"I'm very pleased with Ted Naydan. He explained/showed me his credentials/license before starting. He took the time to show me all information from start to finish. I went to Patio Enclosures and Ted gave me a tour of the Sun-Rooms & the place of business at Patio Enclosures. He worked with me on a budget that I could afford on getting my room. I would most recommend him as first choice if anyone is seeking to have an add on to their home."

"Positives: The design work was great. We spoke with several kitchen companies before deciding to go with VKB, and Joe, the designer we worked with, put the most effort into hearing what our goals were and creating a creative plan for us. He was knowledgeable and helpful, and had a good eye to notice things that we hadn’t considered. He also offered helpful suggestions regarding cabinets, countertops, paint colors, etc. We were happy with the finished product. Negatives: The biggest issue we encountered was a lack of communication. We discussed various issues with the designer, but these frequently were not communicated to the actual workers doing the job. For instance, when the workers showed up on the first day, they didn’t actually have the plans for what was being done with the kitchen, and we had to explain the job to them. Joe offered to add lighting inside our closet, and we contacted him and said to go ahead and do it, but that information was not communicated to the workers until it was really too late, so it was never done. Sometimes it was 48 hours before we would hear back from Joe when we contacted him with a question during the process of the remodel. Because a lot can happen in two work days, this was sometimes problematic. The second issue we encountered was that when speaking about the project beforehand, words like “plumber” and “electrician” were used, but no plumbers or electricians were actually employed; general contractors did all the work. As a result, we felt uneasy about the quality of the work that was being done. For instance, the evening after our sink was hooked up, it came disconnected while we were using it, with the result that water was spewing all over our under-sink cabinet until my husband reconnected everything properly. Additionally, the cabinet seal on our dishwasher was installed backwards so that the rubber flap was sticking out. (They fixed this upon request.) Issues like these make us feel uneasy, and we weren’t confident that the work we couldn’t see or notice right away was done right. We wish that an actual plumber had been hired to do the work, as we had expected, or at least that it had been clear up front that this would be the case. Finally, we felt that the workers who were actually doing the job were sometimes careless toward our home. For instance, they piled tools and trash on our back patio, but in the process knocked over a plant and crushed flowers in our flower bed. They got paint smudges on a wooden shelving unit in the kitchen while painting. Similarly, certain details of the job were missed until we pointed them out. The finished product came out well, but we aren’t sure it would have if we had not been carefully supervising. (For instance, they forgot to run an electrical line for the oven until we reminded them, and a different faucet than we had selected was installed. These issues were always corrected once we pointed them out, but we were surprised that mistakes like this were made.)"

"American Eagle Building is the best contractor I’ve ever worked with. They are honest, responsive to their clients needs, fair with pricing, and always respond to inquiries and questions. I have done multiple builds with them (residential and commercial) and have referred them to many people. I highly recommend."

"The Deck and Fence company is a great business. I have been doing business with the Deck and Fence company for over 10 years. The Deck and Fence company installed a composite deck at my home 10 years ago. As a repeat customer, I reached out to get an estimate to have a brick patio installed. Chris and team were very responsive and met my design needs. Chris and team under promised and over delivered, as my patio was finished ahead of schedule. I recommend the Deck and Fence company and they take care of repeat customers."

"The sun room is absolutely beautiful.  We and our cats both love it and we’re out here all the time. They were a little slow in getting started but once they got started they completed the work in about a week.  A team of 4-5 complete the work. They were good about cleaning up after themselves each day and we were  comfortable having them in our home.  When you call them, Holly is great.  She was great getting us vertical blinds. Also, when Hurricane Sandy hit, it damaged the metal roof and they came out promptly to fix this.  I’m so glad we did this."

