"Dan Wilson, Owner, bid the job personally. He is professional and competent. He was one of four bidders. That was 3/31/17. I signed the bid 4/24/17. The weeks in between were spent emailing back and forth to get the written bid. The written bid was the most professionally written of the ones I received. Price wasn't the lowest but comparable and fair. Bid included tear out and replacement of large driveway (3 across), walkway to porch, downspout under walkway, and conduit under driveway. Work started in early June. Dan said he would personally be on the job and he was. All was going well until cement water started coming into my basement. They used water and saws to cut out 4" into the 8" of concrete sitting on top of the foundation wall the garage sits on as I have a suspended garage. In 30 years of business Dan said this has never happened to him before and I believe him. The very next day he had someone at my house cleaning up the mess in my basement. I was (and am) so appreciative. In the midst of the chaos, they missed installing the conduit under the driveway. We didn't learn about this until later. Dan offered to have a landscape company come in and install the conduit under the new drive. We opted not to do this and Dan refunded that part of our money. The drive and walkway look great. As promised, they came back after ten days to power wash and put down a penetrating sealer on the new concrete. We also hired them to power wash our patio, and apply a top sealer with a stain. It has never looked better. A small amount of the color did get on our house. Dan has two sons that work with him that are as professional as they are polite. They do some of the work and are very, very conscientious. I can't say enough good things about the whole family. Once the driveway was in, we had water come into our basement four times between June and October. They tried several approaches to fixing the problem, including a bid from a foundation company. In the end they cut out 4" of concrete across the front of the garage, around the rebar. Then they poured in tar and let it sit a few days. They put in more tar and then replaced the concrete. It has not leaked since. Communication was very, very slow at times but Dan stood behind his work and did what he said he would do. I would not hesitate to hire him again. Its not always what happens but how you handle it that counts."

"I was not home for the process but my girlfriend was.  Everything was done on time.  Clean up was good.  They did have an issue because there was extra gravel in the pit which kept the float from shutting off the motor.  They came out and fixed that issue the following week.



Everything is working fine.  Have installed carpet in half the basement without issue.

"It was not a quick process because of the water damage and waiting on the cabinets we picked out to ship but overall it was a great experience. Brian, Carlos & Joe were the main workers we had at the house - they were respectable, polite, and very informative - making sure we understood each step of the process. Brian started with the dirty work of removing the water damage, repairing drywall, replacing subfloors, installing laminate plank flooring, adding can lights, and fixing our lose electrical boxes. The cabinets we picked had to be assembled which took a day of work and then Carlos stepped in to complete the cabinets, build our countertops, install baseboards, add hardware, and basically put everything in place. Joe did an amazing job on our tile, AMAZING! We picked a hand sculpted glass tile that was a bit more tedious than we expected but Joe worked his magic and really made the kitchen, the tile is everything I hoped it would be and more - it's the focal point and looks fabulous. Brian helped to finish up the plumbing to get us back in business and Carlos has been worked to wrap up the little details and honey do list of things that needed completed to give our kitchen the finished touch. Everything turned out so well - we did not replace a set of upper cabinets to open the space more and added in a pantry - both Doug's ideas, we are so glad we listened because it changed the whole dynamic of our home. We also went with another of Doug's ideas and added in a breakfast bar which we are loving.
Doug was on top of the project the whole time, keeping us updated and checking in nearly daily. We liked that he let his workers be in charge of the day to day activity though, it made things flow well and allowed us the ability to schedule the next steps with them directly, which worked well with our schedule. Not having done anything like this before was scary but we felt confident in Doug and trusted his word and he proved that he knows what he is doing!
The only real issue we had was with 2 contractors who said they came to our home to work but never showed up, that was an extremely frustrating situation and we thought it would set us back even farther in the time line but Doug stepped up and sent others out right away. It was a frustrating situation for him too but he made it right and got things rolling in the midst of it all. We were very appreciative of his extra effort, especially in a situation that was out of his control. 
We have recommended Leawood Kitchen and Bath to many already and will continue to do so - we will also be using them again in the future as we do more home upgrades. The pricing was fair and below cost for the other estimates we got and the work is quality! Doug's honesty and ideas were a breath of fresh air for us in our messy kitchen, which is now our favorite room in the house!!!"

"Rusty and his team were AMAZING!! I recently had extensive foundation work done to my home leaving my front and back yard destroyed. I had no grass and a hay covered back yard to temporarily provide some relief with 4 dogs and muddy paws. I needed a quick fix and did not have time to wait for seed to grow with my dogs. I selected to get sod. I had approximately 4 other companies bid the job. I am one that likes to get a great deal, but I am also very particular. I must say Rusty really stood out. With my yard being disrupted from heavy machinery due to my foundation fix, the soil was obviously very rocky. I had multiple companies give me a bid for the sod, but no one addressed the condition of the soil. When I would question this, I never received an answer I felt confident with until Rusty bid this job. He made me feel secure. I know enough that you can't lay sod on unprepared soil or it won't bond the way it should. He took his time to prep my soil with a machine that fit through our new fence!! Most companies wanted to take a section out of my new fence to do this job, Rusty did not have to do this!! I was not okay with anyone pulling apart the new fence and other companies could not fit behind the house with their equipment. Rusty saved the day! He cleaned up all the hay in the backyard, prepped the soil, and laid the sod. It took approximately two days, but the wait was worth it! I am so happy I went with my gut instinct! I called multiple places and could have paid less with no assurance the sod would have ever grown at all because there was no concern about the soil they would lay the sod on! Rusty wasn't the cheapest, but he definitely wasn't the most expensive either! You get what you pay for, and I am pleased to have picked him!! He is fair with price for all the hard work and time he spent on my yard!! I am so happy with our decision to use Three Trails, LLC. The crew was kind, polite, respectful! Rusty even came back to assure me I was watering the sod correctly since this was all new to us! I appreciate his time and follow-up and will definitely continue to use him for our other lawn services such as seeding etc. in the future! Great Job Rusty and Three Trails!
