"The plumber arrived on time. Assessed the problems , made a bid and then went ahead and fixed the problems that same day. He made the bid , went out to buy the parts and returned to complete the installation . However I ended up paying over $425/ hour!!!! I thought it would be more difficult to fix the [problem but it only took the actual work about 5 hours total. I want to stress that my job was completed adequately. However, now I feel " taken" for the job provided."

"Performed the annual service on our furnace. Cleaned several contacts. Checked for carbon monoxide which had never been done before as furnace was old and more likely to have problems. As furnace was original to house from 1996, gave a bid for a new one. Stated did not need quite yet, but we decided to buy new furnace from them and had them install. Very pleased with service and would highly recommend. Service technician very knowledgeable."

"I got a bid for the exterior paint job of my house in preparation for it being put up for sale. We were very concerned about the lead paint issue, and Dave listened to my concerns and kindly explained his process in a non-condescending way, which I appreciated. His bid and evaluation of the house was incredibly detailed. I sent him a $500 retainer and he booked me. He had great color suggestions, which I decided to follow. He got behind on the house before mine because of rain, but he communicated this well. He then took great care in prepping the house, which was a big issue. The job turned out to be harder than expected, but he didn't waiver from the bid he gave me. They even removed horribly dense weeds to paint one side of the garage. Dave also fixed a rotted window frame, nailed down siding, and did many other small repairs on the sides of the house. The paint job turned out fantastic. Dave takes great pride in his work. I am amazed at how nice he made the house look."

"Blakely did the plumbing work on a new bath that we put in last year (everything turned out great!), so we were familiar with the company when we called them for this additional service for the old bathroom. Initial inspection was performed by Mr. Blakely himself; followup installation was done by his assistant. Both are cordial and professional in manner. Work was completed well and in a timely fashion. We also discussed a longer-term project to replace our kitchen sink, and were invited to visit the Blakelys' own kitchen to view one faucet option. Not the kind of treatment you'd get from Lowe's! Would definitely recommend this business.

FAQs for sump pump or interior foundation drains installation projects in Donald, OR

Most residential pumps draw approximately 1,300 to 2,900 watts when they first start, then settle at roughly 800 to 1,050 watts during normal operation. The exact number depends on the motor’s horsepower and how often the float switch tells the pump to run. Even at the high end, the electricity cost is minor compared with the expense of cleaning up a flooded basement.

Grab a ruler and an empty 18‑inch‑wide pit. During a steady rain, time how much the water rises in one minute. Multiply that depth (in inches) by 60 to calculate gallons per hour, then add 50% for safety. If the result tops 2,100 gallons per hour—about 35 gallons a minute—you’ll need a 3/4‑horsepower unit. Anything lower, and a 1/3- or 1/2-horsepower pump should do the trick.

Loud rattling, constant cycling, or shuddering vibrations are the pump’s way of telling you it’s on its last legs. Musty smells, higher electric bills, and visible rust are other red flags. If the unit is 10 years old or older and exhibits any of these symptoms, replace it before the next heavy rain turns your basement into a wading pool.

You don’t have to hire a licensed plumber, but you should still bring in someone who installs sump pumps for a living—whether that’s a plumber, basement‑waterproofing specialist, or experienced handyman. They know the local codes, can wire the pump safely, and will test the system before they leave. Skipping professional help might void the warranty and could leave you with a pump that fails when you need it most.

Not every basement needs a pump, but if your home sits in a floodplain, has a high water table, or has ever taken on water during a storm, a sump pump is inexpensive insurance. For basements that only struggle with condensation or the occasional damp spot, sealing cracks and improving drainage may be all that is needed.
