"We interviewed at least a half dozen companies before meeting Ray with L&L. We instantly liked him and was impressed with his genuine friendliness and professionalism. He came in totally prepared...taking notes, making measurements, listening to what we wanted and needed, and providing us choices of various products along with recommendations .He actually had product samples along with colors etc. We presented him with a complicated task of having to jack up the main floor and a 26ft wall of windows to replace the main structural foundation sill plates above the basement wall that had been leaking for years unbeknownst to us prior to purchasing the home even 15 years ago...replacement windows had no flashings etc therefore allowing rain water to back flow over the top of the concrete foundation and down inside the walls flooding the downstairs living area and rotting the main wood structure. He was able to tackle that along with double waterproofing it all before he then began the large deck. The deck itself was very detailed. Building a deck these days is far more detailed and complicated than just slapping up the 2X6 structure and nailing the boards on top. Every deck board needs 100% end support so you really need to double think each joint/connection. Our deck was 36X18 with 3 sections and picture framed around each therefore adding to the complicated framing plus we had some angle cut edges. The crew ( himself; his son and 1 other worker) worked for days preparing the area with taking down the old deck and jack hammering out 6 tons of concrete...and hauling it all off also. All in all it was a long and difficult job through a week of heat and another week of rain. Every day I told them how impressed I was with their professionalism ; talent and ability. Every day they totally picked up and cleared the area. They were on time every day. When they left for the day they made a point of telling us that they were leaving for the day. I'm worn out now even just thinking of all they did and just how friendly and nice they all were. We couldn't be any happier with their work... and I'm probably the first to admit I can be very particular with all. You can rest assured that the job will be done correct and to the best of their ability... and these days what is also important is that L&L is a family business and you're not feeding a large corporate company. You will be happy with your choice if you choose Ray at L&L. :) They were the BEST!!!"

"This home yard project went extremely well. I was very specific about what I wanted for a final result (dog hardy grass blend, easy to use irrigation system, remove old damaged soil and grass and replace / amend with healthy soil) and am very engaged in any contractor-run project. Norberto was able to provide reasonable options, discuss pros/cons, and what the maintenance requirements would be long term. Once started, the project moved along - he was an excellent project manager. I would check progress and he was very responsive to any of my questions or concerns. Any course corrections were made immediately. He is also providing follow-up to ensure the lawn comes in as planned and the irrigation system is functioning as designed. They were very carefully to keep the work area clean and ensured the gates remained closed so my dogs were not able to escape or get into the new lawn area. Between a reasonable price, excellent experience and consultation, excellent installation, and follow-up, I highly recommend Mount Olive for lawn replacement and irrigation system installation."

"RFI built a second story deck for us. From tear down of the old structure to clean up of the site at end of the project, they were 1st class. The old deck was a true hazard and they were able to repair water damaged areas adjacent to the deck structure as well. Fred was great at offering various design options and happily answered all our questions. Without being prompted, he sent lots of pictures from start to finish, which really kept us informed since we were not on site. The deck and railing turned out beautiful. "My first time working with Near Me Roofing Company and his team but it will not be the last. I have several rental homes and price but more importantly quality work is very important for my investments. From my first interaction the team did a great job estimating and replacing a roof that had major storm damage from a tree falling on it. They replaced the entire roof materials as well as repaired a bunch of the roof decking. Everything was done quickly, with great quality and even the clean up of all of the old materials was spotless. Easy breezy for sure!"

"This review is long overdue. Cameron and his crew were fantastic! Due to woodpecker damage, I needed to have my house re-sided in Hardie Plank, and I also developed a bad case of, "well, as long as we're doing that...." They removed the old siding, fixed any areas underneath that needed re-sheathing or re-framing (due to water damage), and then installed the new siding. That was all included in the original price quote. I also decided to update most of the windows and sliding glass doors in the house. When the new custom bay windows arrived and were incorrectly configured (no one's fault on my end or Cameron's, as I recall), he graciously re-ordered them, made triple-sure the configuration was correct, and only charged the price difference between the prior configuration and the correct one. His crew also replaced some exterior stairs and 3 decks for me, one of which was badly deteriorated. Not even pressure treated wood can withstand years of Seattle rain, so my main deck was rotting away. They did a beautiful job of repairing and replacing, so I also had them do the walkway up to to my front door to match. Then came the painting, and the paint job on my house is drop-dead, stunningly gorgeous. It was so stunning that the next two neighbors up from me (with identical floor plans), decided to paint their houses as well. All three are now bright, cheery, primary colors. Along the way, Cameron and the Modernized Exteriors crew did lots of little extras, kept me informed about how the work was going, had me inspect frequently, and charged very fair prices. They even sent someone out to fix an old window leak that hadn't gotten fixed by the re-siding process. My fiancee kept an eye on the work progress too, and as a tradesman himself, he highly approved of the quality of their work. I can't say enough good things, and I will hire them again in a heartbeat for exterior work. I just wish they also did interior work, so I could hire them for a bathroom remodel!"

"Jeramie is an expert in the craft of laying tile. He make sure everything is shimmed to be perfectly parallel, perpendicular, and plum. He identified a leak problem around my bathtub die to grout cracking. He carefully chiseled out the grout that should not have been at the tub/wall, or the tub / floor junction, cleaned everything up and replaced with beautifully done caulking. He figured out why my tub seemed to be leaking water to one corner. It was not level. He saw that the glass doors were not parallel to the wall because the wall was not square. He found the tiling had been done on drywall not cement board and had swelled because of multiple cracks in the grout. He replaced the damaged dry board next to the tile, checked the plumbing to the tub and sealed it up again with meticulous plastering and smoothing, painting. He had to cut a new piece of tile from a 12 x 12, the only thing I had, to finish the job. Skylight water damage: he and Kevin removed a huge piece of drywall from the well of a 4 x 4 skylight that had leaked. It looks as though it never happened now. They worked with my family member who lived in the house navigating their complicated work schedules, would come at the time appointed, whether early or late, work very professionally, and respectfully. Jeramie presents his clear itemized work and cost plan, which is carefully written out day by day what would be done. This is a very professional worker who goes far beyond being a Tile expert. I will engage them now to repair my front porch in a 1905 house, because they are good carpenters as well. They know about plumbing issues and bathroom, remodels, and spontaneously agreed to take on cutting a hole in granite to place a Vessel sink in an unrelated, unlisted project.they work with care, stay as long as it takes to do the job right.
