"I recently had the pleasure of working with Holague Services, and I couldn’t be happier with the experience. From start to finish, the team was incredibly flexible and accommodating with all the changes I made along the way. They truly understood my design concept and went above and beyond to bring my vision to life. We made several major updates, including adding pocket doors, painting the entire house, upgrading the master bath, and remodeling the garage. Throughout this process, Holague Services kept everything on track, completing the project on time despite very tight constraints. Their attention to detail and commitment to quality were outstanding. I would highly recommend Holague Services to anyone looking for a professional, reliable, and creative team who can deliver great results even under pressure."

"Jared Freeman was professional and very knowledgeable. He paid attention to detail and was meticulous with his work. For example, I was very happy with the tile work he did. I was keeping the same tiles that I had on my kitchen floor which was done about 6 years ago. However, since part of the remodeling was to remove the peninsula and replace it with an island, there were some tiles that had to be removed in order to correctly follow the pattern of my existing floor. The existing tiles were discontinued and I only had very limited leftover tiles from 6 years ago. Jared was very careful with making sure that none of the existing tiles were broken and he expertly installed tiles to cover up where the peninsula used to be. The remodeling had to be put on hold for a week because we had to wait for the fabrication and installation of my countertops. Jared was very accommodating and immediately resumed work once the countertops were installed. The farm sink that I bought was quite heavy. I am very happy that he put extra support underneath the sink. Sometimes, when remodeling a kitchen, you will face hurdles along the way as you do the actual work. Jared was always able to find a solution or a workaround to remove the hurdles and make things right. I would like to make special mention of one of his crew, named Dave. Dave was always focused, worked quickly and efficiently. I am grateful for the hard work that Jared and his crew put in my kitchen. He managed the project well, accommodated all my requests and worked within my budget."

"Preferred Roofing did a wonderful job for us. The owner, Fred Landmesser, provided a detailed contract outlining every aspect of the work. He uses quality Owens Corning architectural shingles and other materials are upgrades as well. There are no short cuts. The roofers replaced certain sections of wood that were improperly nailed by the prior company. Our roof is solid and aesthetically pleasing - a real improvement to the overall curb appeal of the house. Besides the quality work Fred’s company provides, expect some excellent customer service. Fred called us multiple times - to update on orders, schedules, arrival times, etc. He picks up the phone or shortly calls back. That’s comforting when you have engaged a company for a big ticket project. He made good on every single thing we discussed. The clean up was amazing with landscaping and lawn protected by tarps. The men use a “magnet on a pole” to pick up stray nails on the ground. I highly endorse Preferred Roofing for a worry free roofing project."

"I am thrilled with the results. Midwest Stone Source was recommended by a friend. I had received zero attention at the big box stores so I decided to check them out. I showed up right before they were closing on a Saturday but Dan graciously spent a little time with me getting an idea of what I was looking for. As promised, he called on Monday and scheduled an appointment to come out for a rough measurement and to explain everything. Once that was all taken care of I went to the shop to pick out my stone. I was given very warm treatment and found a stone that I had in mind. A couple days later, Kevin came out to laser measure my kitchen and by the end of the week the counters were installed. The installers were friendly and worked quickly. My home was built in 1920 and there is nothing plumb about it, except maybe my counter tops now. It is amazing what a difference they make. My only complaint is that I feel they should have vacuumed out my cabinets after removing the old counters. It only took me 15 minutes, so it's not a big deal but it would have been a nice touch. I feel I was charged a fair price and received excellent product and service."

"Steve and his sub-contractors couldn't have been more professional.  He covered every detail with us in advance to make sure everything was what we wanted.  He has great ideas and helped us work within our budget.  Every worker that was in our home was neat, polite, and timely.  Terry the tile guy even vacuumed the entire master bedroom carpet and swept up the bathroom because of the dust involved in demolition and re-tiling.  I had no worries about them being in our home when we weren't home. They were respectful of our time and property.  Definitely would have Steve and his crew do other work for us in the future. <br />"

FAQs for basement remodeling projects in Esmond, IL

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
