"We had an outstanding experience with Sean and Bzr team. From the initial call with Gaby to the finished product. I highly and strongly recommend BZR. We first started with a bathroom addition and ended up with an ADU project which turned out great adding a kitchen and 3/4 bath. It did take time and many changes, I want to thank Sean for his patience. I would absolutely in a blink work with them again. I will upload photos when wife has finished furnishing."

"It went really well. There were a lot of permits that we had to get, and any delays that happened were caused by the county and the permit process. They did a great job. We got a new house, and I told them I wanted it to look like it had been a part of the house. They did a great job! It looks like it's always been there"

"Spoke with Wes about potential project, and our special interest in retractable walls. He was very straight-forward and clear about things that go into overall cost of sunroom (size, height, type of glass, doors, windows, glass to floor or pony wall, all walls plus roof of glass, or part traditional materials) plus 2-3'footers under all walls of the structure, and addition by HVAC for heat and dehumidification. Their sunrooms are efficient enough to take down an exterior wall of the house, and have the sunroom serve as the exterior wall. Others that have low energy efficiency by WA laws must maintain a door between house and sunroom. Ballpark estimate was provided and noted that a crane may be required to life beams in place. Global Solariums in Vancouver, WA manufactures the sunrooms, and Wes speaks highly of the engineer that reviews the design plans. I was very impressed with his clarity and concern that I have a good understanding of likely cost and why. We agreed that I would contact him if and when we are ready for a site visit, which we will do if we decide to proceed. At this point, the cost is too high for us to proceed. (ballpark est. $100K-with 76K for sunroom at past year's average cost per square foot of roughly 170/sf ($120/sf and higher than $170/sf which again varies by the list provided), plus 24K for HVAC and concrete. I love when information is provided without high pressure or manipulation, It shows respect for the customer, and it speaks to the integrity and honesty you can expect when the job is getting done."

"I thought they really did a good job.  It took longer than anticipated but I think that is normal with all contracting work and of course there were some unexpected things that happened which again is typical with contracting work.  They were really good about with listening to me.  They really did a good job and it?s finally done and I finally have my privacy again.  I signed my contract in November last year and it took three months, which is not their fault, for the county to approve my project.  So they did not end up starting until the end of February and they finished last week.    <br /> <br /> It took longer than normal from what they said it would take but it's solid construction.  I can't rate the price because we never had a second bid.  We just saw their work and we liked it and we went for it.  The quality of their work is definitely excellent."

"<p>The installers showed up when they said they would and set about work immediately. The work was done in a professional and very precise manner.  The installers ran into a problem which they stayed with until the problem was satisfactorily resolved.</p> <p>We were most impressed with the work of this company and the installers. </p> <p>Would gladly hire them again. "Scott was quick to respond to my initial inquiry. We met Scott and went of ideas of what we thought we would like. Scott's knowledge and experience in the industry lead us to new ideas and finalizing a plan and design. We scheduled a weekend for the project(yes a weekend) and he showed up at the time discussed, promptly setup, and took off building. Scott and his helper had the project done and cleaned up well before dark. The patio cover is amazing with clean lines and structurally strong. I would recommend Scott to everyone and hope more people get the chance to work with this gentleman. I will definitely use him in the future."

FAQs for sunroom or patio enclosure building service projects in Lakebay, WA

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
