"We had a persistent problem with our guest bathroom toilet not flushing and our tub not draining. ACE came out and after having no success with standard procedures and sending a camera down (which we viewed), it was obvious that our 27 year old plumbing needed a major clean out. They gave us a quote, which we accepted, and sent out Juan Fuentes and his partner and they were amazing. The clogs were tougher than expected, but they went the extra mile and worked tirelessly for hours to clear those lines. They even went and got another machine to help with the issue. Juan made sure every line in the house was cleared and we saw the camera footage to prove it. What a difference from the original images we saw!!! Ace is not the cheapest option, but if you want the job done RIGHT, then choose Ace. After watching those two men in action for hours of hard labor, we know that no other company would have gone to that extent. We are now confident that our plumbing has been restored."

"It is my pleasure to share my positive experience with Modern Plumbing Industries' emergency service. A broken outdoor faucet led to a cracked pipe and water leaking inside my home, forcing me to shut off the water at the well on a Saturday night. After three other companies couldn't send a technician until the next morning, I contacted Modern Plumbing. Their representative was reassuring and helpful, confirming they could address the issue that evening. Following contact with a representative, a plumbing technician, Tyler, promptly contacted me and arrived within 20 minutes to address a leaking pipe and a broken faucet. Tyler expertly repaired the faucet and replaced the damaged pipe, completing the work efficiently and effectively. My experience with Modern Plumbing Industries was exceptional, and I highly recommend their services, especially their readily available emergency services. I will certainly utilize their services again for any future plumbing needs."

"We hired Inspectagator on 5/31 to perform a new home inspection. While obviously the builder will ?handle? any issues that occur in the first year, we wanted to get a head start on anything we missed during our walkthrough. Safe to say, after we moved in on 7/11, it?s been a disaster of fixing things. Between moisture in the walls due to leaky windows and a toilet, to a hole in the subfloor resulting in the builder needing to rip up flooring. We had a bathroom exhaust vent condensing and leaking water (yes, you read that right). We have horrendous water pressure in the upper two floors. Condensation inside our dryer. I didn?t expect them to catch everything, but the report I received was mostly cosmetic things they caught and things the builder and I already taped off during a walk through. Yes, Inspectagator will warranty some items but that?s useless on a new build. The inspection was supposed to give us some nominal peace of mind, but it did nothing other than take my money."

"BEWARE!!!! BEWARE!!! Our Condo HAO has used this company for the last 3-4 months until a couple days ago. They were recommended by our recently hired property manager who told us the owner, Ian, was someone she used frequently. Little did we know what we were in store for. Here are just a few highlights: 1. We have been unable to get a price for him to repair the system. At this point he has charged us somewhere around 10,000.00 and will not tell us how much more it will cost but says he needs at least another 10,000 and will then look at it to see what else it will need for a later price. He gets angry when you speak with him and ask about a price. 2. TWO BOD members met with him (myself included) over pricing concerns and asked for a final number. He told us at that time probably around 2,500.00 - 3,000.00 but has now said he never said that and is back at the additional 10,000.00 plus a reevaluation after that for another price. He gets angry whenever you question what work is going to be done for his prices. 3. The HOA assigned another manager who deals with vendors regularly to speak with him and he went BALLISTIC swearing and trying to intimidate her for even questioning him about what work he said still needed to be done. This guy (Ian) is a piece of work and ended up YELLING over and over saying things like, "GOD DAMMIT!! , GOD ALMIGHTY!!! , JESUS CHRIST WHAT'S WRONG WITH YOU!!!, OH MY GOD AREN'T YOU LISTENING!! CHRIST ALMIGHTY ARE YOU KIDDING ME!!! and other choice words and phrases and then hanging up after telling us we lived in a dump and he should have known better than to get involved with our HOA when he drove in the first time. After working in a jail for 30-years I would say this guy exhibits the same hostile behavior I have witnessed many times in my career with people that have EXTREME temper issues and are usually placed in special confinement separated from other inmates for obvious reasons. I was simply appalled. My name is Dennis Warren and I am the Vice President of Winegard Condominiums, Trellis Ct., Orlando"

FAQs for basement drainage channels installation projects in Apopka, FL

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
