"A bit disappointed with the thermal imaging report. Was told during review of the final report that adding an additional picture would require the entire report to have to be redone. In hindsight I should have specifically told the Inspector that I wanted the floor to ceiling crack in the basement wall documented for water leakage. Visual inspection showed no concern but I would have felt better with the thermal documentation. Repairs are generally listed in likelihood of happening (probability) and a range when such a repair might happen, say under 5 years or over. In my inspection the roof had a high probability of needing maintenance within 5 years. I read the report as I had a few years remaining before a major expense. My Realtor, on his own, decided to call a trusted roofing contractor who said the roof was shot and needed to be replaced sooner rather than later. We will get the roof replaced this summer, due in large part to my Realtor's diligence."

On the day of the inspection he took his time to walk us through every aspect of the house and answer ALL of our many, many, many questions.
