"Revive Renovators found other things with their house, and they fixed them for us. They went above and beyond. There's nothing bad I can say about this company. They were really super good, and I hate to see them go, and I'm going to miss them. They are very honest and respectful."

Small jobs welcome

"We contracted Southside Builders to finish our basement, and we could not have been more pleased with our experience. Neal is very professional, responds quickly, and delivers quality work. He let us know everyday when to expect him and always showed up on time. We were told at the start of our project that our basement would take 4-6 weeks to complete and it was completed within that time frame (which never happens!). We will definitely use Southside Builders for our future projects and highly recommend them to our friends and neighbors."

"Tim, Seth, and Matt did an amazing job with our basement! They were particularly clean, used latest equipment and left no dust anywhere. I was very impressed with the quality of work, professionalism, follow through and great communication. Not often you can find contractors that are this reliable. Thank you for a great experience!"

"The project went very smooth. Tim was the only one that brought up points that other contractors did not. 1. The window I already had was too close to an electric panel. Most contractors want to charge a lot extra to block it in to move new egress window over. Tim did not and said it would not be a big deal. 2. Had many good reasons why I should go with a slider for my particular situation. 3. Estimate received did not just had a price but listed the work to be done properly. Too many contractors skip the details. 4. One of the only contractors that would dig all the way to the footing. Most just dig a hole with a post hole digger for the drain and cut corners. The project had to be rescheduled a couple times but that all was smooth. Brandon, John and crew arrived on the start date and you could tell right away they had a smooth process for installing egress windows. No damage to the lawn because they lay boards down to protect it. Brandon addressed my concerns about the drain and after discussing with him I felt much more comfortable having a better understanding of it. Great communication. They were neat and tidy in the house. I had no idea what to expect having a hole cut in my foundation wall. However, it was suprisingly not that messy. All flashing details with the window were done properly. No complaints I would hire again. In a few years I will be calling about my garage floor."

"I was contacted by modern windows stating that I “won” $500 off. Their practices in setting up the estimate were questionable. They asked me multiple times if my husband would be present for the estimate and insisted that he needed to be there. I explained that this is difficult as we both work full time and my husband is in school full time. We also have a 2 year old. They insisted it couldn’t be just me and my husband had to be there even though I am the co owner of our home. I was able to find a time that would work for us but then was told in order to receive the estimate we would have to sit through a “presentation”. I asked how long this would take and they said at least an hour. This seems excessive to get an estimate for some windows. I denied the estimate and presentation and will be looking elsewhere."

FAQs for basement remodeling projects in Niagara Falls, NY

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
