"Mark and his crew did a great job on our 4 seasons room. We needed extra space and they did quality, professional work at a competitive price. Their price includes everything and there are no "hidden" costs or gimmicks. The room is well-insulated with real windows and the HVAC unit keeps it plenty warm in the winter for true year-round use. We had some delays in construction because of COVID, but any time there was a problem Mark addressed it immediately and made sure we were satisfied. I would highly recommend the Patio Room Factory!"

"Responded quickly, came to my home and provided me with information, was not the least bit pushy, and was available to answer all of my questions. Once the order was placed, they did an amazing job meeting my timeline. I would definitely recommend this company to others and use them again."

"We had our failing patio in the back rebuilt and reconfigured while we were at it. It was maybe a little more challenging than doing a new patio, but all the issues were resolved and we are pleased with the results."

"Gary was a terrific service-provider from the first call forward.  Returned my request for service call promptly, met with me within days to look over the scope of the job, provided suggestions on the spot about the best way to repair what was wrong, was the only person that I brought out who recognized why rot took place at the back of the garage (faulty metal roof installation).
He gave a verbal, charge-by-the-hour estimate and stated an approximate week he would be free to tackle the job.  He came exactly when he said he would and in the span of about 2 and one half days started and finished the job.  He did as good a job on the wood repair (matching the trim, making sure to prime wood properly) as a carpenter would and he completely solved our roof issue by adding a metal stop to the back of the roof, underneath the original flashing (correcting what should have been done when the metal roof was initially installed).   He also did a wonderful job trouble shooting how to fix a decorative element in the front of the garage (a horizontal wood panel above the garage doors that gathered water from the vertical barn board siding above it).  He pulled and replaced that panel and put a drip cap type fix underneath it.
He is versatile and professional.  Worked with his father in-law on the job and had no discomfort doing a lot by tall ladder.  Did a terrific job cleaning up  by bagging all the discarded wood in heavy duty garbage bags so they could easily be placed out on the curb for garbage pick up.  Finally he also took the time to tell us that we had potential issues with carpenter ants.  Even saved the damaged wood so that my husband, who is an entomologist, could look it over and identify the type of ants.  His final price, although not inexpensive, was completely in line with the other 2 estimates I had received.  I certainly feel his work was worth it!

"Overall, work-wise they do good work.  I think they did a good job in my house.  The problems that I have perceived during this 5 month journey would be ? they need some sort of administrative assistant or someone to keep things in line.  They need someone to call clients to let them know when someone will be in the house or not be able to be at their house at the scheduled time; they should have a written estimate/statement of what needs to be done and the estimated time and cost of the project; if the project runs into snags, they should call the client immediately to discuss if they would like to scratch part of the project or add hours to the project, in which an adjusted written estimate/statement should be sent.  More thought should be put into how much a project will cost since the client would feel more secure and feel better about the project if it ran under than over. An itemized list of what was done or supplies that were needed would be helpful to, in my opinion.  It lets the client know how much was done.
I bought the Angie?s Big Deal for 40 hours? worth of work for $1499 on 5/27.  We discussed with Jeremy what could be  accomplished in the 40 hours and that was ? replacing a sliding glass door with a French door; stabilizing a sliding glass door;
installing a ceiling fan and bathroom exhaust fan; hooking up the sump pump; replacing a door; fixing pipes to hot water heater; replacing rotten wood under a sliding glass door; moving a closet rod; securing a door; painting and replacing some wood by the front bay window; checking the rubber roof to make sure it wasn?t leaking; and spraying some insulation stuff in the attic due to the
finding of some asbestos.  I was told that that should take up approximately the 40 hours but that we should save a few hours in case problems arise.  Two of the easier jobs my dad took care of when he visited ? the closet rod and the securing the garage door.   I was told what supplies I should buy and have them here when he starts. Work was to begin in the middle of July, but kept
getting moved back until it finally started on 9/1.
At the end of 40 hours (actually 48 hours), not all of the work could be completed, although they did put in a ceiling fan that I bought as a just in case if they had time.  Jeremy told me that he would eat his 5 hours of time but I just had to pay for the other 3 hours and the supplies they bought.
We hired them again immediately to complete what was still left to do.  I was told it would cost me $80 to do the drywall by the French doors, install the ceiling fan and bathroom exhaust fan and to wrap up the insulation in the attic. I ended up getting an
invoice for $500 more than what we discussed though.  We settled on $200 more instead and I was told that they had to eat some of the cost and it felt like Jeremy wasn?t happy in the least with me.
I guess my issue is that I didn?t know what to expect from a contractor.  I wish I came into this with more experience.  This was my first house and unfortunately it needs a lot of work. I guess I just thought that with a contractor I would pretty much say what needed to be done and then it was done.  I wouldn?t worry about painting, removing the debris that was left over or such like that.  That?s probably true if more money was spent, but I thought that the Big Deal pretty much covered it.  We?re a family of 5 pretty much living paycheck to paycheck so it took some time to save to afford this.
I think my biggest concern over all of this now that it?s over is the bathroom exhaust fan.  In the beginning the bathroom exhaust fan ran well. It was silent and had no odor. After they came back to reinstall the dimmer switch that was taken out inadvertently when they added the bathroom exhaust fan, the fan started to have an odor and now sounds louder, in my opinion.  I?m not actually sure if it?s going to be looked at or not to be honest since I think the job is considered done, nothing has been said about it and I was told that ?nothing changed but a switch.  I know that would not affect it.?  Since I was told that ?financially he cannot take any more hits on our job,? I?m unsure what?s going to happen with the exhaust fan.  I didn?t even want to use it this morning
since I was unsure about it.
Again, overall they are good workers.  I just think they need to work on the administrative side of things personally.  Once that?s under control, they will be excellent, in my opinion.

"This bathroom remodel was a dream come true!  Brad was prompt, courteous, and such a diligent worker.  The entire project took a little over 3 weeks, and Brad kept us well-informed of each step of the process.  It was extremely helpful that Brad has so many contacts - he was able to get us the best price on granite, marble, glass, and Amish hand-crafted cabinets.  We would highly recommend Brad, he is truly a gifted craftsman."

FAQs for sunroom or patio enclosure building service projects in Milledgeville, OH

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
