"Thank you Home Advisor for having Ace Cleaning Restoration as a recommendation. Project: Test for Toxic Materials & Mold Mr. Arman was very informative even before he came to our home to inspect our dilemma. His initial service was "free". After checking all the possible options, he offered three (3). We followed his recommendation. Excellent service and professional advice. Ray C. in Clifton, NJ"

"Johnnie removed the mold and restored the ceiling. His work is impeccable. I was consistently informed about what work was going on and how it should be done. The crew holds themselves to very high standards. My home was always left clean at the end of a work day. I felt very comfortable leaving them if I had to run out. Their pricing was very fair. My dog even loves them!"

"I had mold in a crawl space in my basement from water seepage that I was not aware of. The mold was growing for some time. I went on Angieâ s List and Ben with Jersey Restoration was the first business to call me back. Ben came to my house in Nutley from Wayne first thing that morning. He inspected the area, told me how he was going to remediate it and gave me an honest fair price. One day later, he sent 3 of his employees to my home at 8 am. The guys did an excellent job! Mold is all gone, area is treated and painted. Looks wonderful! I highly recommend Ben and his team for your job!"

"I contacted MDL Electric LLC Cooling and Heating on 01/19/19 Saturday evening via Angie's List messaging on my tablet. A response came within 15 minutes but I missed it since I didn't expect a reply that night. The first reply stated that someone would help me out first thing Monday morning. I replied the next day (Sunday 01/20) at 1pm asking for a specific time. The next reply on Angie's List messaging came at 7 min. after midnight on 01/21 stating 10-11 am but I didn't see it thinking "first thing" Monday morning implied around 7:30 when MDL states that they open for business. Another reply came at 07.34 in the morning stating that they would be arriving between 8-8:30 am. I also received a phone call at 7.35 am from Miguel the owner stating that Rudy was the name of guy that was coming between 8-8:30 am. At 8.00 am, the doorbell rang, the contractor came on time! Rudy arrived and I told him the problem and the possible culprits. I also mentioned that I was an Angie's List member and that MDL Electric LLC Cooling & Heating stated on their profile & website for 10% off if you were an Angie's List member and asked for an estimate of the price when he was done diagnosing. He simply replied that he didn't know and that someone else would take care of the pricing and billing. I was a bit hesitant but Monday was extremely cold: 6 degrees outside so I described my problem to Rudy hoping I wouldn't be price gouged. Another contractor stated they wanted $200 just to show up (diagnosis fee + more if additional work needed to be done) and MDL just sent someone to help correct the problem. I'm not sure if one is better than the other but I like doing business with family owned companies so I gave Rudy a chance. A non-GFCI outlet outside, 1 GFCI outlet inside near the sink, and other 2 other outlets that turned off appliances when I used them w/ an industrial strength extension cord from Home Depot. It could possibly be causing problems upstairs with the 2 switches in the bathroom if they were on the same circuit and that the house has solar installed. The last part is important because it scares away most contractors if they find out you have solar installed or the price quote goes up. It can be dangerous and it's always good disclosing the work environment before the contractor arrives. Two other electrical contractors saw that I had solar and just stated that they couldn't help me at all. I had already purchased a dozen commercial grade Levitron outlets but I didn't have any internal electrical wire or light switches for the bathroom upstairs and asked Rudy if he needed anything else. He inspected the parts that I provided then told me he'd be right back and went outside to his car to get his tools. Rudy went to the electrical panel, did a quick diagnosis and replaced the GFCI outlet inside the house. I showed him the outside outlet and he said that it should be a GFCI outlet outside. I agreed and he proceeded to install the GFCI outlet & non-metallic box that I had previously ordered for another job (that I was going to do myself but having solar installed scared me off). Everything worked after that, no need to replace any other outlet! The outside GFCI outlet was difficult to install but Rudy managed to fix the issue of the space behind the outlet being too deep. Before leaving, Rudy asked if I wanted him to fix the switches in the bathroom upstairs that I showed him earlier. I said no, leave them for another time since I did not have any parts for him to change out. I had a similar issue with a tenant at another location that needed to be diagnosed where there was no power from an outlet and the lights in a nearby room were dimming as a result. I asked if I needed to request another quote using Angie's List for the location or if Rudy was allowed to work at the other location once he finished up. Miguel called me on the phone and asked some questions then said that Rudy can follow me to the other location. I called ahead to make sure the tenant was home for the visit: no sense in wasting electrician & my time if tenant wasn't available. At the other location, Rudy went to the electrical panel, did some diagnosis and proceeded to replace an outlet that a non-electrician handyman had previously closed off. A little before 9:30, 2 locations, 3 replaced outlets (2 of them GFCI and 1 of them outdoors in the frigid cold) with diagnosis at both locations, job was completed. Tenant was happy, I was happy. Miguel called me at 9.30 am when the job was done and quoted me $350 for the job, with a 3.5% ($12.25) fee if I needed to use a credit card. I gave him my details over the phone and received a receipt for the transaction today via email which I provided to Miguel via text message yesterday. While I don't know if that price includes the 10% discount for being an Angie's List member, I figured Miguel can keep it as a tip for a job well done. I tried to use that other "free" contractor service but they kept trying to verify me before they would let me see a contractor list so thank you Angie's List! I apologize for the formatting, it was formatted before being submitted to Angie's List, afterwards, it looks like a huge block of text with absolutely no formatting. That's Angie's List, not my writing."

