Customers say: Terrific value

"I hired CD & Son Concrete to remove an old concrete patio and lay a new, much larger patio. They did the work in a day and a half & I couldn't be more pleased with the result. The new patio is beautiful and they cleaned up everything before leaving. I wouldn't hesitate to use them again."

"We are beyond pleased with the work. The Sotos crew placed down wood to protect the sod around the areas they were working and during the concrete pour put up plastic sheeting to protect the surrounding area. The crew was very professional and cleaned up after themselves each day. They matched finish texture to the adjoining concrete and blends well with the existing concrete in both locations. We would hire Sotos Concrete again."

"Tradesmen Concrete extended our drive way for us and did a wonderful job! They matched the color so GREAT! We were actually out of town when they did the job, but our neighbor said that they did such good work and cleaned up their mess meticulously which I really appreciate and shows that even when the customer is not around, they take pride in their work. Highly recommended!"

"Mike and Andrea Golish were wonderful and a joy to do business with.   Mike explained in detail what to expect during the process.  His crew came out and started work immediately.  It took 2 days to complete the job.   The patio is gorgeous - Mike and his crew did a great job of finishing off the colored patio - with a nice broom finish with smooth edges.  My decorative patio is a gem in my backyard.   I truly look forward to spending alot of time using this once unused backyard.   My neighbors were so impressed a few of them asked Mike to give them a quote.
I want to thank Mike, Andrea and the crew for making this such a great experience.   Next year I want Perfection Concrete to remove and pour a new driveway.

"RESPONSIVENESS TO NEEDS
There are different measures of success on any project and different constraints and issues that will challenge those measures.  My primary measure of success was a DRY basement, and Brian?s proposal to deliver it was comprehensive. He was committed to meeting my request while satisfying my second measure of success: do it at an affordable price.

ESTIMATE
Brian does all estimates himself instead of sending out salespeople (which I appreciate).  I scheduled Brian's first visit in the days following a large rainfall that caused flooding in neighboring areas, so his schedule was packed. Understandably, Brian was crunched between appointments when he arrived slightly behind schedule, but he had kept me updated in the hours preceding his arrival.  Brian quickly conveyed a focus on resolving the seepage problem.  He also listened to my concerns, identified primary and secondary issues, and said he would send a thorough e-mail containing precise details for a solution with a cost breakdown.  He arrived and left in about hour, and within a couple days he sent an e-mail estimate with two options. 1) A complete basement drain tile system with crack repairs, or 2) a partial system that he believed would resolve the problem at a lesser cost. He offered to allow me to "upgrade" to the full system in the future and pay the difference between the two estimates. This type of offer was not even discussed by the three other companies (two big names and one small business) that came for estimates.

With the exception of the extended (years-long) payment / financing options offered by the larger companies, Brian?s proposed solution was almost a hands-down winner.  The other small company was comparable, but after sending the initial estimate, Brian offered to return on the weekend to give me the opportunity to talk again when there was more time.  Other companies' approaches to doing exterior excavation ranged from doing minor reinforcement to not even wanting to touch it.  Brian, in contrast, said he can?t honestly guarantee a dry basement when he didn?t know what the previous repair looked like.  He offered to completely excavate the two walls that had work done previously and to replace (if necessary) any inferior quality materials with his own fix.  Now we're cooking with gas!  The cost of the job remained competitive, and this ?extra mile? effort on top of everything else fully satisfied my need to be 100% sure the seepage would be stopped.  I opted for the full drain tile system.

TIME
The timeframe Brian quoted was in line with all of his competitors: 2 days max.  The time element of the job met some challenges, taking 5 full working days to complete, (Tues-Fri plus half days Sat-Sun).  The reason?  The crew found the floor was new, dense 4-inch concrete poured on top of the original 4-inch concrete floor.  This meant twice the work for the breakup crew that was prepared for a conventional job, making it impossible to accommodate the original time frame. Brian promised to never leave a job unfinished, so he juggled his crews' schedules to make daily progress, and he never once raised his price despite the extra time or material (concrete) required. I was very grateful.  He also personally came to finish the job on the weekend rather than pushing it out to Monday or Tuesday.

EXTRAS AND RESPONSIVENESS
Some plumbing in the floor was impacted by the concrete breakup and required repairs due to its age and condition.  Brian took the time to find the exact materials I requested for the repair and installed them.  I was not present at installation so he took photos and video and sent them to me via smartphone so I could verify he got it right.  What other contractor does that?! He also paid attention to every detail for laying out the design of the downspout tie-ins, finishing touches, and every single special request I threw at him. He also spotted an additional leak in the corner of the foundation and sealed it up as well. His commitment to resolving every issue to my satisfaction was outstanding.

Brian made himself accessible via phone, e-mail and text, and he responded quickly to inquiries.  I wanted to know every detail of the work, and Brian accommodated. Another totally unexpected surprise came when Brian discovered that some of the promised work did not need to be performed, and he provided credit for this instead of using the difference for my extra requests.

SATISFACTION
"You'll be happy," is Brian's mantra.  He addressed a couple gripes - dust exposure to the first floor space; a few trampled plants outside - by providing equitable financial credits.  These professional oversights on his crew's part are unacceptable to Brian, and credit on the final bill was all he could do to make up for it.  Overall, the crew was polite, and one even brought a stack of extra floor tiles from his personal supply to replace some I'd lost during demolition work I had done weeks earlier!

From start to finish, despite delays and minor shortcomings, Brian executed on the proposed project by 100% nailing the two most important measures of success ? quality and cost. As for timing, the job ran long but Brian didn't quit until the job was done. I never expect perfection; nevertheless, Brian aimed to earn my satisfaction as his primary goal. I give an A+ on nearly every category, taking a point or two away for the issues mentioned.

