"I have a 1900â s farmhouse with multiple additions in an area with a high water table. I have dealt with water in the basement after every hard rain and during the spring thaw. The basement was very musty and damp. This job was handled professionally from the estimate to final walk through. Dave P. and his team were timely, organized, and skilled in getting the job done right. I highly recommend FSM, they are worth every penny! Thank you, again! M. Canfield - Kingsley, MI"

"The work was done almost 2 years ago and is holding up without any issues. It was done in the timeframe promised, done professionally and the finishing was excellent. I had flooring installed and developed an issue due to the installation. Both the owner and site leader recently came out and inspected the system to ensure there was no issue with the drain (there wasn't). This type of customer service is rare these days. I am very happy I had the system installed and appreciate the professionalism I have encountered with this company from the estimate, work, finishing and follow-up. Thank you!!"

"We drew up an idea of what we were thinking about and he took our idea and brought it to life.   We are so happy with it and so our our animals.  It's been a few years old now and it holding up just great and I am glad we agreed on a metal roof as he suggested and a gutter system. <br />"

"They arrived on time and on the day they said they would be here. First day was the worst, you would not believe the noise and dust emitted from two jackhammers in your basement, although they tried to contain the dust using vacuum cleaners. I had to move my stuff away from the walls at least 5 feet, they covered it with plastic, but still have dust on everything. Everything was hauled out in buckets and disposed of on my property, chunks of concrete make good hill holders. Second day was to route out the channels for the drainage channel and install washed rock and dig hole for sump pump, a short day, too late in day for installing concrete. Third day and last was to install and smooth out wet concrete over the drainage channels and washed rock, plumb the sump tank outside and clean up. Was a OK job but rather expensive, they threw in the pad removal when I baulked at the price. Took over two weeks for the concrete to get completely dry, had lots of water under my floor. I still get water on one end of the house basement floor, but only after heavy rains, I believe this a problem with my roof drainage, which I am in process of fixing. The company behind Basement Systems say NO water leaks in basement period, I would take that with a grain of salt. I am disappointed that the company that installed the system has not made a follow-up call to see how its going. I thought the price was high, but there is a lot of labor involved, so on a 1-10 scale, I would give it an overall 7.5."

"Started out fine given a price of $50.00 per foot. Some of the work had to be changed due to having room to move all items from two different walls. Decided to do one wall at this time and delay the other until spring of the year. This change brought the work from $50.00 a foot to $91.00 per foot. We did have the work as it was a area that needed the most attention, and the company had spent time with us setting up the work. The increase was totally out of line from my point of . view. We will look for someone else to do the remaining 30 feet in the spring of the year."

"<p>This company was referred to us by Home Depot when we were getting New Granite Countertops in our kitchen.  First off - Home Depot was giving us wrong dates for the installation of the countertop, so we sate without a kitchen to use from the 19th of April until the 11th of May. When installing - the installer broke a large section in 1/2 and we had to them wait until the 24th to receive the new piece to be installed.  This is just a summary of our experience NOTHING to do with JR Maintenance. Where they came into play was on the 26th of May to begin the installation of the backsplash, he installed that day and was suppose to return on Friday the 27th to Grout, - well here is comes the problem - NO SHOW, NO PHONE Call, until after I got home and saw that my husband has been sitting in the house waiting all day without word. I jumped onto the phone - NO Answer so I left message. Around 6:15 that night we got a call stating installer worked late on another job, and would be over on Saturday to finish.  They arrived around 8:45 and were out by 12:00.  I was working in the yard, so I have not seen the finish job yet.  I walked in and saw a few areas of concern, but at this point was NOT going to bring them back to fix, so I spent Sunday fixing and cleaning the backsplash.  If you choose to use this company - be prepared to be scheduled on their time frame NOT yours, and also be prepared to watch the project and bring up concerns as you see them.  Hope this helps you....</p>"

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Drummond Island, MI

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
