"Patrick Benigno came out today to give me an estimate for a new patio cover along with removal of the current cover. We went over what I wanted and expected of the new cover. I explained my expectations and what was a “must have.” The must have was guttering on the outside of the cover with gutter guards. We went outside so he could measure and determine what had to be done. He went over the product as well as the process. He was very thorough and I only had a couple of questions because he had already covered my main questions. We signed a contract the same day. I would highly recommend Four Seasons Home Products if you are interested in a patio cover."

All States Home Improvement LLC is a family owned home improvement company specializing in windows, siding, door, guttering and bathtub to shower conversion. We are currently not offering any Kitchen Remodeling Services. Since 1992 we have provided the highest quality siding (James Hardie Preferred Remodeler), windows, doors and guttering with professional installation for homes in Wichita, KS, and the surrounding areas.
"Had several problems with them residing my house. First of all, the dumpster was supposed to be at my house early in the morning on the day that they started. It did not show up until 6 pm that evening so the old siding was on my grass all day and killed some of it. After they were done, I checked everything and found they messed up my electrical, did not hook the exhaust hose back up when they installed a new vent. The project manager was not any help, so I had to call the owner. Eventually they got an electrician out to fix everything and I hooked the exhaust hose up myself and now everything is good but the fact that they said they were done and left things a mess if what bothered me. It took a couple weeks to fix, and it should have been done in 4 days. Most people probably don't check everything like I did so who knows if they did this to other homeowners."

Cornerstone Home Improvement has earned the reputation of being trustworthy, honest and fair to its customers. A local, family owned business-three generations strong serving the Kansas City area for over 38 years. Cornerstone is a proud member of the Better Business Bureau and NARI. We understand that our business is dependent upon our customers, therefore, our number one goal is to provide each customer with uncompromising quality products and dedicated personal service. In fact, over 60% of our business is from a repeat satisfied customer or referral; almost unheard of in this industry. You receive a premium product at an affordable price and you pay nothing until all work is completed and you are completely satisfied. Most all of the products we carry come with a life time, transferable manufacturer’s warranty. In addition, we are one of the very few home improvement companies that actually give a separate written lifetime installation warranty. Also serving Stilwell, Parkville, Shawnee, Mission, Stanley, Plaza, Prairie Village, Leawood, Brookside, Waldo & Raytown, Mo.
"Everyone at Cornerstone from sales to installation was friendly and professional and knew their job. The crew was prompt and respectful of our property and when they finished they cleaned the sites and had us check that everything was as we expected. Their pricing was comparable to another door company but the Cornerstone staff had better people skills. We would definitely hire them again."

