"Roland jr and his crew from MD Waterproofing did a great job under difficult circumstances. A previous renovation by a previous owner dropped the basement floor. What we didnâ t realize is that they had never added underpins so the foundation was undermined. Once Rolandâ s crew broke into a wall to solve a leak, they saw this. They explained the issue clearly and explained the remedy. We were able to quickly get a new quote for the additional work from our company contact, Steve Maney, who was very professional throughout this. Total cost for our house was just over $20k for underpinning two walls and redoing the associated French drains. We will definitely go with MD Water proofing to finish the last two walls, once we have the money saved"

"Best Buy waterproofed my basement and replaced my roof. They did a wonderful job! Insurance doesn't cover it so they made very affordable with their finance options they presented. I am so pleased! I will refer them to anyone that needs service. Thank you Best Buy!"

"I've had four previous foundation contractors come to the house who performed inspections of the foundation and all gave different answers. Howard Glancy with JES was the first to expertly use laser measurements and moisture readings to accurately diagnose the problem. His detailed explanations of the issues matched the readings and physical signs of the problems(cracked bricks, drywall, some mold, and bowing basement wall). He certainly gained my trust where the others did not and although extremely expensive, the costs did not seem unreasonable given the work that needed to be done to properly secure and waterproof my foundation and I signed the contract with JES. Hopefully the job will be as effective and professional as the inspection."

"The crew arrived on the date/time promised. They were polite, professional, and worked non-stop (except for 2 short breaks and lunch). Because of my landscaping, the crew determined the best way to get to the bottom of the foundation was to dig a hole—24” x 8’. It was truly impressive—perfectly squared off. They sealed the wall, replaced the dirt, and replaced decorative stone. They then installed a 50’ French drain—trenching, refilling the trench, and removing excess debris. The crew worked as a team, did a top-notch job, and left the job sites better than they found them. It took them 4 days—and they never wavered from an extraordinary work ethic. That was last week. This week? We’ve had torrential downpours and flooding—but my basement and garage are dry. I’d hire them again in a heartbeat."

"<p>Due to a small leak on the right side of my home I contacted (4) "highly rated" basement waterproofing companies to inspect the problem and offer solutions.  The approach offered by Worldwide Waterproofing & Foundation Repair T/A Worldwide Concrete was the most comprehensive of the group and far more expensive than any of the other proposed solutions.  </p> <p>I had an area in the corner of the foundation where a small amount of water would flow over the top of the poured foundation wall when the sump pump came on.  I believe the issue stemmed from the sump pump discharging directly against the corner of the exterior foundation so I rerouted the sump pump discharge pipe to the rear of the home.  Although this seemed to resolve the issue I wanted an expert to inspect the foundation and address any "current" concerns.</p> <p>Allan arrived within the agreed upon time frame and conducted a thorough inspection of the home.  I explained that I believed the water issue was confined to the corner of the basement by the sump pump.  Allan examined the area and agreed that the preliminary steps I had taken to stop the water entry were acceptable.  I told Allen that I was unaware of any other issues and that the rest of the basement was dry.  I informed Allan that I had installed new baseboard in the basement and we had new carpet installed about (6) months ago and no water entry issues were noted at that time.  </p> <p>Upon entering another room, Allen pointed to a baseboard that was stained yellow and indicated that the discoloration was a clear sign of water damage.  I explained to Allen that while staining the bifold closet door I inadvertently transferred some of the stain to the baseboard and that was the reason for the discoloration.  He tested the area with a moisture detector, which indicated no evidence of moisture behind the wall.  Allen continued with the inspection and located a foundation crack in the laundry room that was missed by another inspector from AAAction Waterproofing (see other review).</p> <p>After examining the exterior, Allen completed a proposal.  Despite having one minor issue with water entry (that may have been resolved when I rerouted the sump pump discharge pipe) and one crack in the foundation laundry room; Allen suggested excavating the entire front foundation down to the footer (which would require removing all of the landscaping and demolishing/replacing the front porch), sealing the front wall with Tremco and 12 mil plastic, installing a 40'  "subsoil drain" and "Hydrostatic Pressure Relief System", an external sump pump, etc.  Despite no evidence of hydrostatic pressure concerns, the proposal offered a solution for several problems that did not currently exist.  The other basement waterproofing companies that conducted inspections were surprised at the extreme nature of the proposed work.</p> <p>I believe that the suggestions for a minor water issue (that may have been resolved when the pipe was rerouted) was extreme and the cost of nearly $13,000.00 excessive based on the problem I was experiencing.  While Allen did conduct a comprehensive inspection, my concern is that the proposal was focused more on profit and not a reasonable resolution to a small problem.  While a company can always justify going beyond what is required, they should also factor in the cost/benefit to the consumer and realize that most people do not have $13,000 of discretionary money "just in case" a problem may occur in the future.  It is important to note that I have been in the home for (25) years and no other water related issues have occurred.</p> <p>To date, the responses I have received from (4) highly rated Angie's List companies have been wildly different.  One company advised that based on my email explanation of the problem it was most likely a land grading issue and they suggested contacting a landscaper or general contractor.  They refused to come out and conduct an inspection.  Other companies proposed excavating the front and applying a tar like substance and plastic membrane. The cost varied from $2800 to $13000.  I am sure the truth is somewhere in the middle.  Very frustrating to deal with contractors!</p> <p>UPDATE (5-18-2015)</p> <p>Contrary to Mr. Kaminski's response, waterproofing is not a complex process and I was never confused.  In fact, during a brief internet search of the waterproofing "trade" it was characterized as a "low skill, high labor" business.  Unless a homeowner has structural issues that require the services of an engineer, most can perform waterproofing as a DIY project.  That is now my intention, after attempting to deal with these "reputable" companies.  His assertion that he found "signs of seepage in [many] other places" is an outright lie.  The only water penetration inside my basement was from the aforementioned sump pump discharge that had been addressed.  I specifically told Mr. Kaminski that we had no other issues, no water penetration through the foundation walls, or on the floor.  This was confirmed by another "highly rated" waterproofing company that completed a very thorough 2 hour inspection (review pending).  I also explained that the water located in the corner storage area traveled down from the roof.  That leak originated from a bad roofing/siding job by another contractor and had been repaired.  No moisture was present in that area at the time of inspection.  As previously mentioned, he mistook a stain transfer that occurred when I was finishing a bifold closet door for water penetration.  He pointed to the stain on the baseboard and stated, "That is an obvious sign of a water issue."  It was not.  Mr. Kaminski located one crack behind the shower stall that was missed by one inspector, but found by another.  Consumers should be very selective when working with this company.  They seem to offer a solution in search of a problem.  If you are willing to hand over $13,000.00 they will be more than willing to accept your hard earned money.  Knowledge is power when dealing with this type of company so do your homework.   </p>"

