"The work was done well overall, but I had to remove some large concrete pieces from the sloping areas around the edges. The original diggers had buried these close to the surface, which would have made landscaping impossible. This was not Jerry's fault, as they did not follow his instructions to break these up, and add them to the substrate rock under the patio base. There were delays due to the very bad weather, out of his control, but the re-scheduling needs could have been communicated better, in my opinion."

"All of this took 2-3 days. They showed up early every morning (around 8 AM) and went about their work in a professional manner. The owner stayed late to finish up work on the day they poured the new steps, making sure that all the edges had a nice finish on them and were done "just so" and to his liking. He also showed up on the last day to put a second coat on the resurfacing of the front stoop which now looks brand new as if it had been replaced along with the front steps. I might also add that Mr. Langhorne's estimate was $1,200 lower than that I received from a larger company who, by the way, tried to "upsell" me by asking about replacing the stoop as well, which only really needed to be resurfaced."

"After too much rain, we finally had a break and they were able to do the yard leaf removal. No co plaint on price; was good for the amount of work that was a season and a half of leaves. Thanks for the service, will use again."

"We had a wonderful experience with the contractor. They finished the job on the estimated date and they always clean up after themselves. The price is fair."

"This project was top notch. They removed concrete of previous driveway, steps, stoop and replaced everything and expanded the driveway to accommodate two car parking. They also install a patio in my back yard. Sergio and his team were very professional, on time every day, courteous, worked with you on the project as it was being constructed, hard working, made sure everything was done according to your project. They made sure you were happy with the project and the area was cleaned before they left. I would highly recommend this company for any concrete work you need to have completed. Price was very reasonable. A job well done."

FAQs for concrete finishing, overlays & coloring application projects in Clifton, VA

With proper care, a stained concrete floor easily lasts 20 years or more. Reapply sealer every two to four years to protect against moisture, scratches, and daily wear. Routine sweeping, occasional damp mopping, and prompt repairs keep the surface looking sharp and protect the slab underneath, preserving both function and resale value.

Stained concrete can crack if the slab is exposed to extreme moisture changes, heavy impacts, or settling. Small hairline cracks are mainly cosmetic, but deeper fractures can affect the finish. Inspect the floor regularly, address moisture issues quickly, and hire a pro for timely repairs. Staying on top of maintenance prevents minor flaws from developing into larger, more costly problems.

The longevity of a concrete stain depends on the product you choose. Acid-based options chemically bond with the slab and are essentially permanent. Water-based stains sit on the surface and can be lightened, darkened, or covered with a new color at a later time. Select the stain type that aligns with your long-term design plans and your willingness to reapply the stain in the future.

You can update the color by cleaning the slab, lightly etching it, and applying a new layer of stain. Re-staining bonds to the concrete and resists peeling far better than paint. For a dramatic shift—such as moving from a dark acid stain to a lighter tone—you may need to grind the surface first. A flooring pro can advise on the best approach for your specific floor.

Stained concrete combines longevity with a modern, custom look. The finish resists heavy foot traffic, moisture, and everyday wear, so upkeep is minimal—routine sweeping and an occasional damp mop are usually enough. Because the color is inside the concrete, it won’t peel or flake like paint. Homebuyers also appreciate its sleek aesthetic and low maintenance, which can add a slight boost to your property's resale value.
