"Jack & the team at JJN superseded all my expectations. I had a lot of concerns with removing the existing staircase. They addressed all of my concerns and executed sooner than expected. Originally estimated to take 2 months accomplished in 6 weeks! The stainless steel cable railing blew me away! It certainly elevates the standards of our newly renovated office. They even took the extra step to polish it again after install. They will without a doubt handle the rest of our metal work from here on out. Fair pricing, amazing work!"

"Kevin and his company came through for us in a major way. I wasn't aware of his original schedule of clients and work load, but we needed our basement drywall taped/mudded and sanded in preparation for painting. Kevin stopped by to assess the job on a Tuesday and sent his crew over for the next 2 working days and made them available for painting for the next three working days after that. He provided us with a  reasonable hourly rate and although it was my first time hiring a contractor, it was an easy process to get his crew in, working, and finish the work needed. As an aside, because we were under an extremely tight timeline to get the work done, coordination was required between myself and his employees (e.g. me providing enough paint and supplemental materials) since he was unable to be on site beyond initial and final inspection of the work. Finally, because I underestimated how much work was required (over 750 sq.ft of drywall requiring tape/mud/plastering AND paint, including trim), the final labor total ended up exceeding what we initially budgeted for. Part of this was due to unanticipated issues (e.g. humidity causing issues with the mudding and paint drying timely) causing increased downtime and extending how long the job took. Independent of American Property Services, my recommendation to anyone needing work done in a hurry and hiring by the hourly rate is to hire for a job with which you are skilled in the actual work being done (and just need an extra hand to move things along), otherwise, obtain a quote for the entire job to prevent cost-overruns. Overall, I would certainly hire Kevin and his crew again."

"The owner, Tiago, was very easy to work with and professional . He came to our house to give us an estimate and offered some ideas oh how we could do the shower. His workers are very hard workers and they left the place immaculate at the end of each day. We would highly recommend Spring home Improvement."

FAQs for steel beams (structural) service projects in Providence, RI

A steel beam weighs six to 12 pounds per linear foot, depending on its size and shape. That means a 10-foot beam rated at 10 pounds per foot tips the scales at 100 pounds. Commercial projects often use much larger members—some top 50 pounds per foot—so crews may need lifts or cranes to maneuver them safely into place.

On a new build, crews can slide a beam into an open frame in just a few hours. Replacing a beam inside a finished home takes longer—plan on two to three days—to shore up the structure, remove finishes, and work around plumbing or wiring. Your structural engineer will outline the steps, and you may want to stay elsewhere while the temporary supports are in place.

Yes—as long as a structural engineer signs off, swapping a load-bearing wall for a beam is a safe upgrade. A steel I-beam offers the best strength-to-size ratio and meets local codes with room to spare. Your engineer will calculate the load, specify the beam, and verify that the surrounding framing can handle the new setup.

Watch for rot, rust, cracks, or sagging—all red flags that a support beam needs attention. Water stains, uneven floors, or doors that stick can also point to trouble. If you notice any of these issues, call a structural engineer right away. Catching the problem early protects your home and can keep the repair bill from ballooning.