"It went great! My parents had a couple of leaks in their house in an upstairs bathroom and mold developed in the basement. Apparently in NY, if there is mold in your house, you must get a NY State licensed mold assessor to determine everywhere that mold is or could be. We got John Skelly’s name from a mold remediation company. John talked to me and explained what things we could and could not do, and what we did and didn’t have to do. He gave us multiple financial options. His fees were very reasonable. It turned out he also is licensed to assess for asbestos and since my parents’ house was built in 1968, we asked him to also check for asbestos. When he got to the house, he looked everything over well and also took air samples which were sent to a lab. He took special pictures showing where there was moisture. Throughout the entire process, he talked to me on the phone as well as by text and email, constantly keeping me apprised of all that was happening. After he was done, he sent me an email with a letter explaining everything to me-and to the mold remediator we hired-that included what they needed to do and where. It was a detailed letter with an incredible amount of data referring to moisture content, types of mold, and possible reactions to living with mold, among other things. He had a lot of technical equipment. He took multiple pictures showing where the mold and water damage was and included these in his report. Many of these photos were taken with special cameras and equipment. He even cited an incredible array of research and information if we or the remediators or anyone else wanted more information or knowledge. I forwarded the email to the remediators and they got to work. At the remediator's suggestion we had John come back again to “clear” the work they did, when they were almost done. He looked everything over well and took more air samples which he again sent to a lab. He told the remediators to do a few minor additional things but said they were primarily done. He did great work and was very thorough. For example at one point the mold remediators told him they had detected moisture content in one place a week before John came to the house even though he did not detect any there a week later. Rather than leaving that out of his report, he went back to the house and took a moisture reading again, and then included that information-citing the photos they took showing the moisture readings the remediators got-when they had been there. John is obviously smart and clearly knows what he is doing. When he wrote what the remediators needed to do, he wrote out quite an elaborate plan for them including the precautions they should take and what equipment they should use and where. While I’m pretty certain that many remediators know most of what he discussed, I’m fairly certain it was still very useful for them to know his recommendations since he is licensed to evaluate if and where mold is and how to best deal with it. It was also useful to me to know the extent of the work that was needed as well as the precautions the remediators needed to take to keep my elderly parents safe during the process. It was also impressive that he had all of that knowledge. In addition to everything else mentioned, John was also very supportive and was extremely helpful. When he learned from the remediators that my parents had a leak that hadn’t been able to be seen before the sheetrock on the walls and ceilings were down, he got out a ladder and looked at the leak carefully, even though it was way up in the ceiling in their basement. He had my Mom flush the toilet and took video of where the water was leaking so that we could show it to the plumber we next hired, as well as to the insurance company to demonstrate where the leak was and that it couldn’t be seen until the drywall was down from the walls and ceilings. He told us with this new information that he believed there was a leak in some part of the toilet and that this is clearly causing a leak and is likely what caused most or all of the mold. He really went above and beyond for us. He didn’t need to have done any of what I just mentioned above. In the end he wrote up another report talking about the remediators and the leaks. He also wrote it so that we could show the insurance company and let them know what was going on. Between John and the mold remediators my parents and I ended up having what could have been a very dragged-out, annoying, costly situation, be something that was as painless as possible and was even quite interesting and informative. As I said above, John really went above and beyond for us. He didn’t need to do some of the things he did. You cannot go wrong if you hire him to assess mold or asbestos or anything else he is licensed to evaluate, in your home. I very highly recommend John Skelly."

