his foreman, Paul. I saw things like incomplete metal covering over wood, waving metal over a portion of the porch roof connecting at the garage, 3 screws holding a 20+ foot piece of metal trim, the roofers removed and destroyed large pieces of siding which was not able to be replaced since this siding is no longer manufactured. Paul did come out and made a comment that "the guy does excellent work" we found out that the job was subcontracted out to another roofer. the guy that normally does the metal roofing was out due to back problems.  since Mr Price and Paul could not make us feel any better about the job we contacted an independent inspector to come out and inspect the job before making any more payments to Mr Price. On Aug 26th the inspector came out and found numerous problems. Lack of fasteners on most areas of the roof, none of the gable flashing had screws on the face side, no screws at the seams where roofing panels overlap, concerns for how screws were applied - too loose too tight or angled screws all of which can cause leaks, no type of sealant applied to side of house where roof meets siding. |after receiving the inspection report we contacted Mr Price and told him we were not paying the balance until all the items were corrected. He requested and we complied to send him a copy of the inspection report. Paul did come out and fixed the problems with the fasteners and screwed an additional 1,000 screws. when he fixed all the concerns he came out again when the home inspector returned to inspect the work (October 10th) I voiced concern about the appearance of the siding above the front porch roof line where a large portion of wavy flashing was visible. i did not like the way it looked and mentioned it to both the inspector and Paul. Paul said, at first, there was nothing he could do about it since they could no longer get the same siding. when i asked Him if he would be happy with it if this was his house, he came up with a solution to fix it. it turns out the siding was not secured to the house and a strong wind would of ripped off the siding. we were not happy with the appearance of the trim along the fascia on the front of the garage (wavy) however we were told that that was due to the soffit itself and would be an additional cost to fix. the job on the house was completed on 10/4/2013.  it took another 2 weeks to get an estimate to repair the front of the garage and that was completed on 11/29/2013. Multiple delays due to orginially thought after correcting the soffit would be able to straighten out the metal (wrong) ended up having to reorder the metal trim, then the wrong color was ordered, then the metal wasn't ordered at all. it took at least a month to get the repair done.  overall extremely disappointed in the way we were spoken to, even though Mr Prices's tone did change after receiving the inspectors report also the amount of time it took to get it to our satisfaction, even though the contract states the work will be done in a professional manner that turned out to be a disappointment. we are now happy with the appearance of the roof, Mr Price did reimburse us for the cost of the first inspection however overall if we had to do it over again we would find a different roofing company to do the work and would not recommend this company.  We are still cleaning up the mess (numerous cigarette butts, replacing grass due to flooding -- the guys opened up the water faucet and created a swamp in our back yard, dead grass due to pile of trash left for at least 1 month -- the trash pile could of been placed on the driveway instead of grass ) left by the first set of roofers"

"It took a few or so to schedule, partly due to bad weather, but once started they did a very nice job- the gutters look great, and they installed splash guards without our asking.  They are wide and have worked fine even in heavy rains.  Only small complaint is that they didn't check their own work- the roof edge curves inwards along one face, and some of the nails barely made it into the wood. At some point I should climb a ladder and re-nail them properly (this is on a lower roofline; presumably/hopefully the one at 40 ft is fine).  But all have stayed in place and worked fine. If we decide to add more gutters I'll call them again. <br />"

FAQs for sunroom or patio enclosure building service projects in Thomaston, GA

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
