"Was the lead on our very complicated siding job. When he went out on his own we hired him to build a porch, deck, and a walkway. He has also repaired a window job botched by someone else."

"I was a little nervous about ordering windows on the internet using measurements I'd taken myself, but I loved the design on the website so, initially I only ordered 2 windows to check the quality, my ability to measure accurately and the company's ability to build to my measurements. Jeff, the salesman I dealt with was attentive without being overwhelming and the first order was delivered in about 4 weeks. The windows were exactly what I was looking for and fitting them was a breeze. I followed up with another order for the remaining 13 windows in my porch and again, they arrived quickly, were of great quality, exactly to size and easy to fit. Looking forward to see how they last their first winter."

"Bruce arrived to start the job on time and is quite methodical, with everything going in the right order. He has the tools to do ANYTHING and completely filled our 2 car garage with tools, materials, cabinets, etc. Since everything was replaced, he had to use skills on so many levels, including dry wall, insulation, flooring, electrical, plumbing, granite work, painting, heating, etc. I think he truly excels at molding/trim work and the cabinet installing. Perfection. An example of true attention to detail: Since they had to cut into our floor joists (beneath the bathroom) to accommodate new drain systems, Bruce took it upon himself to find a local metal fabricator to create steel U-shaped supports so that our floor remained as strong as before. Some people would have left that out.... He wanted things to be correct and often asked for our approval...making any changes we requested along the way. He is approachable. He had a great, professional introduction the first day we met and proposed a budget. Why we did not give Bruce all A's---and if there is any down side---it would be a rather severe minimizing of the total amount of time needed for the project. As a builder, he is hard to fault in that we did stick to our agreed budget and if he was working for weeks beyond the planned completion time...well, it was not costing us any more. I believe Bruce to be a very honest person and understand that any building project has delays. Toward the end, as another project became reality, I believe Bruce lost some focus here. That said, we are happy with our finished bathroom and make a positive recommendation. Your Designs LLC can be trusted. ((I am having trouble porting over pictures...sorry...if I can add them later, I will. For now, I can say I think it looks just as we planned...and this company delivered!))"

"The experience went very well. He came by and took a look at everything. He looked some things over and wrote up some totals. He called me with a verbal price and then he faxed me the written quote. They came in at the best price for the work. He gave me a quote of about $13,000.00 when some of the other companies had quotes of up too $20,000.00."

"We found Colin through a friend on Facebook. He had helped her build a bedroom/bathroom addition which was what we were wanting to undertake as well and our friend spoke very highly of him. Colin helped us design and plan our addition, helping us see where we could save money and where we shouldn't look to cut costs. Since we went with him to do the work he didn't charge us for his design time (and the many revisions that we asked him to make). After the plan was complete he then gathered bids using some of the subs he usually uses as well as several that we know and wanted to use. After getting the bids in place permits were pulled and the work began. Everything went pretty smooth for the most part. We did have one hiccup with the siding we used on the garage and what turned out to be a mis-communication between us and Colin. (There are so many decisions and details in a project like this). Colin went ahead and made things right taking the cost of the correction on himself. Towards the end of the project we had some unexpected changes in our finances and Colin worked with us showing us some things we could tackle ourselves to help save money. Colin and his assistant David were always responsible, organized, and courteous. I didn't mind having them around our children at all and enjoyed watching them explain to the kids on several occasions what they were doing that day. He managed the subs very well and was very hands on. I was also impressed by how quickly he returned our phone calls and emails (sometimes within minutes) getting us the answers we needed in a very prompt manner. I would highly recommend Colin and his company CMB construction for projects both small and large. I have already referred him to several friends and my brother for smaller projects. <br />"

"Architectural Resource was outstanding from start to finish.  They began with an extensive questionnaire in order to identify my needs, followed by a series of meetings, both in person and on the telephone.  They were wonderful in explaining how individuals interact with the space in their homes over time.  They were also excellent in explaining architectural concepts in layman's terms.  Throughout the process they were flexible and responsive, even though I asked them to work with my own builder and designer with whom they had not worked before.  I thought that the result achieved all of my goals in a timely and cost-effective manner.  In addition, my home is very energy efficient and tight, thanks to their attention to these issues.  I would definitely use them again for any changes to my home.  <br />"

"We just completed installing a motorized retractable awning from [*** Link removed ***] and are super pleased with the quality of the build, appearance and customer support.? This Italian-designed, engineered and manufactured awning is assembled and shipped from RetractableAwnings.com Florida plant, so if you need assistance with the install, you should contact a local handyman, carpenter or contractor.? Ours is a Palermo Plus, 16 ft. wide, with an 11 ft.-10 in. projection.? The Internet salesperson, Eric Scop, V.P., really worked with us to understand all the options and get fabric swatches.? We ultimately selected a combination Rain/Sun sensor and Vibration sensor to automatically retract the awning in case of heavy rain or excessive wind.? I spoke with Rocky, their installation expert, for advice on preparing the ledger board to attach the awning to our vinyl sided home, right below the soffit.? His advice was instrumental in making the install go so well.? Further, the awning arrived already programmed to the Soliris transmitter and the motor limit switches were also set.? It shipped in a fiberboard box (this one was about 17 ft long and 1 ft x 1 ft square, weighing over 200 lbs.), which was extremely tough.? The truck driver ignored the box orientation stickers and used a hand truck to move it from the center, rather than two hand trucks, one at each end, per the clear placarding on the box.? Despite this, it arrived in great shape, other than a couple minor paint scratches, which we will fix with touchup paint they are sending at no charge.? While the enclosed wall brackets were different from those described in the installation manual (an improved design), installing them was no problem. An extra bracket was included, which we also installed as this will be a large ?sail? on the side of the house and we want it to stay there. We extend our sincere thanks to the team at RetractableAwnings.com, and for those review sites that accept photographs, we include the following photo."

FAQs for sunroom or patio enclosure building service projects in Traverse City, MI

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
