We even hit a hiccup with some rotted subfloor and framing from an old back door and he was able to work this unexpected subfloor, framing and door install into the project timeline, seamlessly. He’s trustworthy, reliable and does fantatic work (qualities hard to come by, anymore); an absolute unicorn in a world of contractor horror stories. We are a small contracting company that offers big results. We do have several reliable subcontractors to perform duties that we do not do in the scope of a project.
"My husband requested a quote and had to follow up with them 2 times before they even returned his call. We finally scheduled an appointment for them to come out to put together a quote for the project. The appointment was scheduled for 6:30 am and he didn't show up until almost 7 am. Said he would have a quote back to us within a week and that was the last we heard from them. My husband called them back twice to follow up and they never returned his calls."

Rental sanders can address moderate surface damage, but their effectiveness depends on scratch depth and overall floor condition. Drum sanders offer the most aggressive removal capability for deeper imperfections. However, if the damage extends into the wood structure or affects large portions of the floor, board replacement by an expert might be necessary before sanding. Consult a flooring professional for help.
Always thoroughly review the manufacturer's operating instructions before starting. Wear appropriate safety gear, including goggles to protect your eyes and a respirator to prevent inhalation of dust. Inspect electrical components before each use to prevent shock hazards. Keep children and pets away from the work area, and maintain a clean space by frequently vacuuming dust accumulation to prevent slipping and to ensure you can see well.
Sandpaper requirements depend on floor size, condition, and the sanding approach. Plan to use multiple grit levels (coarse, medium, and fine) with at least one to two sheets per 100 square feet for each grit. Floors with significant damage or multiple finish layers will require more coarse-grit sheets. Purchase extra supplies before beginning because running out mid-project can cause visible inconsistencies in the final result.
