"Our experience with George was great from start to finish. We hired him to do an inspection on our newly built house and he did an excellent job. We hired him at the last minute and he was happy to accommodate our request. He was thorough and offered thoughtful advice. I would definitely recommend him and plan to use him again for our 11 month inspection."

"This company advertises free estimates, but as soon as they come out, it?s 179. I paid too much for a radon fan so that I wouldn?t eat the 179 fee per visit. I asked the office what was covered for free per the website, and this was the response: ?To clarify, while we do offer free estimates, the $179.00 service fee was disclosed during our initial phone conversation. You had the option to decline the service at that time if you did not agree to the charge. Additionally, had our technician identified any further issues with your system during the visit, a free estimate for that specific repair work would have been provided then.? I must have misunderstood during the original call, but beware that free isn?t free. Also, the tech called at 915, told me he would arrive between 1015 and 1030 and got there around 1115, outside of my 9-11 service window."

"Jack and Lee were great- arrived on time, got right into the job and left no mess or concerns. Also did their best on an old carport in an unused bedroom that had seen better days. Good job."

"Fantastic job. Provided accurate assessment of what needed to be done at reasonable cost for our unfinished basement. Resolved all water issues completely and have not had water in the basement despite rainy spring/summer."

"Robert is FANTASTIC!!! The regulations that a typical home inspector must work by are not as thorough as most home buyers would prefer...luckily Robert is not quite typical. He is thorough to a T exploring the home from basement to chimney top. I would hire him for every home I look to buy in my future. Very confident and happy with his work."

FAQs for mold & toxic material test projects in Perryville, MD

Some companies offer a no‑cost phone or video consultation that screens for red flags. If the discussion points to a real issue, the pro will recommend a paid on‑site inspection. The complimentary call clarifies whether you need full testing, but it isn’t a substitute for samples, lab work, or a written report. Always confirm what the free service covers before you schedule.

A standard inspection, which includes basic air and surface samples, takes an average of two hours. If the pro needs to probe hidden spaces, such as wall cavities or ductwork, plan on up to six hours. Extra time allows the inspector to reach tight areas, collect additional samples, and document findings. Lab analysis is a separate process and often adds several business days to the overall timeframe before you receive the full report.

Mold thrives where moisture lingers and air flow is poor. Common hotspots include bathroom walls, kitchen backsplashes, window sills, HVAC vents, fireplaces, crawl spaces, and enclosed attics. Check these areas regularly—especially after leaks or high‑humidity weather—to catch growth early and avoid costly repairs.

Unchecked mold can knock 20% to 37% off a home’s market value because buyers worry about hidden damage and health risks. Even after remediation, visible staining or a history of major moisture issues can still lower offers and prolong the time on the market. Addressing mold quickly protects both your property’s structural integrity and its resale appeal.
