"In January of this year, my wife and I decided we needed to transform our finished basement to an inhabitable living area. That would require adding a bathroom and an egress window for â emergency escapeâ . We hired a contractor for the bathroom and began the research on egress windows. As we were anxious to move ahead ASAP, I began contacting companies that installed egress windows. We had a couple of reps come out, look at our basement, discuss the process and quote prices. Estimates ranged from $8000 to $12000. Most had 2 things in common. 1} They could not schedule the job until somewhere in May or June as â windowsâ wouldnâ t be available until then. 2) Any â finishingâ work (necessary sheet rock and trim) would be extra as they did not do that. In March, I happened upon a copy of a regional advertising magazine (Clipper) which came in our mail. In it was an advertisement for â Basement Gurusâ . Since we still hadnâ t made a commitment for the work, I gave them a call. After discussing the job with them, I came to conclusion to go with â Basement Gurusâ . There were five reasons why I made this decision. 1) It appeared to me, based on reviews, the company had a good reputation. 2) The fact that they had windows in stock. This would move job completion date up significantly over what I had been told by at least three other companies. 3) The price. 4) Excavation would be done manually eliminating the possibility of damage to my neighborâ s lawn. 5) Sheetrock and finishing included. Our egress window project (install/follow up sheetrock/trim) was completed on time. Three workers came to our home for the install. They completed the window in three days. Very efficient, professional. Our township inspector came out a few days later and said â all looked goodâ . Also, John the sheetrock/trim person told me he had done a number of egress finishes. He said this one, as opposed to some heâ d seen, looked really good. The sheetrock and trim was completed in one day. An egress window is a big job. They make alterations to your homeâ s foundation! All in all, Basement Gurus did an awesome job! We now have a really nice â livableâ basement adding significant value to our home. Basement Gurus gets my full recommendation! "Bobby and the Fortress Techs were very professional, considerate, and thorough. The difference we feel from the crawl space insulation from before to after is amazing. Within just a day or two that musty smell in the house that was coming from the crawl space was gone! Bobby kept us informed throughout the entire process and finished the project on time. I would highly recommend Fortress Foundations Solutions to everyone; we were extremely satisfied with the outcome and the high quality customer service we received."

"Moved into a renovated 1924 Craftsman home in Baltimore with a lovely finished basement and, within a month, the basement flooded numerous times in May 2018. The wood floors cupped and the padding was drenched. Got 4 estimates and felt most comfortable with Jay at Armored Basement Waterproofing. He didn't give me the sales pitch, nor recommend the most expensive repair as the other companies did. Since the flooding came from one part of one wall, he recommended a targeted repair rather than trenching around the walls of the entire basement. Baltimore suffered more severe thunderstorms in July 2018 and so far so good. We are dry as a bone. A million thanks to Jay and his wonderful team of hard working folks who really know their stuff!"

"They were very responsive. The work was more than one day and their punctuality was great. They were really good. It is just the mess we were left with, but it is bound to happen with all the grinding, concrete, and everything else like that. They just did not pick up the mess when they left."

"Mr. Pipher is highly professional, honest, and intends to provide quality service and products at a competitive price. He provides sound advice based on his experience with drainage issues. <br /> <br /> Under time pressure, howevers, quality of an installed concrete patio suffered in a couple of ways, one important. Overall, the grading correction made has been successful and directs water as intended. In a couple of spots, there are surface irregularities that seem out of place. The more important grading error is in the area of other structures (a shed and condenser) where we discussed the intended flow of water to avoid puddling near a heat pump condenser. This area was not accurately contoured and as a result, I have puddling where I need drainage. It is left to me to repair this by some means so water is not left standing in this roughly 2 ft area on the patio.  <br /> <br /> Again, this may have been due to time pressure, and the goal of finishing the job in near-freezing temperatures."