"I met Vic, the sole owner, in 2007, at which time he installed windows and sliding glass doors in a friend's house.  I actually assisted him in minor ways, and was greatly impressed by him and the quality of his work.  I noticed that the lumber, doors and windows he installed were quality materials.  I had not seen better.  Some months later, I contacted him and asked if he would be interested in helping me in restoring /refurbishing a house which I was interested in purchasing.  He agreed.  I bought the house, and for more than a year we knocked out and moved walls; cut out windows and installed new floor- to-ceiling windows; installed bay windows; installed new kitchen cabinets and appliances; installed hardwood floors; built a 22x22 sunroom addition; and did other work that doesn't come to mind at the present.  After settling in my "new home," Vic and I built a raised patio (block and paver) around the sunroom, built a pergola, and built a substantial shed. <br /> In addition to doing work for me, in the last couple of  years Vic built a full bathroom in my daughter's home in Burke, and built 2 bedrooms in the basement of my step-daughter's home in Fairfax. <br /> Vic specializes in building decks, porches, and installing doors and windows.  He is a "master of design."  He is quite creative and can design most anything.  He uses only quality materials, and if he takes on a job, he knows how to do it.  His charges are commensurate with the work he does and the materials he uses. <br /> Now, I must confess...  Vic did most of the work on my house.  I was not knowledgeable enough alone to do the things we did, nor was I physically capable.  I am a retired law enforcement officer, and not really educated in construction.  The decisions to hire Vic and buy the house were mostly based on my perception of Vic's honesty and integrity.  He's very intelligent, and he's a good man.  I'll continue to ask for his help when needed.  One thing else - don't let his accent sway your thoughts negatively about him.  He was born in Poland, but he is an American citizen.  I am proud to have been with him when he got his citizenship certificate.  If others in the construction business were like Vic, perhaps there would be less need of Angie's List."

"We decided to wait until spring so the new screening wouldn't be damaged by winter. It looks great and they did a wonderful job, all in one day. They also cleaned up very well. I was very pleased with everything."

"When I bought my circa 1984 Reston town home 6 years ago, I didn't realize how many things were not "standard" size. When the Fairfax County Fire Department forced entry through my front door (due to a small fire next door) which caused me to replace both the door and the jamb, not even *that* door could be installed without serious tweaking and modification by professional door installers. Therefore, it came as no surprise that when something as "simple" as a sliding screen door on my deck, which was the wrong size to begin with, finally gave up the ghost entirely, the search to find a properly fitting and functioning screen door became a quest. Nothing HD and Lowes sold would fit. Nor were their employees vaguely knowledgeable. I found an on-line company that custom makes screen doors/windows to specification, but measurements had to be to taken (by me) to the closest 16th of an inch. Their on-line instructions were rather intimidating and the diagrams caused more consternation than confidence. Although I am capable of many home fixes, I was concerned that I would spend over $200 only to wind up with a non-returnable 32"x80" paper weight. My living room is small and most of the rear wall is comprised of French doors that look out across my deck and trees. I've always considered it a living painting and often thought a retractable screen would be most aesthetically pleasing, allowing the view to be uncluttered by screening, which currently was seen through one side of the door or the other, regardless of its position. Not to mention I had a high degree of concern that the door be absolutely bug-tight! I love to let the air in, but not bugs, which seem to have an affinity for both my deck and my person. If the screen door could not fit tightly enough to keep out the smallest of intruders, then I might as well seal the doors and treat them as windows. I called no less than 5 contractors/general handymen from Angie's List hoping to find someone who would take measurements, install and, if necessary, tweak a new sliding screen door. No one would touch the job. Too much trouble for too little money, they said. I found Tri-State by trolling the web. They had a "cicada special" in May. I called. Phone staff was friendly, informative, answered all my questions and allayed most of my concerns. It was more money than I had been willing to spend when I began my search two years ago, but after ending up at so many dead ends the cost was softened when I factored in their warranty, that they come and custom fit the door on your property and they will come out and address any problems for two years. I told Tri-State I had to have my siding painted before I was ready for the screen door, so the installation was finally done in June. I was told they would come between 8:00 and 9:00a during the week. They came at 8:15 and I was on the road to work in a hour. Carl and a helper measured my doorway, set up a saw horse and custom fit the door on the front sidewalk after plugging in their saw in my kitchen (no outlet at the front of my house). They installed the door jamb on top of the existing aluminum threshold. Carl showed me how to re-seat the screen in case some person/dog walks through it. Also, how to keep the tracks clean and lubricated with silicone spray (NOT WD-40). They left me a can of lubricant when they were done. The whole process was quick and painless and I wish I had bitten the bullet a few years ago. I'm very happy that I have an unimpeded view of my deck and trees 24-7 and I am looking forward to having my door open to the air while keeping the bugs out once the humid summer changes to autumn. <br />"

"Overall, I thought the person that came to my home to give an estimate of the patio we wanted to build was not very professional. She came up with a sketch for the patio which did not incorporate the design ideas that I wanted. She was willing to re-sketch the design 2 times to get it right, but then seemed to get annoyed that I asked questions about the materials that were being used, the options that were available...etc. Granted she may have been having a bad week, but I expected more. Ended up going with a different contractor and glad I did because the quote I got from them was $1000 less and I loved the job they did.  <br /> Overall, I would give them a B-. <br />"

FAQs for sunroom or patio enclosure building service projects in North Beach, MD

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
