"He told me he was going to test the house and tell me where the mold and dandruff was and he just tested the house and wanted to charge me more to tell me where it was. He was so deceiving."

"The service that they did was fine. The inspection was fast and the report was fast, however there was a time gap getting the Post Construction Engineer letter due to a misunderstanding. If you work with this Pro you must be clear up front, but they were very professional. I would recommend them. but know that their services are targeted toward the buyer and the report includes recommendations for buyers. IF you are a seller I highly recommend requesting a sample of the report. Also note: Post Construction Engineer letter is an additional cost."

"We live in Oregon and had to coordinate remotely, but email/phone communication was good when lining up testing and estimates. Alex and I texted while items were being pulled from the house, receiving confirmation photos. Comms were good coordinating return of the cleaned items to a storage unit. Billing went smooth. It was only when items didn't turn up that AFF began to destroy the good will they had built with me. When trying to resolve the issue, they blamed their subcontractors and said objects not added to the project through "established communication channels" were not their responsibility -- it didn't matter how much proof I had. An antique family heirloom was lost and left another one sitting in Texas to be retrieved later on our dime. AFF makes errors and dodges accountability. Find another local outfit. If you must work with AFF, dot every i and cross every t -- and make sure you do it through their "established" channel. They added frustration to our tragedy."

FAQs for mold & toxic material test projects in Austin, TX

Some companies offer a no‑cost phone or video consultation that screens for red flags. If the discussion points to a real issue, the pro will recommend a paid on‑site inspection. The complimentary call clarifies whether you need full testing, but it isn’t a substitute for samples, lab work, or a written report. Always confirm what the free service covers before you schedule.

A standard inspection, which includes basic air and surface samples, takes an average of two hours. If the pro needs to probe hidden spaces, such as wall cavities or ductwork, plan on up to six hours. Extra time allows the inspector to reach tight areas, collect additional samples, and document findings. Lab analysis is a separate process and often adds several business days to the overall timeframe before you receive the full report.

Mold thrives where moisture lingers and air flow is poor. Common hotspots include bathroom walls, kitchen backsplashes, window sills, HVAC vents, fireplaces, crawl spaces, and enclosed attics. Check these areas regularly—especially after leaks or high‑humidity weather—to catch growth early and avoid costly repairs.

Unchecked mold can knock 20% to 37% off a home’s market value because buyers worry about hidden damage and health risks. Even after remediation, visible staining or a history of major moisture issues can still lower offers and prolong the time on the market. Addressing mold quickly protects both your property’s structural integrity and its resale appeal.
