"We recently had Jakubek Inc. finish our basement, and we couldn't be more satisfied with the results! From start to finish, their team was incredibly professional, with excellent communication throughout the entire process. They made everything easy for us and were always available to answer questions or provide updates. The work was completed on time, and the quality is top-notch. It’s clear they take pride in their craft. We were particularly impressed with how they managed every detail and ensured the space turned out exactly how we envisioned. We would definitely recommend Jakubek Inc. to anyone looking for a reliable general contractor and will absolutely use them again for future projects!"

"I’ve always wanted a second bathroom. I contacted JK Complete R&C. Jack came to my home and assessed the would be project. Jack gave me a reasonable price, start and proposed finish date. Then I met the crew John, Mike and Ziggy. We had a great relationship. Everything that was to be accomplished was explained to me on a daily bases. By the end of the project we had a bond and it felt like family. I also learned quite a bit in the process. I am total fascinated with my new bathroom. I have already recommended JK Complete to family members."

"Kris did an amazing job. It was a huge job he did by the book. His experience is evident in his accuracy and efficiency. Kris was onsite everyday and worked in a strategic way that there was never any lost time. He has a great eye for detail and design. You can tell he has a passion for his work. He consulted me often when changes needed to be made to the prints. Great communication during the whole project. He works excellent with DYI'ers like myself. He was patient with me and my hundred questions. He was also very flexible if I changed my mind or had an alteration to the original plan. I look forward to working with Kris again."

Small jobs welcome

"Tim was very knowledgeable when I first met him provided him with details of the project. I received a quote within 48 hours with details of the project and total cost. Their pricing beat out the quotes I have received my other companies (~$4000 cheaper). My wife and I decided to go with Grub Inc. They put us on the schedule. On the first day, the workers were over an hour late. I had to reach out to Mary to see where they were. She apologized for the inconvenience I told her it was not a big deal. Besides the rough start, the workers did a good job with the demolition and putting up the Dura Rock. The started in the shower with the tiling. After they finished left for the day, when I looked at what they had done, I noticed that they did not put the shower shelves in did not put tile all the way to the wall. I mentioned it to Mary who relayed it to the workers. Next morning, the workers told me they were not told about installing the shower shelves installing the tile all the way to the corner of the wall. They fixed their mistake and then completed tiling around the tub. Following 2 days was when they tiled the floor and grouted everything. After the work was completed dried for 24 hours, I went to review their work. A couple of things popped out: 1. The tiles that created the edge were very uneven between each other (1/8th inch off). I took a picture with a ruler and sent it over to Mary. She told me that caulk would fix the issue based on what one of the workers told her. Unfortunately, it did not fix the issue. 2. There was a gap/hole from the toilet tile. The workers would have seen this when they reinstalled the toilet. 3. Workers grouted where floor tile met the tub shower and wall tile met with the tub shower. The grouted start to break peel after a week. 4. When the workers installed the shower shelves, they created a bigger hole then they should which led them to use a lot of grout to fix their mistake. Because there was so much grout being used, the grout has been breaking since day one. 5. Two tiles started to come up. One of those tiles cracked. I brought all these issues up provided multiple pictures to Mary. Her response was that if we used a Schumer L Trim the issues around the shower tub would not have occurred. However, Tim is willing to fix the issue for free with installing pencil trim (labor was free I had to pay for the pencil trim.) She also said the other issues that I brought up would be fixed. Today, Tim another worker came to install the pencil trim and resolve the other issues. They only fixed 2 of the 5 issues stated above. Issue 1 Installed the pencil trim (half assed it will provide more detail below) and Issue 5 Replaced cracked tile loose tile). No response to the other 3 issues. I have decided to deal with those 3 issues myself. I will also need to fix the issue that occurred with the pencil trim installation. 1.They did a good job installing the pencil trim besides the corners around the bath tub. Very unprofessional. Worker cut the tiles for the corners at a 45-degree angle, but 2 of the corners the 45-degree angles are facing each other to make a triangle instead of it being cut so they can be laid on top of each other to make a smoother look. The other 2 corners were done cut correctly but some discrepancies so they do not fit smoothly together. Overall, I am dissatisfied with Grub Inc lack of professionalism quality. I would not recommend them to do anyone work."

FAQs for basement remodeling projects in Burlington, IL

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
