We are extremely pleased with the work of our contractor Rocco Umbro of Landmark Design.  We are considering two additional s projects at the house and if we decide to undertake them, we will in all likelihood do so with Landmark Design.







In preparing for this project, we determined that we needed the help of an architect to assist us with the design of the new addition in order that it would meet our functional goals and meld well with the rest of the house, and an contractor experienced in handling additions and renovations for older existing homes.  We interviewed six contractors and four architects based on recommendations from friends, family members and long time service providers.  We narrowed the field to two contractor/architect teams and selected Rocco Umbro of  Landscape Design and the architect he had suggested, Rex Gedney of Crozier Gedney.  We received Rocco's name from our most trusted long time service provider.







We began the design process with Rocco and Rex in the fall of 2014 and completed it in early 2015.  Rocco and Rex then began the permit application process and we signed the final construction contract with Landmark Design in early March and construction began later that month. Tthe project was substantially (95%)  completed by mid July. 







During the construction it was very important to us to have full use of the main house as it serves as the base for weekly visits with our three daughters and their families which include 7 grandchildren.  At the outset, we had identified several aspects of the project and our relationship with the contractor that were important to us including: accessibility to the contractor (ease of contact and rapid response), the quality of the work and attention to detail reflected in the work, the quality and supervision of the subcontractors, efficiency in coordination and the timeliness of the work, the cleanliness of the contractor and the subcontractors and the cost of the work. 







Rocco and Landmark Design met our full expectations in all respects. 

Communication by email and telephone was always quick and Rocco always made time to meet with us regularly even though that often required weekend or early morning meetings.  The subcontractors Rocco employed were uniformly excellent --they did high quality work, responded quickly to any requests or concerns we had, were invariably easy to work with and polite to us and to our various family members and friends. Rocco and his son were always in evidence with the subcontractors and we have no doubt that the quality and timeliness of their work reflected Rocco's close supervision.  When issues arose, we found we could always discuss them even when we were changing our minds on something, and he and his son were excellent at coming up with solutions for the inevitable issues that arise when working on changes to an older house.  Work progressed efficiently and Rocco and his son did and an excellent job of keeping things moving.  The worksite was always kept neat and clean and we never had concerns when our grandchildren were visiting as equipment was always picked up  and carefully put away at the end of each work day.  We believe the cost was very reasonable for the work done and the quality of that work was excellent. We always felt that Rocco was looking for ways to save us money rather than the opposite.  Finally and this is was important to us, it was a pleasant process.  Our interactions with Rocco and his son and the subcontractors were pleasant and friendly and everyone seemed ready to go the extra mile to get things done the way we wanted them to be done."

"We fixed the plexiglass overhang above our front door. It required the removal of existing materials and installation of new plexiglass + flashing. This sounds easy but took a few days to complete. The seal however was not tight enough and water still dripped following the repair. But Twin Oaks came out the very next day and resolved the issue. Workers were friendly and from what I can tell did a nice job. They later returned (the next warm day) to repair a damaged garage panel which they were able to do in a day. Other than leaving some debris in the side yard (not a lot), they were good to work with .. nice folks."
