"Our experience with Todd Cook and his team was fantastic. We had several friends recommend him to us and we'll gladly recommend him to our friends and family with complete confidence they'll be taken care of. We were well represented at every stage of the process. Every member of the team was able to knowledgeably answer our many many questions. This is a very talented and highly skilled group of people."

"Kelly Johnson and his wife Cher are very professional, capable real estate agents. They provided a detailed analysis of our property and were upfront and honest with their appraisal of it. They listened to me and helped me with my concerns. They kept in touch throughout the whole process. They provided help with finding the next property by sending listings to me via email that met my criteria along with physical showings of properties. They look out for your best interests, and move you for free once you sell. I would not hesitate to call on them again for real estate services.

""This year has been an amazing journey for our family. In just under 11 months my wife and I have sold our first home and purchased a new family home working with Indianapolis Homes Realty. It is truly amazing what you can accomplish when you have the right people on your team! None of this would have been possible had it not been for Tricia and Matt's dedication to our transaction. Their persistence, open communication, and drive to succeed are unmatched. They simply do not have the word ?can't? in their vocabulary. I would recommend them to anyone who has Real Estate needs as both a buyer and a seller."

"Randall was very professional and did a great job determining the value of my mother's home. Getting an independent appraisal prior to listing was definitely money well spent."

"I would highly recommend Eric Forney to anyone looking to buy or sell a home. I have worked with other Realtor during the buying/selling process of other homes and have never had a more satisfying experience. With Eric's expertise, I was able to find my new home in less than two weeks.
Eric want above and beyond to understand what I was looking for in my most recent home search. For example, he was very proactive in researching comps, market data, and neighborhood surroundings in order to get a complete picture of each home before scheduling showings to make sure they matched with what I wanted.
Eric was extremely valuable during the negotiation process as well. Given his background in the home improvement industry, he was knowledgeable about the current condition of the house, replacement costs, identifying contractors for estimates, and narrowing down which items should be negotiated in the purchase agreement.
He kept me informed of each step along the way to the final closing. I never had to worry about the process because he everything so efficiently and professionally.

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.
Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.
However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.
A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
