There were several intangibles that normally don't get accounted for such as offering to do patch work on a small section of the roof that was damaged in a subsequent storm at no cost until they were able to repair the whole roof. When they came to repair the roof they made sure that there was minimal disturbance to the property, and they kept the place clean during and after the job.
