By the end of the day the damaged items, sewage , and much of the smell was gone. Huge fans and a germ-killing ionizer ran for three days. When they were finished the floor was bone dry and absolutely clean. It occurred to us that the floor could not have been better cleaned if it were being prepped for painting. So we will be doing so. "Our inspector, Joe Donnelly, was recommended by our realtor. He was very nice and did catch a lot of smaller things on our home inspection. However, he majorly screwed up on the electrical part of the inspection: he noted that there were a few double tapped breakers that we should get fixed, but somehow did not notice that none of the breakers were GFCI or arc-fault protected. He also missed the lack of sticker on the box, which meant the electrical work in the house had never been inspected (or at least never passed). When we called an electrician in to fix the double tapped breaker issue, he immediately pointed out the non- arc fault, non-GFCI, no inspection situation and was shocked the home inspector didn't notice either issue. We now have gotten estimates of several thousand dollars to fix the electrical issues, expenses we were not planning on. If Joe had found these issues, we likely would not have gone through with buying this house."
