"We recently worked with Sean to redo our back deck. He was quick to provide a quote, shared multiple color and material options and was able to adjust the project and pricing based on a few changes along the way. Sean was communicative throughout the entire process, from demo to construction, and showed up when he said he would. A lot of companies will provide a quote and then send a crew to complete the work. Sean was there every step of the way to ensure the attention to detail and final product matched our expectations. If youâ re looking for a reskin or full redesign, I highly recommend working with Sean."

Customers say: Terrific value

"I found Framar/Frackiel Builders by seeing their trucks in my neighborhood. From that moment on it was a constant dream to someday build a deck on the back of my house. This summer that dream came true after more than a decade of yearning! Bonnie and Mark are so nice to deal with, honest, hardworking and fair. I got a great looking deck! The father and crew son of two came on four of the hottest days of summer to build my beautiful deck. I'm so happy every day to just relax on it! What is interesting most is that other deck builders told me the wait during summer on a deck is 4 to 6 weeks because it is their busiest time of year and they only have two people who do it. Framar/Frackiel Builders says they put up so many decks and porches a week because they have so many different crews working in multiple locations throughout Chicagoland. They were able to start in 7 -10 days, the wait being mostly to obtain the Chicago Permit. The cost was less than other estimates AND the pleasantness of working with Framar/Frackiel Decks far surpassed anyone else with whom I've worked!"

"Eddie, the owner, was super prompt with his quote and scheduling the work. The crew was very efficient and courteous. They built an entire deck in a day and a half and everyone wanted to be sure I was happy with the results and were very responsive to my final fixes. Overall, a positive experience."

"I had a small job and trouble finding professional help for my small job replacing the shingles on the roof of my wood garden shed -- 12x6 size. Once I removed the tools inside to prepare for their work, I realized I also needed the floor replaced. They completed both jobs within a few hours; they cleaned up afterwards, I am now prepared for keeping my lawnmower and other tools dry and ready for next season. They were a pleasure to work with. Their price was fair."

"Met with contractor who provided me a great price and was able to get the work done when he said he would. Crew came out for work and did a great job in building me my grill patio. When I looked to get more work done, I knew exactly who I would be hiring for the job and had them come back out for a new estimate for a new walkway. Can't wait to see how the new walkway turns out. "after an overall evaluation of my home for more insulation, the owner saw I had an asbestos tile floor in my basement. It was removed, as well. Tubing, piping was added above the bathroom fan. It now goes outside of the attic. I will not have moisture buildup in my attic any longer. My house is noticeably comfortable, not cold and drafty any longer. I am able to lower my thermostat to 70-71 degrees, instead of 75 or higher. I truly appreciate all the work that was done in my home."

FAQs for deck or porch projects in Pilsen, IL

To maximize your budget, compare quotes of several builders that fit within your specifications. Don’t be afraid to draw a wider geographic circle if the contractor is willing to travel without charging more. But affordability only matters if you get a quality deck out of it.

Cutting corners or simply finding the cheapest pro could result in significant problems. The materials used may be cheap and rot quickly. The support the surface provides might be unstable and dangerous. Always consider the long-term costs and benefits of quality work. Paying less upfront may actually be more expensive if you consider the cost of repairs.

Deciding on which materials you should use depends entirely on the type of deck you’re looking for. Composite works well for a simple surface exposed to harsh elements, while concrete is the standard choice for many patios. Your decking material options can range from wood to aluminum. Learn about the pros and cons of these materials to make the right decision.

You can build a deck during any season, which is why choosing the right time for this project depends on your preferences:

  • Spring: get your deck ready in time for landscaping and to enjoy it throughout the warmer seasons.

  • Summer: use spring for the planning process, then get the project ready before it gets cold out.

  • Fall: Limit turf or landscape damage by building once most plants begin to recede.

  • Winter: make the excavation process easier, thanks to cold and firm ground.

Many deck builders prefer winter, which is also the season with the shortest waiting queues. Still, other seasons are far from impossible for this type of project.

Expect a thorough examination of the space, and the development of a project schedule. Delivery of materials might already have occurred or could be planned at this point.

Additional research about working with deck builders can help you understand what to expect from experts, and what they expect from you.

Make sure the site of the deck or patio is clear of any landscaping and debris. The contractor will also call a utilities locator service to mark power, water, cable, and other services around the area where they will be digging. The cleaner the area your builder has to work with, the more quickly they can get started. Make sure they have space to park any construction vehicles. Find a dry space for materials that might need storage during the install. Finally, ensure clear access to the site through your house or property.

When it comes to the DIY vs. hire a pro decision for your deck, the answer tends to be clear. Only take it on yourself if you have significant expertise and experience. Without either, you risk building a faulty exterior space, leading to injury risks. Projects built without necessary expertise also break more quickly, making them more expensive in the long run.

If you do want to take on decking as a DIY project, be sure to do your research. Learn about installing the posts and footing for your framing. Understand how to lay decking boards and build the railings and stairs you need for access and security.
