"Tracy quoted me a price and told me 5 days and he and Troy "Val" worked through some storms and finished on time. The difference in the original quote-which was a minimal increase -was agreed upon extra work we had him do since he was here. He and Val ended up doing some work on a neighbor's roof when he had finished my job, so it was convenient having him nearby the next two days as we put the finishing touches on our bathroom remodel and has questions or saw little things for him to fix--which he did."

"The package was to include caulking and minor repairs, all exterior painting, washing and prepping of all surfaces, and labor. Paint was to be paid for by the homeowner. We ALSO had to purchase the caulking, the blue tape and papers for covering the windows. They were to start on either March 31 or April 1, but when I called Mike to let him know they could start on Apr. 1, he said they had another job to do that day, and they would start on April 2. They did start on April 2nd, but never showed up until almost 10 in the morning, and the same thing happened on the two following days. Mike did very little of the actual work, he left many, many times, especially on the first 2 days. He seemed to spend a lot of time on his cell phone, when the others were working. His "helpers', Julian and Marty, did 90% or more of the actual work, and they worked well. On the third day, when they thought they were done and were packing up to leave, we had to point out to them areas that needed to be touched up or finished. They also had to use our ladders which were in our garage, as they didn't seem to have any of their own. <br />     I also hired Mike to pressure wash our pool deck and fence, and we'd agreed on a price ($200) but the work was done by Marty and Julian, again. Mike told me at least 3 times during the course of the 3 days that he hadn't been paid by Angie's List yet, that Angie's List took 30% of his pay, and asked more than once about the price of the pressure washing. I told him that I paid up front for the entire job when I contracted him on Angie's List. We were considering having some additional staining or painting work done to the fence by Mike, but changed our minds by the third day. I feel that he may be having some financial stress, but that is not my concern with a contractor. I expect the contractor to keep his personal problems to himself. <br />"

"Recently contracted to have roof replaced. Upon removal of old shingles, extensive wood rot was discovered in the chimney area and fascia due to poor original design of the chimney, which looks like it was added to the house after initial construction and was done by original or previous homeowner without professional expertise or up to code. Mr. Maige was very polite and took pains to point out each step of the process to show us the damage and how extensive it was. Each time something was removed, he found more wood rot or poor construction which needed to be fixed. Ultimately, the entire chimney enclosure had to be torn down and rebuilt from scratch, including temporary removal of the chimney flue and firebox, new chimney cap and exhaust vent. <br /> All steps of the project were explained and our opinion was sought on any changes to the project."

FAQs for basement remodeling projects in Apalachicola, FL

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
