"Great.  the problem that was that our 80 # dog, Jake, dug under the chain link fence and got out whenever he wanted.  <br /> <br /> <br /> <br /> I had contacted about 3 fence places initially, they all had suggestions on how to resolve the situation, but none of them came out to view the area. <br /> <br /> <br /> <br /> I then contacted Jeff of Len Roberts construction.  I told him of one suggestion that a fence company had made that sounded reasonable to me.   he came out, looked at the area and said he would take on the job.  he advised me before he started that there was no guarantee that it would keep the dog in. <br /> <br /> <br /> <br /> Soon after completion of the project, Jake started digging in about 4 different places.  I filled the holes with some of his feces and dirt.  and he has not dug any holes in the last 3 months. <br /> <br /> <br /> <br /> the best things about Jeff were: <ul> <li>he told us when he would be coming out and he came then, unless it was raining.  then he would call to tell us that they wouldn't be able to work when it was raining.</li> </ul> <p>his crew was professional. <br /> <br /> they cleaned up all debris<br /> <br /> He had originally told us it would cost about $2120, but the work went faster than expected, and he only charged us $1820.</p> <br />"

"Donna stopped over while estimating our neighbors roof to replace. We had hail damage also. Their quote came in as expected. They met with the adjuster here at our home during the inspection. On top of everything. Coordinated everything. Delivered materials, put on in two days (big house), cleaned up everything, and we had 2 different people inspect and walk the roof. Donna kept up with us along the way - insurance paid. Gorgeous new roof. What a blessing. Easy peasy! J. Bulthuis"

"We hired Borrelli Homes, Inc to be the general contractor on our new dream home. We couldn't be happier with our choice. Our house was completed ahead of schedule in less than 6 months. The scope of the work included land clearing, site prep, and turn-key construction of the house and garage. Phill Borrelli had personal charge over the entire building process. He made great suggestions such as architect choices to get our project moving even before we committed to hiring him for our build. He promptly returned all our calls throughout the entire building process. Phill's workers and subcontractors all did great quality work and were courteous and pleasant to be around. Phill demonstrated a good sense of style and we sought out his opinions on many aspects of the house and finish. Phill builds houses with a high level of quality and style and includes many nice touches that we didn't expect. Any issues that came up were promptly rectified and we were always kept in the loop on the progress of the house. This house is the seventh house that our family has built, but the last house was built in 1989. In all the previous builds, we did the contracting, carpentry, electrical, plumbing, etc. ourselves so we were apprehensive in putting our fate in the hands of a general contractor, but we recognized that our building experience was out of date. We found Borrelli Homes, Inc. on Angie's List and we are so pleased that we did. We can't think of anyway that we could have had a better experience of building our dream house. <br />"

FAQs for basement remodeling projects in Union-hill, IL

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
