"Good communication, professional, courteous and clean up was thorough. We waited a few months before doing a rating to experience a few heavy rains. We are extremely happy with having a dry usable basement. We usually don't do ratings but All Ways Dry exceeded our expectations!"

"Communication was key on this project and Mark was absolutely on the ball. Day or night he took my calls and helped with any issues I had and walked me through the whole financing process of the project and helped me save money along the way. When I had an issue after the project was completed, they had someone back the next day to make it right. I'd absolutely recommend their services if you need foundation work or waterproofing"

"The crew came out and did the work as contracted, and the foreman answered any questions that I had during the project. They were considerate and made sure to lay down tarps as to not damage carpet on the stairs. Justin took time over the phone to answer any questions and speak with me about the project as well, since this is an area about which we knew nothing. After our drainage tile was replaced, our basement has been dry ever since! I highly recommend RC Waterproofing!"

"I gave a 4 for value for money as I have nothing to compare it to. It cost $9K to drill troughs, enlarge sump with 2 separate drain lines through foundation 10â into yard, battery backup and alarm in my 8x8 crawl space/Michigan basement. Steve, Tom & Dakary worked tirelessly to get the job done right in this challenging old home with access to crawl space under staircase to 2nd floor! They were friendly, professional and left the house spotless when done. I highly recommend this crew, VERY hard working and extremely knowledgeable. Thanks guys!"

"The most important thing I can say about Atlantic Coast Waterproofing is meet with all other foundation experts first, then call Gary. Why? INSPECTION 1. He pointed out that my basement floor overlaid the footer at different heights based on where you are in basement. --No other specialist pointed this out, this detail is very important 2. He was able to point out previous homeowners put in "home made" system --No other specialist pointed this out, this detail is very important 3. He was able to answer my questions about exterior of house that might need attention to maximize keeping basement as dry as possible, while working in parallel with interior system 4. Professional, respectful, straight forward PROPOSAL 1. Informative 2. Best warranty in the industry. 3. Cost came in similar to other proposals that would not have been effective solution for my situation INSTALLATION - BASICS 01. Anytime Gary ran into a home specific challenge he was able to overcome and offer different solutions to correct 03. Any silly question I had was happily answered 04. Walked me through progress daily 05. Was able to adapt to inspector asking for a different proposed sump pump solution, this was no problem 06. Was able to re-assure me that removal of old shower was best interest when he found sub-par installation and mold! 07. The work was super clean in basement 08. Trench was a good 14 inches wide, dug to bottom of footer, with 4 inch pipe installed 09. Gary made sure to test each weep hole very carefully and re-drilled any hole with questionable drainage or mortar clogs 09. Final gravel, pipe and cement installation was executed flawlessly 10. Permit inspector raved about the good job Gary and his team had done and he passed inspection with flying colors INSTALLATION - ABOVE AND BEYOND 01. There was questionable broken shower drain pipe, he just fixed it, no problem 02. While preparing area around sump pump Gary went the extra mile to investigate what could be another bad "home made" plumbing solution. Turns out the previous owner did not connect sump pump outlet to main sewer line, leaving a visible gap, and essentially allowing sewer gases to escape! Gary then switched gears, put on his plumber hat, and had multiple solutions to correct problem. There was a nominal cost associated with it, but I was MORE THAN HAPPY to pay for properly fixing a very bad plumbing situation. 03. Gary's crew are also there to get it done right. When his crew arrived one member pointed out that cleanout to main sewer line was not up to code. This was not pressing concern, but once other plumbing problems were uncovered, they brought this up to code at cost of some new PVC pipe. Very nice. 04. Gary's final cleanup surprised me, in a good way. After seeing first hand the unavoidable mess this type of work can cause, Gary humbly said they do their best with final clean up. Well, when we did final inspection, the basement and exterior never looked better. Nice."

"Acculevel did a super job for us! We have a house that was built in 1902 with a small crawl space. They fixed ALL our problems and did NOT have to tear up the floors. Our floors are level and stable. They were professional and neat. I would hire them for any basement or foundation issues you wont be sorry! 10 stars to the crew"

"The man that came to our house was very nice and we felt as though he was not trying to sell us a basement system, but more-so a piece of mind. Also, he explained exactly where everything would be and how it would all work. Thanks, Roger!"