"They guarantee that you’ll never have a wet basement as long as the property is there.  There are very few companies that will guarantee their work like this.  It was easy to schedule the service and they had lots of options for appointments.  They had a crew of 5-6 and they did the job within the timeframe and priced as stated.  There was an issue with the battery beeping, but that was handled with a phone call and they were prompt in fixing that.  The job was very labor-intensive and they were very professional.  I would recommend them highly."

"Lou is personable and professional. Overall, it was as a good experience (in the context of experiences that I never wished to have). Here are some areas for improvement: - cleanliness: the crew covered furniture and used drop-cloths, but it was spotty and the use degraded over time. Basement shower was left with lots of junk that stained it. - attention to detail: the crew installed the black wall covering system in a sloppy manner instead of a tight fit. They also installed the sump hole covers with too tight a fit. - poor prep for put-together crew: the waterproofing crew cut erratic and uneven interior trenches instead of taking the time and using the tools to leave the concrete flush with a straight line of tile. This added $750 in extra cost to put the basement back together. Note that the crew brings in day labor to haul buckets of waste out of the house."

"I am a Realtor that has been in the business for for over 15 years. I have used a lot of waterproofers. In my experience, there is a huge "sales" push that comes with waterproofing. I've (regularly) seen waterproofers try and "sell" $13,000 "solutions" to my Clients, for a problem that could be fixed with landscaping and gutters. Or I see companies start out great, but, then get so large that they have estimators (clearly on commission) who are kind of running a muck. Or even worse... the company was great, but, grew so large that they became a salable company. Then, once the company is sold/in new hands... good luck with that warranty!   <br /> Craig and his team are fantastic to work with. I used them in my own home. All About Waterproofing didn't try to sell me something I didn't need. In fact, he found a great way to reduce my cost and offer me a better solution.   <br /> His construction team lead was well spoken & easy to work with. Everyone on the job from start to finish was respectful & efficient. They gave me a truly transferable warranty. They did a great job, at a very fair price & were in and out within 48 hours. Hands down the best waterproofer I've ever worked with.  <br /> Hopefully I won't have to use another waterproofer in one of my own homes. But, if I do, I know I'll be calling All About Waterproofing. In my work as a Realtor though, I'll be recommending All About Waterproofing often and breathing a sigh of relief when I see their name attached to a waterproofing job on a home for sale! <br /> sPS-I got AAW's info from another friend that is in waterproofing. That's right, his competition recommended him for the job! <br />"

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Patuxent River, MD

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
