"The technician pulled a roller off the door; then told me all the rollers were bad. He wanted to replace them for $150. I asked him if he checked the other rollers; he said no. The door is very easy to raise & lower by hand so I told him no. I asked him if he would check & lubricate the chain. He said that would damage the unit. The owners manual recommends checking the chain tension & adjusting it if needed. He did not look at it at all. He did not perform a safety check either."

Within two weeks the garage door began opening on its own. Around Aug 1, while I was at the hospital with my terminally ill father, I received an alert the door had opened. I tried closing it remotely but it kept bouncing back up. My neighbor checked and found bolts and screws on the floor and said the door looked unsafe. Technicians later pointed out multiple installation mistakes. The motor had to be replaced, and the door panels began bending and rubbing even though the door has been opened fewer than 75 times. In May 2025, before the 1-year installation warranty should have expired, I contacted them again. I was told to follow up with Liz, who said the owner would not do anything further. I am now paying another company to replace the door entirely."

AZA Repair & Brenovations HVAC Are the Worst Landmark sent AZA Repair for my refrigerator, and they left it worse than before?still not working, scorch marks from a blowtorch, copper lines sticking out, tools and oil left behind, and no receipt. Then Landmark sent Brenovations HVAC for an AC motor replacement, and that turned into exposed wires, bolts hitting fan blades, missing parts, and complete disregard for safety near my kids? play area. Both companies were unprofessional, negligent, and refused accountability. Landmark?s use of these contractors makes me seriously question the value of having a home warranty at all."
