"Everyone we dealt with was kind, friendly, and easy to work with. The inspector, Mark, was very good at explaining the process, and the technicians, Taron and DeShawn did a great job with the waterproofing and foundation repair."

"We had a crack in our foundation, called aculevel, man was very personable and told us it wasn’t a problem at all and we can even fix it ourselves-tuck pointing. I was so relieved! He literally could have told me I needed thousands of dollars worth of repair."

"Ayers was great to work with! Before even coming to the house, they sent a booklet regarding their systems so that we could do our own research. When Donny arrived, he inspected our basement and made several recommendations, taking the time to explain why he suggested each option over others. When the crew arrived for installation, PJ took the same time and care explaining their process and answering our questions."

"One screw type pier installed. 2 workers hand dug hole below bottom of foundation. Cleaned out under foundation for platform. Although foundation was deeper than I thought, the hole was done much better and quicker than I envisioned. Pier was screwed at bottom of hole with a hydraulic motor. Once limit on hydraulic pressure was reached, the pier was cut at proper level, platform installed, and cracked section of foundation was raised with a hydraulic jack. Crack in stonework closed up nicely without going too far and creating additional cracks. Workers had 5 and 15 years experience doing this work. Very professional and did a very nice job every step of the way. Note that I (homeowner) chose to move and reinstall landscaping stones and gutter drain. Also, tuckpointing/repairing the cracks was not included in the quote. I plan to do that myself at a later date."

"Mr. Ellis owns his own business and it is he who provides the service, so he is invested in the quality of it. I have a wood burning fire place that I use a lot in an old house. The cement around the fire bricks had deteriorated and bricks had actually fallen into the firebox. Mr. Ellis was very knowledgeable, worked diligently and his price was incredibly fair. He is very trustworthy. I was extremely pleased with the work he did. His prices are very reasonable and my firebox is fixed and I can trust having fires in it again. I highly recommend his service."

"Hank came to check our leaky basement the same day - only a few hours after I left a message, in fact. After examining a leak coming in from the foundation wall and the soil buffer underneath it in our Michigan basement, he gave us several options for remediating the issue, including sealing the foundation, building a catch and pump for the water that could come in, and re-grading the driveway. We found the concrete pad on our driveway is separated from the house by about 3 inches, where water is running down and in due to the snowmelt around the house and an improperly graded driveway allowing water to collect at the edge of the foundation. <br /> He said the circumstances of the cold temperatures and rain contributed to the leak, since we did not experience water in the basement during the April 2013 rains and flooding, and that it might be most effective and cost efficient if we repave the driveway in a manner that lays the new concrete against the foundation wall and grades it away from the house. Since we had already been considering re-paving the driveway due to damaged and missing patches of concrete, we decided that was the best way forward. Obviously that meant he would not get our business for the repair, so I appreciated his candor and honesty in assessing our situation and suggesting a course of action that fit the problem. <br /> I would have been happy to pay for the time he spent his consultation with us on a very busy day for him, but he refused and wished us luck on regrading the driveway. He was prompt, professional and more honest than many of the contractors we have worked with for issues in our home. I will absolutely call him in the future if the basement issue persists and I'd recommend anyone call him for a quote and consultation. <br />"

"Provider inspected areas of concern to me and provided recommendations for lowering risk of water and mold damage.  Provider also did outside inspection of house foundation and provided information about high moisture readings and areas where water could enter into the house.  He made several suggestions to lower the risk of water entering into the house.  He provided a written report of areas inspected inside and outside the house, noting problem areas and suggestions for improvement. <br />"

"Asked and then moved appointment to an earlier day, arrived promptly (a bit early!) and did the repair without problem. Now, we only need to get a repairman to replace the segment of the double stud that was removed, repair the sheetrock, and paint the area. (I told them I would provide my own repairman for the sheetrock. I did not know that studs would need to be cut. Then, again, neither did they.) <br /> I have no comparison for the cost of the repair. Georgetown Waterproofing was recommended to me by my builder. <br />"

FAQs for concrete foundation repair projects in Grand Rapids, MI

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
