"Excellent, no problems. My car was new the first year I used the service and there has never been any damage during the transports. The men picking up and delivering the car have always been pleasant and cooperative. Both Ely and Guy at United Transport has been highly responsive to my needs. I would highly recommend this company."

"I am beyond happy with the work done by Tom and Val of RemodelWise. They took a project in my salon that was tedious and not easy… I even had several other contractors come out for an estimate and was told by them they didn’t have the time or patience for my project. Not only did Tom and Val do an amazing job, but they went above and beyond and took my “vision” and perfected it with custom and creative suggestions. They were very knowledgeable and also took a lot of obvious care in their work. Being a small business myself, I love to support other small businesses- RemodelWise will be my go to for any other projects I may dream up. I will keep recommending them to anybody in need of tile work, or wood working… I even suggested them to my parents for a project in their house!"

The heritage of Rausch Coleman Homes begins on May 6, 1936 when our Founder, Ernest R. “Buddy” Coleman was born in Barling, Arkansas. In 1955, at the age of 19, Buddy Coleman built his first home that sold for less than $4,000. The son of a carpenter, Buddy Coleman supported his family by building homes, while also attending Ouachita Baptist University. Given a choice of what type of builder he wanted the company to be, Mr. Coleman chose to provide housing people could afford. In his own words, “I wanted to insure that everyone could realize the American Dream of Home Ownership, not just the fortunate ones.”\n\nJohn R. Rausch, Buddy Coleman’s grandson, has been working side by side with his Grandfather since he was 8 years old. Since his childhood, Mr. Rausch has been learning the company’s philosophies and implementing its visions. In the spirit of competition, he built his first home at the age of 18 (one year younger than Buddy Coleman). As he grew older he became progressively more involved in the company’s operations and expansions. John R. Rausch, a graduate of Southern Methodist University, spent his university years studying Business and Real Estate Finance.\n\nAlready established in the Fort Smith, Arkansas market, Rausch Coleman Homes expanded its operations into Tulsa, Oklahoma in 1999. In 2002, we opened operations in Northwest Arkansas, in 2004 in Oklahoma City, Oklahoma, and in 2005, we started our Little Rock, Arkansas operations.\n\nMr. Rausch’s education and over a decade of mentorship from Buddy Coleman, prepared him well for becoming the C.E.O. and President of Rausch Coleman Homes in 2006. In 2008, John R. Rausch led the company with new operations into Kansas City, Missouri.\n\nOur mission is to build the most desirable homes for the best value and to help our customers save money and live better lives. Our mandate is service of the second mile. Our goal is exceeding expectations and we will not settle for anything less than a satisfied customer.\n\nRemaining faithful to our heritage, our mission, our mandate, and our goal, in the last 56 years and through four generations, we have built over 15,000 new homes throughout Oklahoma, Arkansas, Missouri, and Kansas. Rausch Coleman Homes is the largest builder of new homes in the States of Oklahoma and Arkansas. In 2010, Rausch Coleman Homes was recognized by Builder Magazine as the 33rd largest builder in the U.S.A.\n\nOur future depends on customers like you spreading the story of a home building company from Barling, Arkansas that has spent 56 years helping people better their lives and the lives of their families and friends, through home ownership.\n\n“Rausch Coleman Homes: Improving Quality of Life, One Home at a Time”™

FAQs for attic remodeling projects in Gardner, KS

A loft conversion turns your unused attic or loft into a functional living space, like a bedroom or home office. Adding walls, ceilings, lighting, and even plumbing seamlessly integrates the new room with the rest of your home. It's a practical way to expand your living area and boost your property's value.

A loft is a finished and integrated living space created by converting an attic, while an attic is an isolated, unfinished area under the roof. The loft conversion process installs proper walls, ceilings, and utilities, transforming the space into a usable room that adds value to the home. In contrast, an attic remains largely unmodified and is typically reserved for storage.

Planning permission is required for a loft conversion because the project alters the structure and must meet strict building codes. A building permit, costing between $500 and $3,000, and mechanical permits, costing between $10 and $500 each, are mandatory. This regulatory process ensures safety, adherence to design standards, and the home's overall integrity during conversion.

A loft conversion takes several weeks because the project involves multiple phases, from design to finishing. The process requires careful planning, obtaining permits, executing structural changes, installing utilities, and completing final decorative work to ensure the converted area meets building codes and the homeowner’s requirements.

Choosing an alternative project instead of a loft conversion can be advantageous when a less complex project's return on investment is higher. Homeowners may opt for improvements like upgrading doors, windows, or adding a deck because these projects demand lower overall costs and fewer structural changes. Such alternatives can enhance home value and functionality with a more streamlined process.