"I have had great results with David at Apex Mold Specialists, both during the testing process and after. He was extremely polite and respectful of my apartment. He thoroughly explained the testing process, my test results, and what to watch out for with mold in general. I have called him many times over the past year, with further questions and he always makes himself available to speak, free of charge. I would say he's gone far above and beyond and highly recommend him as a certified mold inspector."

"Last year while cleaning the basement I noticed that some places in the floor tile were breaking up and crumbling into powder. Since our house was built around the time tiles containing asbestos were being phased out, I sent a sample to a lab to be tested. I found that there was asbestos in the tile but not in the glue that glued it to the floor. After an on-line review of asbestos abatement companies I selected Gr Tech LLC. I talked to Greg on the phone, gave him the floor dimensions and he quoted me an estimate of $2225. and sent me a written estimate and contract to sign. The estimate was for removal of VAT floor tiles 9X9 (460 SF) by non-friable method approved by NJ DOH. Because the basement area was full of junk, I wanted to wait to have the work done until it was cleaned. On March 19 I faxed him a letter and signed contract saying I wanted the work to be done as soon after May 1 as possible. I waited for him to specify the date he could do the work. When I called him 2 weeks before May 1 to see when the work would be done he said he had forgotten about the date and had scheduled other work right after May 1. We finally settled on June 3. On June 3 Greg arrived at 8:30 for the 9:00 appointment with an additional 3 workers. They entered the basement room through the garage so they did not contaminate any upstairs areas of the house. They taped plastic over the two doors into the basement room, the heat ducts into the room, and a place in the ceiling where the ceiling tiles had come down leaving a opening into the next room. They set up a fan which exhausted air to the outside through the basement window. The air went into a bag which would collect any particles going out of the basement. They took off the baseboards so they could take out the tiles right up to the wall. They then took up the tiles. bagged them, and later showed me a picture of the tiles. They took the bagged tiles with them when they left. They vacuumed everything. Finally they put a light gray epoxy over the floor to seal in any residual tile particles. The epoxy took a few hours to dry to the touch and overnight to dry to walk on. They said I should not go into the room until after the results from the air sample they took and sent to a lab for testing, showed the air quality was OK. Then I could take the plastic down and go in. They finished by 11:15. They cleaned up carefully taking any left over garbage with them. As he left, Greg gave me a copy of the paperwork he had sent to the NJ Department of Health 10 days before the work was to start which stated what was to be done. Later, he emailed me copies of the lab report showing that the air sample showed less than 1% asbestos in the air at the end of the process as required. They did not put the baseboards back because the epoxy was wet when they left. The attached picture shows the floor after their work. Since they did not grind off the glue that had attached the tiles to the floor (non friable removal) the floor looks checkered and is not smooth and flat but looks very nice (see picture). Some people might want to cover the floor with new tile or a rug if the room were going to be used for something other than storage."

FAQs for toxicity and mold removal projects in Lyndhurst, NJ

Remediation should keep mold from returning as long as the moisture source is eliminated. Fix leaks, control humidity, and replace water-damaged materials, then schedule periodic inspections to stay ahead of new growth. With those safeguards, your home can stay mold-free for the long haul while protecting both health and property value.

Most pros recommend leaving the home while they work on mold remediation. Removing mold stirs up airborne spores that can aggravate respiratory issues, and contractors can work more efficiently in an empty space. A short, temporary relocation keeps everyone in your family safe and lets the crew finish the job without interruption.

Mold shouldn’t return once the moisture problem is fixed. Stay vigilant: repair leaks right away, keep humidity below 50 percent with a dehumidifier placed in damp areas, and improve ventilation where needed. Routine checks for leaks and mold and quick repairs go a long way toward keeping your home mold-free.

Mold spores can trigger nasal congestion, throat irritation, coughing, wheezing, eye irritation, or skin rashes. People with asthma, allergies, or weakened immune systems often feel the effects sooner and more intensely. Some molds also release mycotoxins linked to serious respiratory or neurological issues. Swift remediation and better ventilation are the best defenses.
