"We hired Restoration Plus to do a complete gut and remodel of the kitchen of the 1965 era home we bought. From planning layout to picking out materials, Scott, Ryan, and their crew were knowledgeable and professional. The work crews were polite and friendly. Everything was done in the time promised and done very well. We are very pleased with the work and we couldn't have asked for a better team. I highly recommend this company."

"This was my second project with F and J, and they both went well and were completed as projected.  In order to contain some of the costs, it was my desire to do some of the minor  updates  myself (painting, mirror installation, towelbars, and drawer pulls.  F and J are very detail oriented, and would have done a fine job with these, for anyone not wanting to do it themselves.   Also, I think they offer several "turnkey"  remodels for standard bathroom sizes.    Jack was very flexible, and allowed me to purchase my own cabinets, plumbing fixtures, counter top and shower doors (rather than run it all through his account).  So the job amount shown above does not include these elements, which added about another $3000.  I still saved a bundle over some of my other estimates, and  I'm totally thrilled with the final results!  I was also pleased with the tasteful design suggestions.  Jack really does care about his customers. <br />"

"Excellently.  The only delay was from the weather, we had a really wet spring in Michigan.  But they worked though most of it.  <br /> <br /> We are sitting in a room of the addition that "Jack Built".  It is a beautiful space that far exceeds our expectations.  The detail work is something to behold and we are sure we will enjoy it for many years.  <br /> <br /> Following a bad storm thousands were without power, we were without power for nearly a week.  Jack arrived with a electric generator so he and crew could continue to work.  He discovered our basement flooded , he used the generator to plug in our sump pump to empty the water.  He turned on the dehumidifier  and two fans.  His quick action saved us quite a bit including no obvious mold problems. <br /> <br /> We would very highly recommend Jack Duncan Palmer Builders."

"Overall we were very pleased with the work that Brad and his family did - they're really knowledgeable and did a quality job. He took the time to understand our preferences and offered lots of ideas and options during his original consultation. The job itself included a complete remodel of the master bathroom, including rearranging where the vanity and shower were located. The work went smoothly and they very much made an efficient team. We had a couple of additional odd jobs that they were able to work into time gaps between drywall phases in the bathroom. There were a couple of curveballs during the project that they were able to work around and keep within budget for the most part, and weren't put out in any way by having to adjust plans. From the original consultation throughout the entire job, they always took time to answer questions and to make sure we understood what they were doing and why. They were extremely conscientious in terms of keeping things clean, laying down plastic to protect carpet and stairs that were getting extra traffic during the project. They also cleaned up after each day (we were still using the master bedroom during the project). They were always on time, always asked before setting up work spaces in the garage, on the porch, etc., and always made sure that their work schedule was workable on our end. We couldn't always be home when they were working on things, but we were very comfortable with them as an honest, upstanding family, whose work crew didn't change from one day to the next. In fact, there was some sort of deposit that Menards charged for the shipping materials for our vanity countertop that we never knew about, and they made sure to send the refund on to us after the fact. We'd definitely recommend them to others (and have done so already), and plan to give them a call for future projects."

"Quality of product installed and workmanship I am pleased with. However, post install is why I have deemed necessary to leave this review. The crew left food waste in our yard and gutters. Lawn was not adequately swept for nails and staples. Upon reinstalling my TV antenna, observed pieces of shingle, siding, aluminum flashing, nails and staples in one gutter. This prompted me to inspect all gutters, where I found more of the same. Had two exhaust vents installed for bathroom fans. The crew did not leave necessary couplers to connect provided duct to vents in attic. The project manager provided necessary couplings by personally delivering to my house which I am appreciative of. Discovered packaging material from shingles, along with shingle remnants in my attic. The sales presentation and documentation was why I chose Palmer Construction over lowest bidder, about $5000. The owner and sales person have yet to reply to my emails and/or phone messages. The project manager is the only staff who contacted me and followed up. Not how I would run my business or manage my staff. They also jeopardized an opportunity to earn an additional project. I got a new roof which hopefully will last until I move and they got my money."

"We thought we needed foundation work. They not only told us that was incorrect. They directed us to a structural engineer who would be able to help us. No charge. Most appreciated."

"Professional team that can handle wide range of projects. Employees are extremely accommodating and respectful. Owner honors warranty on all projects. Originally hired for roof replacement on 2 residences. Subsequently, hired as the main maintenance team for our commercial properties. Would highly recommend."

"My service tech, Jordan Foy, called promptly in the morning and arrived right on schedule. He was friendly, knowledgeable and did a great job installing my sump pump and the underground line. He made sure I approved of what he was going to do each step of the way. He was also very nice to my golden retriever puppy who wanted to be his assistant. I will be using Ayers Basement Systems again for additional work on my basement next spring."

FAQs for basement remodeling projects in Charlotte, MI

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