"After years of bad leaks in our cement block basement wall, and lots of attempts to stop water intrusion by paving and regrading outside of the house, I contracted with B-Dry to  finally fix the problem. We had bids from four different companies, each with a different system for collecting and removing water that would flow through the wall during wet weather. I felt that the B-Dry system was the most robust, and also the most traditional. The system they used was also cited by a university study I read online as the best way to solve this water problem. The process for getting the price quote from B-Dry was clear and informative. Everything they offered was clearly explained, as were all of my options. <br /> <br /> The estimate called for repairing 22 linear feet of wall along two sides of my basement, and installing a new clean out for the foundation drain system with a connection for the new drain tile they would install. In addition, I opted for covering one entire wall (7 feet high) and the other wall to a height of 4 feet with their plastic panel system. The job took a full day. I prepared by clearing the area and moving my workbench, and clearing a path to the basement stairs. The workers arrived as scheduled with all of their supplies and tools. <br /> <br /> They moved my washer and dryer and covered some basement items, stairs, and back hallway floor. They used a jackhammer to break out the basement floor from the wall out about 18 inches, then hand-dug the dirt down to the bottom of the foundation. They installed crushed rock, installed sections of PVC drain tile, and covered the tile system with more crushed rock. They installed the new drain cleanout, replacing the 70 year old cast iron unit, and also installed two inspection ports in the system, which are accessible in corners of the floor. They then poured new cement to finish the floor. It has a smooth finish and matches the level of the old floor exactly. They removed all debris and cleaned after the work was done. As you can imagine, the work is heavy and dirty. I recleaned the area twice, and mopped the floor several times after the work was done. The old floor was unfinished cement, and really held the dirt, but that is more about my old cement floor than it is about the work they did.  <br /> <br /> As the cement dried it did settle in one spot by the new clean out, which left a shallow dimple in the surface. I have not called about this-- it is in our fruit cellar and isn't an issue as far as I can tell.  <br /> The system seems to work exactly as I had hoped. We had record snowfall this year, and the basement was totally dry during the spring snow melt. We've had two strong rainstorms this spring, and there has not been a drop of water in the basement. The plastic paneling looks a thousand times better than the water-damaged stucco that we had to look at before the work was done. The dampness is greatly reduced in the basement, and it smells much better than it did before.  <br /> I waited until after the snow melted and we had some good rainstorms before writing this review. I think I will be satisfied with this repair over the long haul."

"Met with 360 Rep John R. (14 Aug 20). Received a quote for installing (4) 42"fortified helical piers to raise foundation of my attached garbage. Mr. was professional, knowledgeable, and he arrived on schedule. He performed an exterior inspection of my home and interior inspection of my garage to see if other repairs were necessary. He determined no other concerns aligned to my existing issues. The quote seemed reasonable for the amount of work involved; however, I was skeptical due to the hugh investment. It was somewhat comforting to learn there was a warranty and an engineering report was optional. I was a little concerned John forgot to inform me about the $250 permit fee that was required in addition to the engineering fee ($500); however, he said he would waive/cover this as it was due to his error. I reached out to three other contractors for quotes. One company which had previously performed waterproofing services in my basement had provided a quote for $25-30k. However, the company provided zero references for doing foundation supports. The second company "Percision Foundation Systems" convinced me to tear out finished paneling in my basement looking for a presumed horizontal crack. Fortunately, no such crack(s) existed anywhere; however, I now have to pay additional monies to have drywall installed. The third never responded. In all fairness, 360 SOL was my only option available to get the work done prior to winter. I was very nervous about moving forward; however, I am definitely impressed with my decision to have the work completed by this company!!! The work was completed 28 Oct (covid). The entire process went better than anticipated. The crew arrived on time and completely on schedule. Very professional and polite teammates. Clean up went well. Only two concerns: the $250 permit fee surfaced as a surprise in which the owner quickly reconciled, and the dirt left onsite could've been compressed more. Overall, I highly recommend Foundations Solutions 360!!"

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Saginaw, MI

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
