"I had a great experience with Joe , getting a co-op unit inspected. His price was very reasonable and he was very accommodating when unexpected obstacles occurred on the day of the inspection. "My apartment is on the top floor of the building. The fire department broke through the roof, and they filled my apartment with water to put out the fire. They also broke a few walls. The insurance company sent in a fire restoration company to remove my damaged property and the damaged wall, ceiling, and floor materials. However, they were also supposed to clean the remaining walls, floors, and ceilings throughout the apartment that were not damaged/removed.

The building is old, so there is lead paint on most of the walls. As it turns out, the roof membrane contains asbestos, and some of the walls are constructed of cement. The laboratory test results of the samples collected in my apartment indicated that my apartment was contaminated with asbestos from the roof, lead dust from the paint, silica from the cement walls, and mold from water damaged sheetrock surfaces that were not removed. Residual carbon soot was also found on the windowsills in my bedroom.

The Angstrom Mold Inspection Report was very well written, and it included a detailed scope of work for the necessary additional removal and cleaning work that was needed in my apartment. The lab reports documented the presence of contaminants, which substantiated the need for additional work. I gave the Inspection report to my insurance company, and they had the restoration company return to my apartment to perform the necessary additional removal and cleaning work. Then I had the Angstrom Mold Inspection Company return to perform a follow-up inspection and testing, and the lab results came back negative. Thank God!

Ground water infiltration occurred through the concrete slab in two rooms on the ground floor of the house causing water damage and mold growth on the overlying flooring. The cause of the water infiltration appears to be associated with cracks and a crater in the concrete slab, which is believed to have been caused by pile driving work being performed during the construction of an adjacent building.

Construction/demolition work in an  apartment unavoidably released high levels of dust that migrated into adjacent apartments. Dust containment methods, such as negative air filtration and poly sheeting, should have been used to prevent dust migration into adjoining spaces. Settled dust samples were collected from a table & curtain rod in a nearby apt, which revealed the presence of substantially elevated levels of silica and asbestos in the dust. Asbestos and silica are known carcinogens.