Rain is coming in the next two days, and I'll only edit this review if the repairs fail to deliver a dry basement.  I am posting this review before the rain comes as a vote of confidence that I won't have to change a word.

The most important criterion to assess a job well done is whether you'd recommend a service provider to a family member or friend.  In Brian's case, I absolutely would."

"I WOULD NOT HIRE AGAIN!!! Jesse, the salesman, was great at his job. I received 5 quotes from different companies. Even though Sam was not the lowest, I liked what Jessie had to say concerning other small cracked areas. RED FLAG #1 I called the office to let them know I was going to hire them. No answer...left a voice message. No return call. Waited 2 weeks. Called again . No answer....left a message. A few days later did receive a call saying I was on their work schedule, just didn't know when. Out of the blue no phone call, Jesse shows up looking for a deposit. MY FAULT. I sent in the signed contract but forgot the deposit. It was no big deal except I was having my hardwood floors done right at that moment and unable to get to the checkbook. RED FLAG #2 Couldn't wait and wouldn't wait for the next day when floors dried. Realized i could do something but I was very unhappy about it. GOOD NEWS Men showed up at 8:00 and started working immediately on pad to be replaced as well as cutting out a small area to be replaced as well. GOOD NEWS They took care in not trampling on the flower bed adjoining the work area. READ YOUR CONTRACT CAREFULLY!! Following are detailed word for word from my contract. NOT ONE WAS DONE. RED FLAG#3 "All new concrete will be DOWELED into the existing concrete to prevent settling." RED FLAG #4 " Remove and dispose of the existing concrete up to 5" thick with WIRE MESH REINFORCEMENTS. " RED FLAG #5 " COMPACT the subgrade with a MECHANICAL compactor as REQUIRED." RED FLAG #6 " Install 4" of 4,000-psi concrete reinforced with 3/8 rebar as needed. RED FLAG #7 " Clean up daily and at the job completion." RED FLAG #8 " Work is guaranteed ... and will be completed in a workmanlike manner per industry standard practices. I saw that the concrete truck had arrived and went out to check on the progress. THAT is when I noticed immediately that area was not compacted and leveled and chunks of old concrete were still in the area. That NO wire mesh was installed. THAT NO dowel rods were installed to prevent settling. I brought out my contract and showed to to the men working. By that time concrete was already being layed. One RUDE worker turned to me and said what did I want them to do. Put it back in the barrels , wheel it back to the truck and do it right? YES, that is what I wanted. I then called the office again. RED FLAG # 9. Again no answer. It did direct me to call another number in case of an emergency. I reached the owner. His response was to call the foreman on the job. RED FLAG #10 The foreman and Jesse, who showed up after the job was completed to get the rest of the money, apologized for the man's behavior. HOWEVER, THE RUDE MAN NEVER DID!!! They tried to explain to me that they used fiber concrete and did not need the mesh or rebar. HOW DO I KNOW THAT. I hired this company for what was in my contract. I believe I was charged for items I never received. RED FLAG # 11 The owner has NEVER called back to check up knowing how unhappy I was. Very disappointed in customer service all around for this company. RED FLAG #12 Jesse knew how upset I was. They had also cut my sprinkler line. Yes, the contract says that is my responsibility, but he agreed to fix it. 3 weeks later, I REPAIRED IT MYSELF. RED FLAG #13 I have also been cleaning up large chunks of concrete left behind throughout my flower beds. While most of the concrete looks good, there are well over 300 large silver/gray spots grouped in certain areas throughout. What does this mean? They also knew that i researched Angie's List for all contractors. I asked about an Angie's List discount. None was given, however, I NOW see that a 5% coupon is offered. OVERALL, a very disappointing experience. Not sure what I can do now, except to recommend to others NOT TO HIRE THIS COMPANY!"

FAQs for concrete finishing, overlays & coloring application projects in Danville, IN

With proper care, a stained concrete floor easily lasts 20 years or more. Reapply sealer every two to four years to protect against moisture, scratches, and daily wear. Routine sweeping, occasional damp mopping, and prompt repairs keep the surface looking sharp and protect the slab underneath, preserving both function and resale value.

Stained concrete can crack if the slab is exposed to extreme moisture changes, heavy impacts, or settling. Small hairline cracks are mainly cosmetic, but deeper fractures can affect the finish. Inspect the floor regularly, address moisture issues quickly, and hire a pro for timely repairs. Staying on top of maintenance prevents minor flaws from developing into larger, more costly problems.

The longevity of a concrete stain depends on the product you choose. Acid-based options chemically bond with the slab and are essentially permanent. Water-based stains sit on the surface and can be lightened, darkened, or covered with a new color at a later time. Select the stain type that aligns with your long-term design plans and your willingness to reapply the stain in the future.

You can update the color by cleaning the slab, lightly etching it, and applying a new layer of stain. Re-staining bonds to the concrete and resists peeling far better than paint. For a dramatic shift—such as moving from a dark acid stain to a lighter tone—you may need to grind the surface first. A flooring pro can advise on the best approach for your specific floor.

Stained concrete combines longevity with a modern, custom look. The finish resists heavy foot traffic, moisture, and everyday wear, so upkeep is minimal—routine sweeping and an occasional damp mop are usually enough. Because the color is inside the concrete, it won’t peel or flake like paint. Homebuyers also appreciate its sleek aesthetic and low maintenance, which can add a slight boost to your property's resale value.