"First, I want to say that our major issue with JC Smith is not the quality of the work or the professionalism, but rather the questionable way they do some of their pricing and estimates. Shortly after July 4, we had a pipe burst in our basement which meant that half the drywall on one wall and all the carpeting in our basement needed to be replaced. Having worked with them previously, my husband contacted JC Smith for an estimate. The owner, John, came out himself to do the estimate. He was polite and courteous. He told my husband that they frequently do water damage repair so are familiar with the requirements for insurance reimbursement and that they would take care of and handle everything… even arranging to have our pool table moved when necessary. He assured us that the estimate would include repairing the basement to the same quality it had been prior to the damage. After about 3 weeks (early August) we got the estimate, which wasn’t a big deal because we weren’t in a huge rush. Bill came out to give us the estimate and, just like John, he was very polite and professional. As we were going over the estimate, we inquired about the allowances for padding and carpeting. Bill told us we had an allowance of $3.00 per sq. ft. for carpeting and that the estimate included basic padding. We told him the estimate would have to be corrected because we had upgraded padding and expected the replacement padding to also be upgraded. We wanted to submit the revised estimate to our insurance company. Since he was already out there going over the estimate with us, Bill was hesitant to have to start over and make another trip out, knowing it would take more time, so he told us “If you can keep your carpet selection to $2.70 per sq. ft. then I will make the padding work and ensure you get the padding you want.” We reluctantly (and in hindsight, erroneously) agreed. We did not balk too much at some of the charges since the cost was being covered by our insurance company, especially the almost $3200 charge to paint the basement (one large room) which was a higher charge than what we had paid to have our ENTIRE home (more than double the square footage) painted a couple years prior. Noticing that there were charges for content manipulation and debris haul away, we asked about that and Bill explained that JC Smith would tear up the existing carpeting and move the furniture around to do so and it was also for carpet installation. We asked if that could be done first so we could take care of some pet stains on the concrete floor. He indicated this would not be a problem. So, we gave him a hefty deposit, signed the papers, he said they were scheduling about 3-4 weeks out and he would schedule us as soon as we got our carpet choice to him, and then he left. We went to Home Depot and selected out carpet, meeting the budget he asked us to and sent the sample specs to JC Smith. We figured we were also saving money because Home Depot does free installation. However, fast forward to end of September/early October (almost two months later) and we still had not been contacted. In the meantime, having run out of the ability to wait, we ripped up the old carpeting and disposed of it ourselves so we could treat the stains as necessary. We simply could not wait any longer for JC Smith as 3-4 weeks had turned into two months and we had no idea when work would begin. Work finally began on Friday, October 22 with the carpet installed on Thursday, October 28. Tim, the Project Manager was terrific. Very professional, polite, and did great work. When a MAJOR snafu occurred where the wrong carpet had been ordered, he was quick to try to resolve it. As a compromise, we agreed to keep the wrong carpet if they would replace the carpet in a small room off the basement which now would not match. Everyone was happy. However, nearly a month later, the carpet error still has not been fixed and we are waiting for that to happen. Much of that is due to a billing dispute that we are working to resolve and which I will explain below. As previously mentioned, we were asked to keep our carpet selection at $2.70 rather than $3.00 per square foot to make the padding work. However, as Home Depot does, because the carpet was ordered under my husband’s name, we were also sent a copy of the carpet invoice. JC Smith charged us over $1400 more for carpet/padding than Home Depot charged them. Of course we realize that JC Smith is a business and profits need to be made so we expected mark-ups. What we did not expect was such a large mark-up IN ADDITION to the 17.5% margin they tacked onto the overall bill total. In addition, JC Smith charged us for content manipulation nd debris haul away, which they did not do. When we inquired about it, we were told “Well, the work was performed by one of our subcontractors acting on behalf of JC Smith (i.e. Home Depot).” It made no difference to them that Home Depot did not charge THEM for these actions nor the fact that we had to rip the carper up ourselves. They would not budge on the almost $500 in charges for work that they did not actually do. By their explanation, they could have charged us additional fees to carry the carpet in because, well SOMEONE did it. Didn’t matter if they were charged. When we tried to dispute the cost of the carpet issue with JC Smith, at first, we were rather rudely told “Well actually, your flooring cost $3.64 per square foot so we actually GAVE you an allowance.” The gentleman tried to act as if JC Smith did us a favor, when actually, they just padded their pockets more by us choosing a cheaper carpeting, at their direction. Nevermind the fact that the estimate included an allowance for $3.00 per square foot for carpet alone IN ADDITION to padding. All said, JC Smith charged us $4907 for carpeting/flooring (considering flooring charges, charges for “content manipulation”, charges for “debris haul away” and a 17.5% markup) although they were actually only charged $2220 by Home Depot who actually did the installation…. And didn’t charge JC Smith a dime to move the furniture around. I guess, at the end of the day, the joke is on us for not insisting on a revised estimate. We have tried to come to an agreement with them on removing some of the charges based on us being given false information and also for being charged for work we ultimately had to do ourselves, but the customer service rep has been unwilling to even acknowledge that the billing practices are shady. We have been forced to contact an attorney to discuss our options. At the end of the day, the DID do good work. I would just recommend that you ask any and ALL questions up front and make sure you fully understand their rather complicated (by design I assume) estimate and pricing document. Otherwise, you’ll be charged far more than you probably should be."

"Most of companies did not even reply or decline to help me because this is too small jobs for them. I can fix small hole in wall myself. ( I renovate all kitchen my self and I just placed drywall ) My concern was few cracks share same wall and getting worse every year and this might be a sign of structure or foundation problem. Only company who responded right away and gave me knowledge was Premier Home . I was so appreciated respond. This will help me and my husband to make decision what to do. He could say something to scare me and could get job ( even job might be small or potential to be big ) but he was very honest. I will use this company when I need work for my house. <br />"

"Installation was very clean considering all the dust they generated breaking up the concrete floor.  The crew was professional and answered all my questions.  They ran the drainage line off the side of my house and we tested the operation.  No issues, well done, clean work area."

FAQs for concrete foundation repair projects in Rocky Ridge, MD

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