Bordner Home Improvements (also known as Bordner Roofing & Bordner Installation Group) has been the preferred home improvement contractor of discerning Kansas Citians for 30 years. "8 June 2024 Bordner did the roofing on our home three years ago for the previous owner. The roof has failed in multiple places, leading to part of the structure needing to be demolished (they don’t know how to install EPDM) and other parts of the roof to rot out entirely. When the problem was first noticed to be attributable to the recent ‘professional’ roof work, I asked to meet with a Bordner representative on site to review the leaks. I was fobbed off. I was told they were very busy and it could be a month. I asked again and said this was unacceptable to which they said they would be out in a week. As the damage was so bad and the site progress was being adversely affected, I said I would just hire someone else to replace their work and send them the bill. They then became available to meet and insisted they would do the repairs, if any repairs were to be done by them (yet ten days later no one had even been on the roof from Bordner). I was put onto one of their director’s Kyle whom I spoke with and emailed back and forth. He was not very forthcoming with information. He tried on multiple occasions to throw people not involved in the roofing under the bus , including the framer (who did 1,000’s of projects with Bordner). I later learned the framing subcontractor refuses to do work with Bordner because of their business practices and past experiences. They sent a PM to the site a several days later. A nice chap. We had scaffolding up around the house. I offered to let him up on it to see the roof, but he declined, so I showed him photos whilst standing just under the roof. In reviewing photos we also discovered the chimney flashing was incorrectly installed. I followed up the following day with Kyle to see what was going to be done to fix the roof. He again fobbed me off and said I may hear from a different director/owner. I asked who that person was and Kyle refused to tell me. I find it ironic that the marketing director, Kyle, deals with warranty claims. This speak volumes to how the business is run. After a week and much chasing, I finally got in touch with Sam Fleenor, a Bordner director. I was clear with him that time had run out for making excuses that repairs needed to be made or he would need to reimburse for the work. He again did not take responsibility and said someone would come out next week to look at it (after the previous week someone came out met me on site but did not want to look at it). With no timeline for repairs or resolution is site, we had no choice but to hire someone else to do the work to avoid more damage to the structure. Sam was to contact me Monday with how the roof issues would be resolved. Monday came and passed and no sign of Bordner via email or phone. I contacted them at five this evening to see where they were with our claim. Sam replied and said they drove by and it looked like we made the repairs. He offered to add more silicon to their poor chimney flashing, but nothing else. After being part of completing a roughly $20k roofing job three years ago which caused tens of thousands in damages, Bordner offer only to bring a tube of caulk. As an architect of nearly three decades, I have never seen such poor workmanship and belligerence from a contractor. Highlights of their workmanship include chimney flashing caulked to the sloping side of the chimney (should be stepped and cut into mortar joints), EPM membrane screwed onto plywood so that water passes straight through and destroys the structure, water p****** out of soffits, etc. You learn the most about a company when something goes wrong. Things went terribly wrong and Bordner has damaged our home with costs exceeding $20k. They now say the 3 year old roof is out of the 10 year warranty. 3 July. Bordner refused to get up and look at their roof issues. Now they claim it’s ‘unfortunate’ and they have learned. Imagine what their response to you will be when there is a problem. 16 July Still no resolution from Bordner. Warranty is useless and Bordner insurance is non-existant. We are out over $40,000 in damages…"

Wooden replacement windows have an impressive lifespan, typically lasting up to 45 years or more with proper maintenance. Regular care, including painting or staining every few years and prompt repairs of any moisture issues, will maximize their durability. Wood windows outlast vinyl alternatives, which need replacement after 20 to 30 years. The specific wood species and local climate conditions also influence longevity, with hardwoods and moderate climates offering the best performance.
Wooden windows generally provide better natural insulation than vinyl windows, though the difference depends largely on the overall window construction. Wood offers superior thermal resistance properties, helping maintain indoor temperatures more effectively. However, modern vinyl windows with quality weatherstripping and multi-pane glass can perform comparably. The most significant energy efficiency factors include proper installation, glass type (double or triple-pane), gas fills between panes, and weatherstripping quality—regardless of frame material.
Wooden windows require regular upkeep to maintain their beauty and functionality. You'll need to inspect them annually for signs of moisture damage, peeling finish, or deteriorating seals. Typically, exterior surfaces need repainting or restaining every three to five years, depending on sun exposure and weather conditions. Interior surfaces generally require less frequent treatment. Additionally, hardware may need occasional lubrication, and weatherstripping should be replaced when showing signs of wear to maintain energy efficiency.
For a standard wooden window installation, professional contractors typically require about two to four hours per window. This timeframe includes removing the existing window, preparing the opening, installing the new unit, and ensuring proper sealing and finishing. Factors that can extend this timeline include discovering hidden structural issues, complex trim work, or challenging access points. For most homes with multiple window replacements, the entire project might span one to three days depending on the number of windows.
Replacing a single wooden window is entirely feasible and makes perfect sense when only one window shows damage or deterioration. However, if multiple windows are aging or showing similar wear patterns, a complete replacement often proves more economical in the long run. Window contractors typically offer better per-unit pricing for multiple installations, and replacing all windows simultaneously ensures consistent appearance, energy performance, and warranty coverage. Consider your budget, the condition of remaining windows, and your long-term plans for the property.
