"Hogeland Construction was the best company that we worked with during the entire build. We began the build right when Covid hit. There were delays upon delays that were out of our locus of control due to Covid restrictions. These delays included in permiting, inspections, availability of materials etc. Covid turn everything upside down. However, Bryan Hogeland was able to adapt to the obstacles and never compromised on the quality of his work. We were impressed by his ability to pivot at a moment's notice to the unpredicted challenges the arose. Bryan's greatest characteristic is his thorough communication. He would even call at night in the middle of a torrential rain storm to make sure that there were no leaks. We can say that I really believed that he was as invested in this project as we were. It was a true partnership."

"what a great contractor and person. the job was cleaned and swept every night before leaving, tools arranged in a spot, communicated next day work, accepted owner looking at work, he asked questions for light placements and/or minor changes to design. I AM going to use him again and you should too!"

"the job took to long, was not properly cleaned up and I think the price was to high. It took 3 days to finish a 1 day job and caulking was left inside and all over my water hose and wall outside. It took over 2 hours to clean up and there is still dried up caulk inside the utility closet and the outside wall. The person doing the job could hardly walk said he had pain in his leg and said he could not bend down. He did not have any thing to clean up the mess ( rags, vacuum, etc ). There are globs of caulking in the utility closet and he could not sand all of it. This was a poor job overall and with the mess left I really feel there should be some kind of refund for this job. "Remodeled Dining room and addition including removing two large windows in addition, framing in holes and installing new siding. Removed closet out of Dining room. Put drywall over brick face in addition.I supplied stained trim but door and doorway to addition stained by New Leaf. Did great job picking out wood and staining doorway. They installed all wood trim including chair rail and new LVP flooring. Refinished stair to kitchen painted. Also did some light electrical in moving and installing outlets Workers were professional and worked efficiently. I was very happy with time frame of work (three weeks) Wyatt was very quick to come back out and repair a few minor difficiencies. Overall very pleasant experience and first contractor I have had that did not have my anxiety levels off the charts by time job was done. First pics are after completion with last few pics showing before."

FAQs for basement remodeling projects in Blanchester, OH

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
